This is how Ward and its subcontractors get their work done. Make-shift working platforms with ladders ratchet strapped together. At least get the guys a safe platform to operate from!!

With the understanding when developing a community builders will always go the cheaper way to make money. My home is in manchester farms nothing but problems since we built this house cheap plumbing, electrical and siding. I will never have a ward home built again.

pictures separate incidents of leaks from both bathrooms on second floor wrong pipe used in both and wrong glue per master plumber. Electrical panel had 3 shorts in it almost caused fire siding falls off every time the wind picks up after one year inspection never hear from them even when I called for service. Byers make sure You read all the fine print with a magnifying glass their tolerance numbers are one of a kind.

New build, chose to have a rough in because that's what Steve the rich [I know this because he was my neighbor] realator talked me into it instead of a finished bathroom. He also talked everyone in my row out of a deck that would have been cheaper at the time. They completed screwed our bathroom. double doors with no locks and the shower rough in has electrical and HVAC going to it with a sprinkler directly above the drain. I expressed my concerns for over a year and was left with unusable space. Very unhappy about that. Oh yeah, our roof had a leak within the first month and took 5 not 1-4 visits to repair properly. leaked into the kitchen coming out of the cheap chandelier they installed. everything they provided was cheaper than cheap. don't get me started on the "paint". Get your own home inspection. none of my toilets are caulked which is and has been code for a while. They have theirs now, that's all they care about.

Red flags on red flags. Looking to buy a newer house and saw listings for Klausterman properties online and liked some layouts (weren't perfect but were willing to settle). We set up a meeting, which is only possible on weekends, and the "office" was literally a trailer with a desk. It was embarrassing. I think this really sets the tone for how much corners this company will cut. You'd think they would meet with potential buyers in a sophisticated environment, but no, I think they've learned they can get away with this. We weren't done our meeting and the next people came in and she had them sit on the bed to wait ?! Super weird vibes. Not only this, but there were no model homes available, or maybe Judy wasn't willing to show them, or what. just seemed poorly planned out, and not interested in getting homes to sell maybe Judy herself seemed to be only concerned with aesthetics of the home and continually guided the conversation in that direction when we asked some critical questions about the major purchase we were looking to make. It really seems as though their business model is to squeeze as much money as possible out of anyone dumb enough to give them the time of day. Other reviews clearly said their homes have a multitude of problems and im sure working with them is a nightmare. The sales associates themselves seem like they just found anyone willing to work but can speak to customers as if they are a brick wall, and that's all the qualification you need to get a job with them.

The lot in my area where they are planning on building houses has been empty for about a year now. I can guess that they don't have enough buyers to start building, and even if they do, they will just extend it. Seems like at this point its going to be abandoned, so watch out if you do buy, your house value will tank if its in a half empty lot.

If you are roped into this business, be careful.

Excellent experience at the design center. The young lady Jenny was very knowledgeable and picked out beautiful selections that were perfect for us. She was terrific at pairing different colors together, and it was so lovely to have someone hold our hand as we made our decisions. I wish we could hire her to pick out our furniture lol.
5 -stars all the way and will​ totally recommend.

I will never buy another Bob Ward home. They will say whatever is needed to get you into the home and accommodate you then. The second you buy the home, you are on your own and you will see the shoddy work that was done to build a home over time. Save your money for quality and run far away from any offers they give you. You will save yourself money in the long run by not going with this company. The customer service is horrendous and the office people are the worse and do not care about your concerns.

Below is my experience from our recent settlement with Bob Ward (BW). I have raised the issue with the BBB and BW is still not offering to do anything to help us. Therefore, I have decided to share my experience in hopes that no one else has an experience similar to mine.

We signed the contract with on our new home on with the following options being added: french doors on the office; tile in the upstairs bathroom and laundry room; and a finished den in the basement. This was agreed to, and signed off on, by all parties. Our settlement was scheduled for 18 May, a date on which everyone was informed --- including Residential Title, the title company that Bob Ward required me to use as a condition for accepting the seller's assistance.

On Thursday, the day before our settlement, we received a phone call from our lender, Robert, who informed us that we could not go to settlement the following day because of delays caused by Bob Ward. Because the home was not completed as scheduled when he went out the first time, the appraiser went to the home for the second time on Tuesday, 15 May, and the carpet was not yet completed in the basement den. Also, and different from his first appraisal, there was a piece of drywall that was missing in the basement. The appraiser informed my lender that he could not sign off on the final inspection until those two items were completed. He told Robert that he'd need to come back out to reassess the repairs (for a third time) and couldn't do it until after 3 pm on Thursday, 17 May 2018. This timing would make it impossible to settle at our scheduled time of 1:00 the next day. Despite repeated calls to Bob Ward, no one resolved the issue and even, at one point, hung up on my lender.

Closing this late did not allow time for the moving company we hired to unload our stuff at the new house in time for the jobs they had scheduled on Friday night and Saturday morning. So, I had to pay the moving company an additional $1,700 because they had to now unload my stuff to use the truck for their already-scheduled Friday night and Saturday morning jobs and for an additional night of storage - something I obviously wouldn't have had to do if we could have closed on our home at the originally agreed upon time. In addition to that, I was charged $250 for each of the times that the appraiser had to come out because Bob Ward hadn't completed the home in accordance with the original terms of the contract, (over $500). All of this cost my family over $2,200, not including the inconvenience for both my family and the family who allowed us to stay Friday night in their home, despite pet allergies.

I emailed Bob Ward on Monday, 22 May 2018, with the details listed above. The representative apologized for my experience and promised to look into the issue for me with his management team. When he never returned with a decision, I emailed again on Friday, 25 May, and was informed that the Bob Ward management team did not agree to pay for our moving expenses, even those relating to Bob Ward's failure to perform in accordance with the contract.

BW's response to the BBB suggested that all off the above was normal and part of doing business. They cited one of the hundreds of papers we signed and showed us that they wrote "estimate" on the papers to obviate them of any responsibility if they didn't finish the home in time for settlement.

Obviously, since we signed the document, we can no longer pursue legal action. However, while I understand that we signed the papers claiming that closing dates were just "estimates," I wonder at what point an "estimate" can be counted on as "confirmed." I would think it would be sooner than the day before settlement. Maybe though, it's when you're sitting at the settlement table? Maybe when the ink on the last signature has dried? Or maybe, when all the checks clear. Who knows but I will reiterate this, buyer beware.
