We recently concluded our lease at Vista Real, and it's with a heavy heart that we say goodbye. Our experience living here was exceptional, primarily thanks to Ms. Janella Giron. Janella made apartment living an absolute joy with her friendly demeanor and approachable nature. From our initial move-in to the final goodbye, Janella was always there to assist and support us. Her dedication to providing excellent service did not go unnoticed, and it's rare to find someone as genuine and helpful as her. Although we must move on, the memories made at Vista Real will remain with us. Thank you, Janella, for making our stay so wonderful!

When I moved in I immediately had to hire professional cleaners because there was pink mold in the showers. Now every day we have condensation on windows and mold growing. When a corporate inspector came he said there was no water damage but that I should be leaving my windows open every day (it’s 50 degrees out, I’m pregnant and have a two year old). Maintenance people park in the only handicap spot around multiple times a week. When they came in to do work last week they made me (someone out on disability for a back injury) move a 6 foot shelf while three able bodied men just watched. Literally 7.5 months pregnant. The disrespect is frequent. Would never ever recommend someone to live here. After being told there was no water damage they then boarded up half my living room for a week to fix water damage ( Does that make sense No, it doesn’t.) And have never called me back over my concerns- only speaking to my husband. There was no offer to lower rent temporarily for these days of construction despite it being hugely inconvenient and unnecessary according to their own inspector.

I've been reluctant to post a review due to fears of retaliation, especially after experiencing several issues within the complex. However, I believe it's important to share this information to help others.
Living at Vista Real Apartment Homes has been extremely frustrating, mainly because of ongoing noise disturbances and management's inadequate response. The persistent noise from neighboring units has made the apartments quite unpleasant. Despite numerous attempts to address the problem, management's responses have been consistently ineffective. They sometimes acknowledge noise complaints during designated quiet hours but completely overlook disturbances during the day. The noise is so overwhelming that even running appliances at full volume barely helps, resulting in high utility bills and considerable stress.
Management's dismissive attitude towards these issues is unacceptable. They downplay the problem as "to be expected," failing to understand the severe impact on residents' ability to relax in the apartments they pay for. No tenant should have to endure constant and disruptive noise that drives them out of their apartment in search of peace.
Occasionally, management makes "courtesy calls," but these are limited to business hours and are 'at their discretion'. These are ineffective, as offenders rarely show any consideration. Despite persistent reports and complaints, the noise continues. On weekends, when management is unavailable, the situation worsens, adding to the frustration. Additionally, some neighbors can be hostile, further increasing the stress of living here.
In another disturbing incident, our dog was bitten by another resident's dog. Despite reporting it, the complex only warned the owner to leash their dog.
There is also a constant shortage of parking spaces.
On a positive note, the maintenance staff is always pleasant and timely, which is a bright spot in an otherwise difficult experience.
In summary, the combination of persistent noise, unresponsive management, safety concerns, and inadequate parking has made living here both undesirable and uncomfortable.

Our experience at Vista Real has been interesting. When we first moved in the experience was easy and management was great. Before we moved in management realized that they were having issues with a water leak, and so they had to issue us a lease revision/new lease to change the move in date since they were needing to perform maintenance. They performed the maintenance and then we moved in.
However, the main issue my husband and I are moving out is the issues we had with the office was when our lease needed to be renewed. When we first signed our first lease document, it was for a 17 month lease. We were set to move out beginning of February 2024. However, in October, we got an email from the management saying that it was coming time to renew our lease that was scheduled to end December 2023. In addition, they were going to be raising our rent by $140. Thankfully we saved our original lease document that signed that said our move out date was in February and brought it to the leasing office. They said that they had no record of that document and had a version that we signed that said we moved out in December. After going back and forth, we realized that when they performed that maintenance when we moved in and gave us a new lease document, they had changed our move out date WITHOUT DISCLOSING TO US. (!!!) They had communicated to us upon issuing the new lease that the only thing that had changed was the move IN date, and not that they had changed our move OUT date up by almost 2 months. After a lot of back and forth and showing them the document and proving that they did some shady business, we were able to thankfully bring this document to the apartment managers. They took some time to review and they agreed to honor our original lease and provide us with an lease at the same rent price for December - February. Originally we were intending on renewing our lease after February, but after that experience, we wanted to move out.
Below is an overview of the pros and cons of living at Vista Real:
Pros:
- Safe and relatively quiet except some kids playing which is nice to hear
- Any maintenance issues were quickly resolved
- The pool is heated and the gym is clean
Cons:
- Double and triple check your lease documents. And also print/save a pdf of your lease, because it would be proof if they decide to change anything on your lease without disclosing it.
- Parking is crowded. If you get home after 5 and you have one of your cars in your designated spot, you are going to have to park on the hill and walk 5 or more minutes to your apartment.
- We had cockroaches in our bathroom and kitchen, thankfully they never got into our food, but we saw at least 3 a month
- There was black mold/mildew that grew in the bottoms of our window sills due to the condensation that happened in our bedroom and throughout the apartment in the morning.
- The bathroom doesn't vent well that causes mildew to grow in on the ceiling by the shower.
Overall, I cannot say that I recommend Vista Real Apartments due to the management issues. If you do want to move in, I highly recommend that you get everything in writing and not trust what the management says. Keep your receipts for everything in case you run into issues with them down the road.

My move in date was 2/21, and i came in and paid my full amount like i was supposed to. From the beginning i really like this community and the staff/management. This has drastically changed. On my first tour and look at the community Luna and the female manager took me on a tour, they were very kind and well informed between the two of them. I asked which spot was ours and luna pointed towards the ones closest to our apartment (once we sign our lease however we find out our parking is not in front of the apartment as we were shown).
I showed up on 2/23 to do my walk through check. Previously i had asked Luna to have the apartment cleaned as it was dirty and when my girlfriend put her hand on the floors it came up black. When i interacted with the only gentlemen that works in the office on another day, i had him show my my garage that we would be getting. There was stuff filled in the garage and i asked about it, and he assured me that it would be moved before my move in date of 2/21.
I showed up around 5pm on the 23rd with my girlfriend, who is also on the lease, and we decide to check the garage first on the inspection list. To my surprise it is filled with junk, and i was guaranteed this would be taken care of by my move in date of the 21st which i paid for.
Immediately i went to talk to the manager about the garage, rightfully so quite ticked off. She said that she thought we were moving in on the 26th. My move in date was the 21st, and i paid it on the 21st for the prorated remainder of the month. The manager word for word said that i was moving in on the 26th, so they thought they had time to clear the garage essentially.. . The sales guy said it would be done on the 21st and i understand mistakes happen, but the manager said it was "their" stuff stored in it. This was clearly leftovers of a family.
Additionally, COX was still connected from the previous tenants and i was unable to setup my transfer despite calling COX, and they let me know i needed to let the apartment know. The manager insisted this is not her responsibility. I am moving into your apartment, shouldn't my utilities be available for me to use?
On top of all this, i decide to go see the inside of the apartment which after complaining about the garage and asked they remove the apartment and garage pro rate for the inconvenience, the manager said 100% our apartment was ready and that she would not reduce our prorate. We decided to check out the apartment, and it should have been cleaned as i had asked Luna to have it taken care of before our move in date. The floors were slept, but all the mess into the corners. There was cobwebs and dead bugs. There was an awful paint job with paint on the floor. The doors and window sills were gross and brownish yellow, and in addition to that there was human hair all over the apartment.. in the corners, in the bathtub, stuck to the kitchen cabinets.. there was even soap / shampoo stuck to the shower and inside the tubs. This place was not cleaned, and they charge a cleaning fee upon move out. I don't understand.
I am moving from another Irvine Apartment Company and the experience has been horrendous. I do not recommend moving here or to any of their properties. I have included pictures of the apartment and garage upon my arrival two days into my lease.
I have lived at their Las Flores property and loved it, but again management and errors continue to ruin the experience.
The apartment was absolutely disgusting and for the over priced amount we are paying it should have been perfect come move in date, and the manager should have never said "i thought you guys were moving in on the 26th" because as soon as my lease started on the 21st and they took the money from my cashiers check it meant the apartment was mine, and all of this should have been taken care of already. Its called customer service.
