We recently rented a home through Tiner Properties. Having not rented for over 40 years, we didn’t know what to expect but we were pleasantly surprised. Everyone who we dealt with at Tiner was extremely cordial, professional and helpful. Any time we had property questions or issues they were so responsive and remedied the issue as quickly as possible. Highly recommend!!

Tiner Property Management: A Nightmare to Avoid
Our experience with Tiner Property Management was largely unremarkable until the end of our lease. At that point, they engaged in a blatant attempt to illegally withhold our security deposit.
They continue to withhold our deposit, falsely accusing us of damage that predated our tenancy. They also attempted to charge us for cleaning fees, despite leaving the property in a cleaner condition than when we moved in. Thankfully, we have a detailed move-in checklist and ample photographic evidence to refute their claims.
Even after a preliminary walk-through where they only mentioned the need to replace a few lightbulbs, they've now presented a laundry list of additional damages, a clear attempt to extort more money from us. This is completely unacceptable and illegal.
I strongly advise anyone considering renting a property managed by Tiner Property Management to proceed with extreme caution. Be meticulous in your move-in inspection and document everything, as they will undoubtedly try to take advantage of any oversight.
I would never recommend this company to anyone. Please do your research and avoid this company at all costs.
We are pursuing legal action to recover our wrongfully withheld deposit and are exploring the possibility of a class action lawsuit against Tiner for their repeated exploitation of tenants.

Tiner Properties has been absolutely wonderful to work with! We worked primarily with Rosalyn and she went above and beyond during our application and approval process. Rosalyn was quick to respond, provided the information that we needed and ultimately ensured that we were able to secure a place to live. Our family is moving from out of the area and we were incredibly fortunate to have found Tiner Properties!
We are very excited to move into our new home in Folsom:)

The experience was far from great. The application process was incredibly frustrating, and there was no way to reach a real person (I called the office and called/email the realtor). It seems they are managing too many properties with too few staff, as nobody could assist us. The entire process was stressful, and their team showed little concern for that.
After we finally completed the application, we received a response in less than two hours, only to be told they had chosen another application. It was very disappointing to be treated this way. Perhaps we are better off not working with this company, as others have mentioned similar experiences, and their reviews are not great.

I thought I had a good tenant/landlord relationship with Tiner until I moved out. I rented a new home 7 years ago and did my best to clean up and even paid a cleaner upon leaving. Boy was I in for a shock when they returned my deposit to me. They deducted 450 for light cleaning (even though I paid to have it professionally cleaned ). In addition they deducted 325 for a contractor to remove garbage from the outside bins and to tighten towel racks. They even deducted for pet damage when I didn't have a pet. The unfortunate part of this is even if you dispute it with them your only other recourse is small claims court. And you don't even get to sue them you have to sue the owner of the house. They offer (which by law they have to ) an initial inspection to allow you to remedy any possible deductions. None of what they deducted was included on the initial inspection. I chose not to take the owner to small claims court as I did not feel it was fair to punish them for Tiners poor management practices.
During my interaction with John and Amber they stood firm on keeping my deposit . I also received some documents that belonged to another tenant attached in emails to me. Very careless and unprofessional. If you are considering renting from them or using them to manage your property I would suggest you pass on Tiner. Not worth the headache. I certainly will never do business with them again. Only wish I could post zero stars

I would have to say the homes that tiner properties cover are some of the most beautiful homes for rent however if you are up for a good two weeks of a headache and uncertainty this is the property management for you. Mind you, I am a renter with fantastic renter history and credit. Initially, when we filled out our application they have a move in date which makes no sense as per their policy and after you spent your application fee you will only have two weeks to move in once approved with no exception. Secondly, if you are a person who likes to call and speak to a representative good luck as I called about 5-8 times for clarification and only received an answer once and never a call back, they only reply to email. Third, the verification of employment reps were unprofessional in emails when responding to my fiance as we only trying to get approved asap. Once approved, right away we were notified that the place we wanted was no longer available. Then we found a similar home and moved our application and were told we still had two weeks from when the app was approved to move in with no exception. When i went to see the home, the lady who showed me the home had zero knowledge on the entire home so could not answer any questions. After sending an email to the entire chain I did receive a reply from Ms Tiner herself in which she was very nice and seemed to be understanding, however in the end was only able to extend one more week and couldnt even get us to move in 12/1 when we initially filled out the application 11/1. They will respond to their google reviews with a rebuttal but let me asure you please go with your gut instinct and avoid a properties management like this, it will be very frustrating and a waste of application fees. I wish them the best of luck in their business but dont know how they havent been shut dont or have many lawsuits
. So glad we didn’t end up getting a rental through this property management. - Steven

Worst experience dealing with this company . You are better off managing your rental property and saving time, money and energy rather than dealing with Tiner . They made things rather difficult. The tenant caused major damage to our walls of new costume house and they refused to get even part of the cost of repair from her deposit. The house smelled like dog, we requested deodorizer as we had extra 500 dollar for pet deposit and they spray Febreez.

Kinda bummed out… I have over 5 years with perfect rental history. Never late on my account. With inflation and recent separation, my credit score has declined due to cost of living, but still my rent is always paid FIRST.
I figured Tiner properties would help relocate properties since I am a current tenant, and a good one at that. I was declined immediately due to my recent credit score decline.
Tiner, You still get 2 stars, but I had to take 3 away for forgetting the ones struggling.
Now go ahead and apologize for not being able to help with finding a home. Lol. Actually just save it.
