The houses are cute, the idealistic community they advertise seems amazing-but in our experience living in this community-it has been a facade. The warranty-specifically with Deborah, has been difficult to deal with. We have been misinformed or brushed off to avoid fixing certain situations. They term something “normal” when it looks anything but. They have also failed to put or even start the community center when everyone was promised with would be completed this fall. Now it is pushed to sometime next year-so we are told. The builder uses the absolute cheapest materials and products-it has all broken down since we moved in 1 year ago. If you want quality build, spent the extra $200k for. Toll Brothers house. I’m sure they don’t have badly poured/incorrectly poured concrete, paper thin walls, uneven floors, crooked walls, doors that fit the frame, a water heater that won’t break a year later or AC that works in every room. Deborah was put on our case the help mediate these issues and she has for some of them, but the main issue she has ignored our inquires or stated should would have an answer by a certain and doesn’t. We have heard the nightmares of warranty with a new build but boy is this next level.

Love the Williams Ranch community in Castaic. Large lots, RV garages, solar roofs, views, etc. No builder is perfect but they are pretty responsive. You just gotta be on top of it. The home inspector told us that they're one of the better builders in the area and he mentioned Lennar and Toll Brothers. During the inspection, they didn't find any major issues and the issues they did find, the warranty department has called us to set up to repair the following week. You get a lot of house for your money here!

Been living here almost a year. Positives - We looked at new home builds for a full year, looked all over SoCal, including Toll, KB, and all the rest. We could have lived anywhere, but we picked Williams Homes. It's not perfect (btw no home EVER is), but the lot sizes, the layout, the views, the way the whole community is laid out, we think it's fantastic. It's not a sea of track homes, but thoughtfully built. I think it's absolutely charming. We absolutely love our multi-gen suite, which are unique to Williams Homes in new builds, tho others are sure to follow I'm sure. We love our neighbors. They are passionate and care a lot about the community. I'm excited that we as a community can make this the best it can be! Negatives - Yeah warranty fixes have been an issue, HVAC, new water pumps, solar, all these are state of the art, but I think they were installed too quickly and they needed "tuning" before the home was handed to us, which can be a pain and very disruptive. I do feel like I'm a beta tester inside my own home. But most new homes are as I understand it. Toll Bros. KB, all have their share of nightmare stories. I think some of this, it's because we love our home so much, we were disappointed and quite emotional when in came to some of the built quality issues. I can only speak for our home, and just to put things in perspective, a lot of these issues are minor polish and finish issues, nothing major. But since then, Williams Homes in recent months have really turned things around. They are fast to act and I do feel like they hear our concerns and have done their best to address short comings. Okay, as for the the landfill, it was a huge surprise and we were not happy about the non-disclosure. But since then we've done a great deal of independent research.
And we're optimistic that while in the short term, this is an issue, in the long run, it will get resolved. There's a great deal of legal and logistical pressure to fix this issue from everything I've read from citizens and state legislature. Too many homes, not just Williams is affect by this. As far as the smell, we do experience it occasionally but perhaps our specific location makes it so it's not as bad. This is a young community and I think a lot of this will be what we make of it. We've invested $$$ into our home and I think the neighbors and the community, we can make it into an incredible home for our family and future generations to come! So yeah some sour notes for sure, but overall, we are very happy to call Williams Ranch our home.

Do not buy house by Willaim Ranch .. why?
1. Chiquita canyon landfill was not disclose to us on how bad the smell is at times. You cant enjoy your backyard of walk around.
2. HOA company unhelpful and expensive,
3. No community center, only a bathroom standing. Williams Ranch - Built the community center before building more homes.
4.VERY poor quality on appliances and every bit of item included in the house (tiles, carpet, etc.. ) for a million-dollar home.
5. POOR workmanship on the house, cut corners. The people they hired, and quality of material is awful. (nails in the side of the carpet, uneven floor under the carpet, paint discoloration)
6. Water heater pump is useless.
7. No gait or gait is always broken (yet your paying for HOA)
