Was promised a 30% income apartment at the orchard common Apt in Santa Rosa when I signed the initial application for this place. Was told I made enough for one of the 30% units. Come to the mass lease signing Jan 10th was told I made too much, and was told I was getting a 60% unit. (My income had not changed)
3/24 my rent went up from $1404 to $1679. A $275 dollar increase! Then rent went up again in Oct of 2024. From $1679 to $1848 another $169 increase. Two rent increases in one year! A total of $444!
Now let's go back to when I first moved in and they did a mandatory move in inspection. Water was leaking from the dishwasher caused water damage, still haven't replaced damage from that and shelving unit below the sink still hasn't been replaced to this day.
Was told we couldn't use the washer/ dryer hook ups, because the complex was going to be turned into condos in the next 20 years.
Was then told we could have washers and dryers, but the dryers had to be ventless. Which turns the units into pretty much a sauna and makes the walls sweat. ( Potential mold issues)
Was told originally that the laundry room on site was going to be open 24 / 7. Now only open from 8 am to 5 pm at management discretion.
Now at risk of eviction as of today.
If originally got the unit at 30%, this would not be an issue! Now my two girls ( in high school)
& my 4 month old grandson are at risk of becoming residentially challenged.....again.
This was supposed to be our safe place after the shelter,when we left our D.V. situation.
Now where will we go?

I am writing to formally address several ongoing issues with my residence at Fortuna Family Apartments. Despite my repeated attempts to resolve these matters through the proper channels, I have encountered persistent mismanagement, lack of proper maintenance, and inaccurate rent payment records.

Maintenance Issues

Since moving into my unit, I have experienced multiple issues, including but not limited to:

The carpets were not shampooed before I moved in.

The walls were not properly painted, only spot-painted with mismatched colors.

I experienced prolonged delays in getting maintenance to fix my shower, which took over two and a half months to address.

Maintenance staff appears to lack proper training, as repairs are not done correctly or take excessive time to complete.

Despite submitting maintenance requests, the response time has been unacceptable, and the quality of service remains poor. As a paying tenant, I have right to a habitable living environment, which I feel has not been provided.

I also used to be employed by Danko for the 3 months I was asking for proper PPE cuz I was a house cleaner never once was I giving biohazard training or blood Bono training that would pass with OSHA there's situation we were cleaning up a lot of human feces and human bio so I asked for proper PPE biohazard cleaning product biohazard containing bags and proper biohazard disposal in biohazard pay and I was fired the very next day I wish I could post pictures cuz I have the screenshots of the whole conversation.

All Dan Johnson cares about is making the business of billion dollar business before he retires he even said it @ Christmas party this year

If you’re thinking of buying a home from Danco, milk them for all they’re worth. We thought the homes were selling quickly so we settled and didn’t ask for much (just homeowners insurance), but I wish we had asked for more, especially for the price of the home. They do everything as cheap as possible and seem to only hire yes-men instead of people who will actually do things correctly. I’m sure a lot of the instructions to cut corners is coming from corporate. We had a home inspector come out and told us that our water heater thermostat was broken, was not insulated, and was only on to give warm water for the inspection. We were also told that our home leans into the center since they only put a new foundation on the corners of the house. Our garbage disposal will likely break within a few years because they made it a button (gets wet when we wash dishes) instead of a wall switch, and they vented our bathroom fan into the attic instead of all the way out through the roof. Such lazy and shoddy work, it’s insane. I’m sure we’ll find more things as time goes on, but be sure to make them pay for a homeowners insurance policy when you buy, and hire your own home inspector, not one Danco or your realtor recommends.

I am a current tenant and I feel very disappointed. I thought this properties were meant for low income families but I have been here a year and now my rent has gone up 2 times. I told my manager I lost my job in April of this year if there was anything she could do to lower my rent and she said no. And now I get a letter AT NIGHT about my rent going up 10.1%. So it doesn't matter to you to help out people is it just about money? Families who struggle and really need the help get the short end of the stick here. I have told my manager about a light upstairs that burned out months ago and she has yet to fix it but then increases my rent without a care in the world and we just have to take it. I'm at the end of my rope and have no way of figuring this out.

Just got a message from the landlord saying they don't replace light bulbs then who does?

Certain employees are complete jerks in public, obnoxious drivers and just displaying absolutely disgusting unprofessional behavior. I’m appalled. I’ve never dealt with this company beyond a public interaction on the road in their clearly marked Danco van driving, with a couple of jerks offs making rude gestures toward me.

They will never fix anything and allow people to harass you on property.

I`ve been living in the new townhouses for just over a year, and in the past 4 weeks have been having trouble with my water heater. It`s still under warranty, and they`ve replaced one of the heating sensors,. But it still doesn`t work, it keeps going out on the weekend, and it`s costing me money I don`t have, but they still expect me to pay my full rent.

The definition of slum lords. They recently fired all of their property managers and will now allow all of their properties to decend into chaos. There is trash all over the complex now. People are parking in fire zones and handicapped spaces with reckless abandon, lights have been out for years and now there will be nobody on site to deal with any issues. Avoid Danco properties at all costs.
