I have lived there for about 3 years and I have encountered every possible discomfort there. Here is a list;

1. Bad neighbors: I was living downstairs, upstairs neighbor kept dumping trash, cleaning water, hair, something sticky that I am speculating to be a cat pee. Even though I have nicely visited her couple of times to stop she did not care. Whatever she is dumping came directly towards my window and patio where we had plants and furniture. Management did not do anything convincing.

2. Maintenance issues: Maintenance guys were super helpful. However, due to the apartment being old, lots of different issues occurred. Bathroom ceiling leaked, heater broke in the middle of the winter, hot water constantly cut off. Even though they tried to help, we have been calling for an issue for almost every two weeks. Some of them fixed, some of them did not and we eventually gave up. Adjusted showering in cold water etc.

3. Security: Even though they say there is a security keep watching at night time, on my last month there, my other neighbor got harassed by some teenagers with hoodies. They kept ringing his doorbell, kicked the door and hit the windows (we had ring cameras to see). After we left, things got even worse as our friends tell. Some man tried to steal a woman's car, etc. So, watch out.

4. Roaches: Yes there are lots and lots of roaches. They go crazy in the night time. Nothing has ever done as pest control. They are not only in the streets, but also in the apartments. They were coming out of kitchen ceiling lightning, bathroom lightning, everywhere but mostly gaps from the electrical connections.

I gave two stars just because of the friendliness of the maintenance guys and for the generosity of the living space. As a 1bd+1bth apartment this is a really large space.

Lived there for ~1.5 years. I lived in upstairs apartment on the fringe of the complex so it was pretty quiet, I wouldn't want to live in the interior of the complex at all so I would say I was lucky. Location was decent - I was close to the bike path/creek and stops for the UCM shuttle and city bus are within walking distance. I had a 1br which was spacious enough but honestly not worth the high price. Had both my cars broken into and catalytic converter stolen while I lived there, office staff didn't really seem to care and didn't do anything about it as far as I can tell. Maintenance was pretty quick and helpful. Expect them to charge you a few hundred dollars on move out for "cleaning" no matter the condition of your apartment. Mixed feelings, not sure if I'd recommend it but unfortunately not many options in Merced.

Well... I was there for 8 months, the apartments themselves are nice. When I moved out, my place was absolutely spotless- yet they insisted that the carpet had cat urine on it? There were no visible stains whatsoever. Mind you they told me that my carpets weren't new when I moved in, so whatever stains the carpet cleaners "bluelight" brought up were NOT MINE. Still they charged me an additional $500 on top of keeping my security deposit (which was $500 for me, $500 for my pet). So total around $1500 . I think they were due to get a carpet change at that unit and decided to pin it on me, since they knew I had a cat.

Like hello, cats don't even piss on carpets - thats a dog thing.

I considered fighting the charge but decided it wasn't worth my time.

The cherry on top was when I ordered a bunch of stuff for my daughter on Amazon and accidently sent it to my old location (this apartment). It was delivered of course, I went to management to ask if they can reach out to the current tenant of that unit so I can retrieve it, and they say sure we will reach out. Haven't heard anything in months.

Bottom like, this place is overpriced and will try and hustle you on the back end.

Been here barely a couple months and we can LITERALLY HEAR EVERYTHING from our upstairs neighbors. They aren’t considerate. I feel they purposely stomp loud and talk so loud and when I say that we can hear everything I mean EVERYTHING 🤢 and there are kids here.. when we moved in they said it’s a pretty thick space between apartments so shouldn’t hear other neighbors buuuuut thats a lie. Other than that, staff are friendly and nice and it’s a nice location. Walls are just too thin.

Couldnt have chosen a better place for our son to reside while attending school and making a future for himself in CA. Michelle and Haley are awesome. The grounds are well maintained and just a great place to end your day.. maybe even enjoy the pool on a warm evening too

Definitely overpriced for the quality of the complex and only allows dogs less than 20lbs. They are next to a dog park and usually people who take their dogs to the dog park have dogs larger than 20lbs.

They have a ROACH problem and it's very overpriced and I have been hurrassed by maintenance since I moved here and the carpets were not brand new when I moved in .
