Buying a house from Williams Homes is the worst purchase I have ever made. My house had numerous leaks, impacting 2 bedrooms, 1 bathroom, the laundry room, the living room, the dining room, the pantry, and the garage. I reported the first of the leaks in December 2022. 8 months later, not a single one of the leaks has been repaired to completion. I’ve been living with holes in my walls, untreated mold, sections of the house taped off and unusable, and one ceiling caving in due to moisture damage for 8 months with no resolution. In one region of the where a repair was attempted by removing and replacing the exterior stucco, the house was not repainted to match. I also have an issue with water pooling on exterior stairs that has not been resolved for months. This is the kind of quality and service you can expect if you purchase a house from Williams Homes.
Edited to add (in response to Williams Homes comment): I have been actively engaged with the warranty office since December 2022 when the leaks in my home arose, yet none of my leaks have been repaired to completion as of June 2023.
Edit 2 (August 2023): Williams Homes refuses to acknowledge that I have leaks or mold in my house (their manager says "a little bit of moisture"). They have taken no action to repair my leaks, and repeatedly state that no stucco repairs are authorized for my house at this time. They have sent a lot of contractors out to my house who have taped off more areas in my house which I am now unable to access and use, and the contractors have caused significant collateral damage to sections of (previously) undamaged drywall and paint through the hallways and staircase.

BUYER BEWARE! In my opinion and many others who have not rated on Google, Williams Homes should not be in the business of building homes. Do not rate them immediately following the sale. They will ask you to rate them on the "sales process" however where they severely drop the ball is after sale so rating them when you have not even tested the product in your first year will falsely inflate their ratings giving a false impression they build quality products (which they dont).
Like one of the other ratings prior to my own, buying a Williams Homes built homes is also the worst purchasing decision I have made. While I like the area, layout of the home, and the design choices I made, the overall quality, workmanship, and customer service is subpar
- Prior to completing sale, I asked the Williams Homes sales agents about what I saw on satellite photos as large homeless camp off 5th street and Canal and the sales reps stated "nothing to see here, no problems whatsoever", however after moving in several neighbors around had packages stolen, the homeless were stealing our water, and more. Later we found out prior phase residents actually had been informing the sales agents and the builder-run HOA about the homeless in the pool in addition to Williams Homes buildings having police reports of break-ins - After filing freedom of information requests with the City of Oxnard we found numerous homeless related crimes on property in addition to break-ins --- essentially they lied to us by not disclosing this information which would have impacted us purchasing the home. California Civil Code 2079 cites that anything that impacts the desirability or value of the home needs to be disclosed and Williams Homes did not do that, conversely, the facts show they did just the opposite by admitting nothing and/or remaining silent
- Additionally after moving in, we started seeing extreme stucco cracking and after only 6 months of living in the home, we have over 65 stucco cracks (long vertical cracks and cracking on every stud). After speaking to many professional stucco contractors, they all stated appears to be rush job on stucco and that they used poor quality materials and what they should have used was a CIBase + Mesh (a crack minimizing solution) considering the area and sandy soil composition
- Leaks & Mold - roughly 35 (now) homes out 50 homes in our community had internal water leaks where rain leaked from outside internally. My own home has several water leak spots in addition to mold that builder has not addressed after them knowing about the leaks for over 6 months now. they refuse to do any mold remediation or remove the damaged material inside of the home. I also filed claim with my insurance who sent their own water leak specialist out both stating poor workmanship and construction defect. Many us now are sitting here waiting for them to fix the leaks and stucco (and other issues) with no response. A few of us have filed SB800's for construction defect as well.
- Cracking - around all my internal window frames, grout on floor, in addition to stucco
- The flashing was never fit correctly to exterior of the home instead to compensate, their stucco contractors just jammed stucco up under the gaps which is now all cracking and falling out
- Warranty Department - Williams Homes warranty folks are a joke, truly (with the exception of one internal lady who works in the office). This may sound harsh but as a frequent homebuyer and knowing BS when I see and hear it, their reps tried to tell me lines in the sheetrock (from a bad sheetrock job) is from having a different color paint other than white (which they also painted). Their own contractor came in and told me was a horrible sheetrock job. You will find out that their warranty department does everything in their power to admit nothing, deny everything, and deflect. They go for the cheapest possible fix without peeling back the layers to truly address the root cause of issues. I have several examples I could cite here but will not at this time.

Williams Homes, through their Rebuild Ventura program, is doing a great job rebuilding my Thomas Fire destroyed home. I chose Williams because I knew that a large and experienced company would have the clout to get things done when several hundred others were rebuilding their destroyed homes at the same time. Williams has a stable of proven subcontractors to rely on and has provided the necessary constant supervision of the entire process. I am pleased to recommend Williams Homes without reservation.

I am so grateful for dealing with Cynthia Kerr sales rep of WillaimsHomes builder, I appraised many new construction sales that she was a point of contact, she made it very easy for me about the details of the subject and comps data I needed, usually for an appraiser doing a new construction is not easy due to several reasons and lack of data, Cynthia makes it an ease for me every time, I'm looking forward for getting order request from her company and I know I will be dealing with a valuable person like Cynthia. My experience with Williams Homes has been hit or miss. For example, Donna from the San Luis Ranch sales team has been more than amazing and extremely helpful. She answers questions right away and cares about making the process as smooth as possible! On the other hand, the quality of the home was below our expectations and the warranty team lacked urgency and required me to follow up with them about projects, appointments, etc. It has been 8 months, we still do not have cabinet handles and we feel that most of our home is finally getting finished.
