We want to thank you for your insight and diligence as you guided us in our home purchase in October, 2023. As you may recall, our search initially began with you last April. At the onset, we felt comfortable with your candor, straightforwardness and expertise with the Park City/Deer Valley home real estate market.

Your willingness to listen to our preferences as to home style, family requirements, and possible locations enabled you to help explain how certain areas would be inclined to meet those needs. This open dialogue enabled us to expand on our priorities allowing you to show a variety of properties in different neighborhoods. Availing us a deeper understanding of not only the physical house but also a better feel of areas’ living dynamics. At the same time, our understanding of the relative price valuations from one area to another was enhanced giving us a better handle on how home values were impacted by location and square footage.

Your insight on the pros and cons of different locations as they pertained to our specific needs helped us feel more comfortable honing in on a few specific areas for our home search. Your continuing patience, over the summer months while we were not in Utah, in keeping us abreast of available home properties and offering prices gave us the confidence to further narrow our selection area when we returned to the Park City area in September.

Upon our return, we began our focused search but you further enhanced our knowledge by showing us a variety properties with laddered prices to improve our understanding of how home values were affected by square footage, quality of home views and proximity to various towns and skiing accessibility. In addition, your candid conversations about the great covid market escalation and how to distinguish tangible offering prices versus pie in the sky wished for price listings helped us get comfortable with real estate’s new value levels.

It should also be noted that your understanding of home mechanics as to gas lines, electric heating systems, water softeners, spa - hot tub amenities helped to ease the purchase transition. In addition, your excellent advice to ask if the seller was interested in selling their home furniture at a reasonable price - made moving in considerable easier for us along .with the thought of adding new items over time when not under pressure to have to fully decorate right away.

Overall, Ben, your help in providing assistance, expertise and the willingness to go the extra distance made our successful home acquisition a reality. Your efforts have been greatly appreciated.
