The buying/building process was easy and smooth! We have been in the house less than a month, so I am looking forward to updating my review following some warranty repairs! We didn’t think it would be possible to be in this quality of home for this price. We are ecstatic, so far, with our decision to use Smith Douglas.

I built a house with Smith Douglas nine months ago. My biggest concern is the number of rentals under the initial HOA established by Smith Douglas. Rentals in our community are affecting the quality of our community. One year in and many of the rentals already look run down and unkept.

Then there is the landscaping. It is horrible! The yards are bumpy from being improperly prepared and there are drainage issues as seen in the pictures below.

Smith Douglas uses a rule of thumb, water that doesn’t dissipate in 48 hours is a problem. The problem with that self serving role of thumb is that nobody explained to the grass about 48 hour dissipation. You see the grass will not grow in saturated ground because it does not understand the SD 48 hour rule. The grass believes this was a rule that prevents extra cost from correction of substandard landscaping.

If there is even a smidgen of doubt about the quality of the landscaping I can walk you over my yard or the other 90 in my neighborhood .Smith Douglas has been invited numerous times, but they send their warranty inspector who is VERY good friends with the landscaper and they pat each other on the back and leave. Look at the pictures below taken after several attempts to correct drainage and if you like what you see you will likely be happy with the standard SD landscaping.

IF YOU BUY A SMITH DOUGLAS HOME PLEASE UNDERSTAND THE IMPACT OF RENTALS. IF YOU HEAR THE ASSURANCE OF A 10% CAP, MAKE 100% SURE YOU HAVE THAT IN WRITING!

I love the floor plan of my new Smith Douglas home (Pearson Plan L elevation). I pretty much got all the home upgrades that Smith Douglas was offering, with the exception of one (light fixture in the dining space). I am so glad that I waited one year to pick my home plot and all selections for my house to create my "peace haven". Being a first-time home-buyer, I was worried if my selections will be able to create the vision that I had for my first home. I am so glad that Smith Douglas helped me to turn my vision that I had for my new home into reality. I want to thank Ms. Natalia Lanigan (New Home Specialist Morgan Landing, Carrollton, GA) for making my first home purchase experience educative and pleasurable. The only recommendation that I have for Smith Douglas is make sure that the construction team takes time to put finishing touches to the house and are not in a hurry to finish the home for closing (although I know that they have to follow a schedule!). I found numerous paint problems, chipped wood and other minor defects that need patching up. In fact, I was given 2 paint cans and brush to paint myself by the Smith Douglas homes construction manager. My new cooking range and the wash basin in the master bathroom had minor scratches too. The workers need to be careful when they are handling house items. After all as buyers, we are paying for the product ("our homes"). The construction workers need to be detailed -oriented to fix all issues that were brought to the attention by the buyer before the closing. Overall , I will give Smith-Douglas a score of 4.6/5.

I purchased Smith Douglas Homes last month located at Calhoun GA. My daughter purchased Smith Douglas Homes a few months ago, and I was involved in the purchase process from the beginning to the end. Each step of the purchase process was clear and smooth. Most of all, the completed home was nice including warranties. My daughter had no complaints so far. I've been thinking about downsize my home for a few months and I found Smith Douglas Homes at the right time. They had year ending incentive program, I contacted SD and purchased a home. The whole process was smooth, easy and clear. Everyone who was involved in the purchasing process was kind and helpful. Also, the final walk through was a great experience. Keep up the good work!

We’ve built our previous home with another builder, and was nervous, going with a new build again. Smith Douglas has a phenomenal product, and the way they schedule each section is impressive. But what makes Smith Douglas superior from other builders is their staff. The staff at The Stiles became part of my family. Cherry, Suzette, and Stanley are what makes Smith Douglas. I recommend this team, and The Styles neighborhood. Thank you for this great product, that my family and I feel confident will last our lifetime.

Do not buy homes with this builder. Very low quality. You will notice a lot after moving in and trying to get them to fix things is near impossible. The agent they used to sell our neighborhood ( Donna Woodards) was very rude and didn’t make my home buying experience pleasant at all. And when I left a review like they asked, they begged me to take it down and kept calling me and brought me a gift card to retake the survey. I’m pretty sure they’re not supposed to do that but I was a little nervous since they knew where I lived. (I have the proof though) and the gift card was only $25. My garage fell on my car within 2 weeks of being there. And 3 years later I still have issues with the garage because the small company they used refused to just fully replace. Last month I had to pay to replace after having them come out twice a year for repairs. My roof is now leaking through the wood onto my patio. Smith Douglas won’t be bothered and gave me the name of some small company they use Crown Installs who require you to text all your personal information and then never follow up. Oh and they left an empty lot full of weeds where originally a home was set to be, and said the neighborhood was finished and left. It’s an eyesore and they even left the silk fencing up. It’s still there 2 yrs after neighborhood has been fully sold.
