The sales and legal service team could have communicated schedules and requirements with me better, but from closing forward, I have been well accommodated with superior attention and service from the construction manager. He really rolled out a red carpet for me with an Amazing attitude.

I purchased a townhome in the community Pulte was finishing at the same time they started building in Watershed. I cannot advise more strongly to stay away from this “Quality” builder. From sales, to construction, to materials, to workmanship, to service, I’ve had ONE positive interaction, and it was with a contractor. All my neighbors say the same. Have some photos of how Pulte has left my home, after at least 10 service visits to address things that weren’t done before closing. Wish I’d never signed the papers.

As my 4th and final purchase, I can honestly say that Pulte townhomes at Watershed located in Anne Arundel County was an excellent choice. I had never heard of Pulte before my purchase. My previous condo home was with Ryan homes. Once I did the walk thru, I said I cannot believe I didn't remember its 50 steps from the garage to my master bedroom. I had problems with Ryan homes from water leaking in the garage from my bathtub to water leaking in my recess lights from my roof!! Therefore, my Pulte purchase was definitely more pleasing. Pulte has great services reps., and I am very pleased with everything!! Pulte, Keep up the outstanding work and thanks again!!

Granted we just closed and have only had one minor issue which was fixed. The builder was great and responsive. The build quality seems solid, but not enough time has passed yet only a week.

There are some minor dings and scuffs we have found on door frames and drywall that we didn’t notice in the final walkthrough right before closing. Supposedly that will all be covered in the warranty which the construction manager recommend we do at 11 months and cover everything in the first year.

It is a bit disappointing to see rental units going up on the other side in a community of 500k+ townhouses but not entirely unexpected.

Pulte Mortgage was a little frustrating and felt a bit chaotic right up to the end. We used them for the $20k incentive.

The most frustrating part was learning at closing that Pulte Mortgage was immediately going to sell our mortgage within the week and we would have a new lender. So can’t refinance with a lender that doesn’t sell fast enough.

As a single young female I was so excited to purchase a brand new home, however, deciding to purchase a Pulte home was the worst decision of my life. It has been the worst experience ever. The staff, the materials used & the workmanship is of poor/low grade quality. They put minimal expenses in the quality of the materials used. They also appear to use handymen who hang outside of Home Depot because they arrive with family members to assist when they arrive to fix concerns. I’m addition, any issues addressed prior to your 1st inspection will not be fixed after the fact even thought it was brought to their attention & they will advise it is standard or looks normal. Also, Brian Robinson - Project Manager is very unprofessional, rude AF & very dismissive when issues are addressed. PLEASE STAY AWAY FROM PULTE. They are the absolute worst in the area. Most of the residents have already moved out, sold their homes or looking for new home in less than 2 years due to the challenges and issues they have experienced with the quality of the Pulte home. In addition, they are also building apartment homes in the community which residents were never advised when we moved in.

My wife and I made the mistake of scheduling an appointment to see the townhouses. When we arrived there was no one to greet us so we sat and waited. Eventually a young lady came out and told us that the person who would see us was busy but we could view the home on our own and they’d be available by the time we were done. We didn’t mind this as viewing these homes without a salesperson is always more pleasant. When we were done we returned to the vacant leasing office area again. Eventually I said “hello” to get someone’s attention. I asked if there was at least some prices we could look at so we wouldn’t have to keep waiting. They said they had none. My wife and I simply left to view some homes by another company and it was a far better and more professional experience. Find a place that is professional and values your time. This is not the place.
