Janice Clagett is who we were working with and she is an absolute gem. We really took a liking into her due to her exceptional professionalism and sincerity. She has been very supportive all the way through and continues to be there to help answer any and all 1000 of our questions. We look forward to continuing working with the rest of the South Lake team and can’t wait to see the community come together!

I want to start by saying that although, my rating is bad, Janice was great to work with and did everything that she could to effectively communicate the issues that Ryan homes experienced.

However, the professionalism, integrity, transparency, and overall ethics from Ryan homes upper management is why they get a bad review, especially for the south lake neighborhood. Specifically, Diane Delozier and Justin Valdez - these 2 were a nightmare to work with as they lacked any sense of urgency or empathy for the situation. Neither of them called us or reached out to us without us demanding a meeting with higher ups. They also did not want to provide any type of relief or assistance for additional storage cost because of issues they caused. Diane even tried to offer us a more expensive house in a different neighborhood…(Why would we pay more for a different house, that is being offered because the inability to close on the original house? …insane right)

If you’re considering buying a home in the south lake neighborhood, I suggest you think twice before buying with Ryan Homes. Ryan Homes has had extreme permit issues in this neighborhood over the past 5 months and they still don’t have it right or know how to fix it. If you really want to live in this neighborhood, go with the other builder as I’m sure they will offer a better experience.

Due to these permit issues, Ryan Homes has not started construction on any of the future townhomes. These were supposed to start in December, so they are currently 5 months behind on construction. They have taken deposits from all these buyers and cannot start on their homes.

My wife and I agreed to buy a “spec home”, which was already built and 95% completed back in November. Closing was supposed to be December/January. The Ryan homes team allowed us to do a final inspection on the property at the begging of January before being told closing would be pushed.

It’s now May, and we still have not closed on our home (Neither have any of the other spec home buyers). Because of this, we decided to exit our contract and received a refund of our deposit.

The Ryan homes team lied throughout the entire process by saying this was an issue for the entire neighborhood. However, The other builder and the commercial apartments have had no delays and continue to build. The other home builder is closing on homes daily, with no signs of permit issues. The permit is also public record…. But I don’t think they know that which is why the lies continued even after calling them out.

Every week we received an email with “we’ll provide an update next week” …. Said updates were not transparent and every single one of them did not fully explain the true problems. They cannot keep any dates they give their customers and have no concern for you as a homebuyer. During our calls to discuss their continued delays and putting us along with the other spec home buyers out and living with the unknown on next steps, their biggest concern was that they did not get paid their commission and that the company had holding cost associated with not being able to settle.

These permit issues and lack of transparency cause big concerns for the future of these homes, the easement and underground work may all be affected and cause bigger issues for you years down the line.

Overall, Working with Ryan homes has been a TERRIBLE experience. I do not recommend working with them AT ALL. Especially as a first time home buyer, this was not a good experience. Please do research on these clowns if you’re still considering moving forward.

For the record, No local team has reached out. I did not expect them to because they are useless anyways. Just wanted to make sure that anyone reading this review knows this was Ryan Homes responding for positive optics and they still have poor communication even though their response makes it seems like they reached out.

Robin is the sales rep to see at this beautiful new community. The floor plans are absolutely gorgeous and spacious. The community will offer sports field and commercial spaces.
