I just want to take minute to thank Royce and express my deepest gratitude. He took a chance on me and rented our condo to us for the past year. The market was competitive and I kept getting discouraged that I wouldn’t find a place to rent by our desired deadline. I’m a single mother so moving can be so stressful. He worked hard and gave us the best deal he could and made it possible for us to rent our condo in UTC. He was always there and answered any questions I had. He was kind, friendly and really was the best property manager I’ve ever had. I called his cell phone day and night and he was always available for me. Not like other companies that I had to wait on hold, leave messages and not got a call back. We felt safe in our place and it was the stepping stone for us until we found a place to buy. Once I found a place to buy and we were approved he was so understanding and knowledgeable of the process. Royce again stepped in and worked with us to make the transition smooth. He wasn’t like any other landlord I have ever had. He refunded my whole deposit and saw how hard I worked to give the place back in the best condition possible. He was literally the best and I’m very grateful to him and Royce Property Management for giving us a chance to make it and never giving up on me. Thank you again Royce. My experience with Royce began when I wanted to sell my home. Royce came in and was straight forward and told me what improvements I would need to make in order to fetch top dollar for my condo.

All of Royce's advice paid off and I ended up getting my full asking price the first day it was listed, largely due to Royce's advice. However there were unforeseen complications that caused the offer to fall through. Like a true professional Royce, continued to keep the deal going until the last possible moment and then he was instrumental in us getting another extremely strong offer that we eventually accepted.

On the buying side, Royce worked with my Girlfriend and I to look at what we wanted and what our priorities were. All in all we looked at forty houses at least (that is a lot by the way!), the entire time Royce was extremely patient and helpful and by the end of the process, he knew exactly what we were looking for and would let us know if he felt we were wasting our time.

As a sign of how much I came to trust Royce: when we finally did find a house we liked, I was out of town on business for an extended amount of time and I relied on Royce to represent me in all negotiations and any issues that arose in the escrow process, we had a very short escrow and Royce was able to make sure that we closed on time.

We have been in our home for almost four months now and we love it.

In short, Royce is an excellent realtor. With Royce you get someone who is honest, trust worthy, knowledgeable and will get you exactly what you are looking for.

Royce has been managing our rental property in the La Jolla/UTC area, and has done a fantastic job! Royce helped us buy our dream house and find tenants for our old house, rather very quickly (all within roughly 2 months!) He understood our goals and worked with us to develop a strategy to make it happen, from financial advice, the right offer to even finding the right contractors.

We especially appreciate his "full disclosure" approach, no upselling, no gimmicks, no hidden secrets. Being an engineer myself, I love his engineering thinking which has helped us get all the complicated numbers sorted out very effectively. These two combined have helped us communicate with the seller and tenants very efficiently and build up trust between both parties, and eventually closed both deals in very short amount of time.

All in all, Royce is a very trustworthy and courteous partner. Buying/Selling/Renting a house can be a very long and dreadful process. With Royce's help, it turned out to be a fun ride for me and my wife! We achieved a lot and also learned a lot during this process.
