At first we really didn’t mind working with west. They were always great to get someone out to fix things around the house quickly and the people that they use for repairs and such, are awesome! We were in a property with them for 3 years!
The inspections were definitely not our favorite thing but it’s understandable and truly not bad.
Here’s where we had a hard time. They make their move out process very owner based without any care for the tenant. This shows how they truly only care about the properties and the owners without having any care towards the tenants, even if you have been with them long term. I deep cleaned our home when moving out, to the point that it was more clean and “move-in ready” than properties that I have previously moved into, including how the home was when we moved in.
After our move-out inspection they found that there were enough tiny scuffs/singular hairs etc that they would have to bring in a cleaning crew, whose minimum is $300. The work that was described as needed could not, in any way, worth $300. We also were charged an extra $360 from our deposit for nail hole repair. You’ll want to be sure to not even use nails and only use things like command strips so that there is 0 damage to the walls as they charge per nail hole for repairs. This is also after having a contractor come to the home to repair any holes we had reluctantly caused.
On top of these things I asked to receive an invoice for the cleaning company, as it’s something that was charged from my deposit and I wanted to verify that the cleaning was actually completed since the home was again, more move-in ready than when we moved into. I also asked for a break down/receipt of the damages that they had to repair, looking for a breakdown of how they got to the $360 amount for their repairs.
Neither of these were ever provided to me, after asking on multiple occasions and having it be put off each time.
Overall, I would say that they expect the home to look as if no one has stepped foot inside for the full time you’ve lived there. I think they would benefit from giving more leniency for people actually living in a home and understanding of that as most management companies and landlords allow for “normal wear and tear”.
As a tenant, plan on not getting your deposit back at all, and then if you get a little back, it will at least feel better than getting nothing.

Included are photos of the home’s state when we left it, including things pointed out to me as reasons they needed an additional crew.

Edit: Invoices were provided after review was posted. I was charged for repairing the molding that was damaged due to the foundation settling(which I could do nothing to repair or prevent), $75 to repaint the front door(which I recently saw was a nickel sized circle not the whole front door), as well as Banister repair that we hadn’t ever noticed when living there!

I know some people cut their losses and don't leave negative reviews. I however worked very hard to put you the test to see if you really do keep deposits, and you do. I left the walls shining no holes I saw you charge $75 per nail hole and I went through the whole house filing and tiny nail hole. I waxed the floors shined the walls and cabinets had the carpets professionally cleaned. pressure washed the garage and you still took my deposit. Look at these pictures. Does it look like you need to charge me 370. for deep cleaning? I bought a house so I had over a month to deep clean look at the stove, walls and fridge shining. See clean carpet, pressure washed garage and clean bathroom.
NOTICE only the owners are giving positive responses. They rip off the renters to please their true clientele. I’m now a homeowner, it’s been 3 years now and I will still revisit this review just to help others not get put in the same terrible situation they put me in and I’d never let these guys run my property because I want my tenants treated with respect so I can keep the good ones around longer. Watch they will be quick to respond to their negative reviews. How about don’t rip people off then you don’t need to sit there and think of what to say back when you get outed. Was also charged 150 to rekey locks, ask any hardware associate at Lowe’s or Home Depot I work for Lowe’s, we rekey for free as long as you bought the lock there. Just look at the pictures their worth 1,000 words of course their going to respond with whatever they can but let’s see those pictures.

Gunner came in when I had a leaky shower head & came in super fast to fix it!! He was so sweet and super professional. West Property Management has a very caring and reliable maintenance crew, I felt like I was being take care of. Good work from good people 🙂

I absolutely LOVE West Property Management! I’ve already renewed my lease with them once and plan to continue. My apartment is and has continued to be incredibly clean for a basement unit, and everything works well despite how old the house seems to be. Located in the cutest and most convenient area in North Ogden, with the rural farmlands and mountains in the backyard but still just a 2 minute drive to the grocery store.
Amy is my property manager and she is the sweetest and most caring landlord I have ever had, as well as the owner.
When maintenance is needed they are very quick to fix any issues and both the maintenance guys and the vendors have always been kind and helpful, even sweet to my dog as she tends to like to get in the way and “help” them when they are working on things.
My A/C went out in the middle of summer and they were very quick to find and fix the issue and even gave me a very generous gift card for the trouble.
I’ve seen complaints about the inspections but I personally don’t find them very invasive, and I appreciate that they check to make sure that the air filter is clean and the smoke detectors have batteries. It makes me feel as though they care about my safety in their unit.
They also do a carpet clean at renewal which is so nice to offer, especially since I have a dog.
I have no plans to leave, West Property Management has got me as a tenant for years to come, and I’ve even started recommending them to friends and family that are looking to move as well.
