Lived there for 7 years. One of the nicer communities in La Plata, but slowly going down hill mostly due to a poorly run HOA. Dues are high and the developer controls every aspect - so the landscaping is really going down hill,, houses looking old in need of paint, etc., cars parked on the streets everywhere with constant speeding and while I love dogs there is zero enforcement about picking up dog poop. Think twice - the $150 you pay in dues a month could go towards a house payment in a quieter community without a bad HOA.

It is a beautiful neighbor hood, pretty quiet. HOA is high but you do get a lot for it.. It can take a while to get things fixed regarding lawn care but it does get done. I’m a phase 1 home owner no real issues at all. Phase 3 builder cut a lot of costs and it shows but due to complaints has upped their standard. As far as a town home community it is the nicest in Charles county.

I have lived here for 2 months now and i love it despite my longer commute time. It is a very quiet neighborhood except for the occasional dogs barking outside. This is a really safe neighborhood and we do not experience car thieves like some of the other developments near by (crosses fingers). I live in between two other townhomes and never hear my neighbors which i was afraid of. No thin walls here!.. Im not sure how the HOA is with newly built homes but I brought a resell and didn't hear from them for over a month ( disappointing). I still do not know how to access the gym or clubhouse .

This has been the worst experience. The quality of my home is the worst. I've only been here 13 months and i had to have outside contractors to come make repairs before my 1 year warranty. Everytime I contact customer service they refer me to the green book but wouldn't do any repairs. If you are looking for a builder whose work is subpar and don't care about you after they get your money then move here. They deserve no star easy.

I love this area! Anticipate moving in my new home mid October 2017. Ron Rymer is fantastic and their preferred lenders, C&F Mortage are fantastic. I highly recommend this neighborhood. Yes - Golf Carts would be a HUGE PLUS!

These are some poorly built homes and the customer is not the most welcoming.

They hide the poor construction in your home owners manual. Who wants to pay 400k for a home and the steps start to separate in the 1st 90 days... I could go on

Parking is way too tight. Everyone has a two car garage but most park on the street.
They advertise "single floor living" but not if you use your garage.
