I've had an overwhelmingly negative experience with Xepco Property Management. The staff is consistently rude, unprofessional, and dismissive of tenant concerns. Basic requests often go unanswered for weeks, and when addressed, the service is subpar at best.

On multiple occasions, I've been spoken to in a demeaning manner when I simply sought clarification on basic issues. The lack of communication and respect shown by this company is deeply disappointing, especially given the amount tenants are charged for their services.

I cannot, in good conscience, recommend Xepco to anyone. If you're considering renting through them, proceed with caution and be prepared for frustration.

PSA to Xepco: Changing your company name is just a bandaid to cover up your reputation of being demeaning and providing extremely terrible service to tenants and property owners.

Property managers love this place, but Xepco abuses tenants and applicants. I was approved for a showing the morning of a showing (unprofessional). I rescheduled because I have a life and can’t drop everything and show up with 3 hours notice. When I rescheduled, I was told the property was rented. I’m a morning person, so I read the showing invite email the minute it arrived in my inbox. So within the 15 minutes that I rescheduled the property was rented?!!! At 7 in the morning?!!! Lies!!! These people list properties that are not available and make money off of the application fees. Either they are liars or they are awfully disorganized. As a renter, you do not want that type of business in charge of managing maintenance requests and executing your lease.

Worst absolutely at communication they confirm viewing but magically every time schedule it gets rented the day before. Then they let you sit around waiting for the code and don't bother to tell you until.ypu finally call them. Worst I will.not rent from thos company ever . Wow. Thanks for wasting my time several times like it doesn't matter. Just horrible.

Have been using Xepco since 2017, and am very pleased with their services. Pleasant, responsive, easy to work with. July 2024 update: No longer pleased. They hired a new manager, and because they couldn’t find a tenant by June, this guy dropped us as fast as possible. They only like you as long as they are raking in the $$$$.

I have been with Xepco Property Management for over 8 years. I don't love them and I don't hate them, but sadly the other property management companies in this area aren't better. Overall, they do OK. I had a horrible tenant for a very long time that trashed the place and owed me $3k and they refused to evict him because they didn't want to pay the court fees (which they are required to pay per the signed agreement with them). There are times where I feel as though I need to babysit the staff. Even through one-on-one phone calls and via email I have repeatedly asked them to call my handyman when something that isn't covered by the warranty needs fixing, but they continually ignore these requests and either send their own people or call my warranty company. Additionally, when I have called, I don't get a call back. When I send an email, it takes more than a week to get a response. They basically collect rent, pay some bills, and try to make the most money off of me when they can by sending their own guys without my authorization to fix things. The best thing they did do was vet my new tenant which was very much appreciated because they pay on time and pay the full amount and have good credit.

Been under the management of Xepco as a tenant for quite some time. Up front, everything was slow and communication was so-so to get into the new place. Everything was okay. Until we needed maintenance at our place. They deemed a situation involving a small plug in heater appliance and an electrical outlet our fault and tacked on an extra charge on top of our rent the next month. To add insult to injury, we even got a very presumptuous text/email from the manager at the time. When asked about it we tried to contact the Manager at Xepco. Didn’t hear back from her. So we contacted her manager and had a chat back and forth. Manager didn’t even know what he was talking about, and when we asked about the charges, had no clue how to respond to our questions. The electrician who repaired the outlet even gave false information and said that we were overloading the outlets when this is clearly not the case. We had to eat this charge on top of other fees and such that are already tacked on month to month. Not very friendly and understanding people whatsoever. Be cautious of this company. I’ve never had a bad experience with any landlord before.
