I live in 3c lotus zing
1. The builder didn't complete the project there are 4 buildings which are not completed

2. No grocery market or complexs initialy there was plan to add store complexs but they just left it unfinished and its not even 10% complte they just installed some iron rods and some concrete base but there are no shops there.(see below pictures the just left the project and done nothing)

3. The power cut in hot summer and cold winter is very often, i went to increare my flat load by 2kw since we are using 2 ac now in summer, they said cant do it bcoz whole society is on load , but in there office they were using multiple acs, and the main staff there was too rude while talking

4. In rainy season all lifts will stop working due to water entering in lifts and improper design of infrastucture is some one live above 10th floor his/her life would be nightmare, also they charge 4500/month of maintainance and you wont see any quality of service for that amount of money.

In my opinion it would be better if you chose finished project for higher or somewhere else

Bought an apartment in Lotus Zing over a decade ago and paid 95% as per construction linked plan. Builder kept defaulting on timeline and ultimately went Bankrupt because apparently they were using the funds meant for construction elsewhere. Project went to NCLT and homebuyers of unfinished towers are still dreaming of getting their apartments.

I am looking forward to purchase a flat in Lotus Boulevard.
As there are 10 towers which are unregistered. Can anyone help me out and provide me the following information about the project?
1. What is the amount of dues to be paid to noida authority from builder's end?
2. Any expected idea when it can be settled since RWA has formed and IRP is taking the case?
3. Cons of buying the unregistered property in boulevard apart from loans are not available?

Big on talk, low on actions. Not really a company on which you can trust with 60-70 lakhs of your hard earned money. It would be complete five years (September 2014 ) since I paid the initial booking amount and still no sign of possession.

Avoid this builder if you need peace of mind!

I'm a buyer of Lotus Boulevard and have had worst experience with this builder.
1. The project is delayed by 2 years
2. Builder is not paying the promised penalty for the delay (which sums to around Rs. 2.5 L) saying that I had 1 delayed payment (delayed by ~ 2 weeks for which I ended up paying Rs. 5K as interest @18%).
3. They increased number of floors at their will (when I purchased my tower had 21 floors, now it has 30).
4. They introduced a new 43 floor building opposite of my tower which wasn't part of the original plan.
5. Quality of construction is average.

They had given us in writing that they will deliver us in July 2013 or else they will pay us penalty - neither the possession letter has come to us after 3 years nor the penalty. We had purchased a property here since 3C was considered to be a good builder with great projects in good locations.

Pretty bad so far!! I booked a flat in Lotus Boulevard in Aug 2009 and per agreement was supposed to get possession in 33 months but still same the awaited. So it's almost 2 years delay!! Never expected such thing from so called best builder in area. Further I am hearing that they are not even paying late possession penalty mentioning illogical clause in agreement (though they have paid penalty in 1st phase ignoring the clause). Keeping my figures crossed!!

A terrible company with 3 crooks Nirmal Singh and Vidur Bharadwaj being two of them. Untrustworthy as I bought an apartment in 2010 and instead of getting it in 2012 it’s still not getting done with 95% of money paid by 2011/12. They have no sense of ethics and don’t care about consequences and will completely fleece you so better not invest your hard earned money with them.
