200 COCKROACHES EVERY SINGLE DAY!!!!!

We broke our lease after 8 months due to cockroaches. As you can see in the pictures, we ended up having more than 200 cockroaches outside of our building and at least 6-7 in our
apartment every day. They were even inside our walls. The pictures were taken in the summer of 2022. We notified the management that we have problem in May 2022 and until August
2022 they have done NOTHING!!!!! They were keep telling us that they were waiting to get a plan from the pest control experts. Of course, we have email proofs for all that. They only thing that they did after 3 months of waiting was to close some holes.

We got to the point that we couldn’t leave our apartment after 7 pm and imagine that we were leaving on the second floor.

In general, the problems started even from the very first day when we arrived and found out that the apartment hadn’t been painted and cleaned as we had agreed. They painted only the
walls of half of the apartment and not the ceilings because we had to leave our stuff when we arrived. We couldn’t live to our apartment for 3 days. We also requested at least a couple of
times to clean the apartment since it was gross when we moved in. Even the toilette was used!

The management team was awful and very disrespectful. We constantly had issues with the appliances. The walls are extremely thin and we could clearly hear our neighbors’
conversations. We made several complaints about the fights, loud TVs, and conversations which were taking place after 2am and Maria’s response (the woman in management team)
was that there are no quiet hours due to COVID and there was nothing that they could do.

It is the worst apartment complex of Silver Spring!!! Stay away and give your money somewhere that they are going to respect you!!!!

Overall we had a great experience at Rock Creek. Pros: The apartments are good size, walls are thick so it’s pretty quiet overall, great location, free parking (limited availability), staff is excellent and helpful, and the complex kept clear communication and returned deposits when moving out. Cons: Wish they invested more in security (like cameras), heating units are ineficiente, and yea there are a lot of cockroaches (in the outside area).

Wow. Wow. Wow. Wow.

I LOVE living here. Coming up on a year, and it has just been so great being here.

I'm not sure what some of the complaints about the leasing office staff are about. Based on my experience, I think that either the staff must've changed, or there's a side of the story you're not getting with other reviewers.

I've never had a problem with the leasing office. They're wonderful people, helpful, attentive, and friendly. Rocio especially, who showed me around the complex and took me through the process of getting the apartment early this year, has been so, SO great. I had a LOT of questions, and she always either had the answer or knew who to ask and got back to me. When I've had maintenance problems, questions, or needed to contact the leasing office for whatever reason, she and the rest of the staff have always been friendly, knowledgeable, and polite.

They're also very hardworking and they care about their jobs and the residents.

An excellent example: when we had that MASSIVE snowfall in the beginning of the year, the apartment staff stayed OVERNIGHT, working in the dark and the FREEZING COLD, and had ALL of the walkways and footpaths (and I'm pretty sure the parking lots too) on the property shoveled clear, leveled (if necessary) and salted by 6AM(!!!) the following morning. The CITY didn't have the nearby streets clear and salted until nearly two days later.

When I had a small pest problem, they had it dealt with ASAP--and it wasn't vermin; the building is very clean. Maintenance have always been incredibly friendly and as prompt as they can possibly manage when I've had a problem--which again, not common. The apartments are in great shape.

On top of that, it's a great area, about an 8 minute walk to the Silver Spring metro, a Giant right across the street, basically, amazing options for food delivery and nice restaurants to go to well within walking distance or a very short drive. The theater is about a 25 minute walk away. It's safe and quiet here, Rock Creek park is nearby. Washington D.C. Is LITERALLY across the street.

I really lucked out with this place. If you're looking for a new apartment, come take a look! I can't see why you'd regret it.

I moved in here at the end of January and it’s been a cavalcade of problems nonstop. When my partner and I first tried to sign our lease we were both given different copies that had different rent amounts in the document. When we asked what the actual rent would be, both of the copies were wrong and the rent was even higher than when we first applied. They claimed it was because the unit was renovated. Because the difference was around $100 we decided not to fuss about it.

When we arrived on move in day, several of the renovations had not occurred and we were only told after we picked up the keys. The office claimed the renovations would be finished quickly so we decided not to fuss about it.

It’s now March and the renovations have not been completed. We have been paying full price for this unit for two months and we are just now slated to get our countertops replaced this week. I had to peer into other peoples apartment windows to see that our cabinets were not replaced and other renovated units had nicer cabinets. That wouldn’t bother me if we weren’t paying extra for a renovated unit. Our washer door was broken before moving in and they replaced the unit last week, just for it to start leaking all over our kitchen.

I have pretty bad anxiety and the amount of uncertainty and maintenance workers showing up unannounced while I work from home has frayed me to the point of causing problems in my ability to complete my employment duties and live my life. I come home and cry nearly every day because this whole thing is stressing me out. I don’t feel at home here because I constantly have to move things out of the way for maintenance and have them in my space. I’ve already considered breaking my lease but I can’t afford that and the costs of moving. The last 7 weeks have been hell for me and I see no end in sight. I’m hoping that by publishing this review, someone from upper management will attempt to make things right with me. I doubt that will happen. Here are some photos from my so called renovated unit. I would not suggest signing a lease here. There are other options at similar price points in this area.

ETA: since posting this review, my rent has been lowered and my countertops have been replaced. however, i’m still finding new problems every day. i’ve added some pictures of what the inside of my AC unit looks like. this has been blowing chunks of dust and debris on my belongings. we’ve also been breathing this in, which is likely why my allergies have been worse since i moved here. this is after they allegedly cleaned our filters in March.

We rented an apartment in RCS for 9 months (01/22-09/22). When we arrived the apartment was not painted as promised and they put as in a model apartment, while they were painting it. Every month we had a new problem. Here is a list of problems we faced: fridge, washing machine, dryer, dishwasher, and AC unit. In May roaches came out and yes this is plural as they were hundreds of them. Pest control and the administration did nothing significant about it. They just gave us some stickers to catch them. Eventually, we left the house and when we announced we are leaving, they were surprised that we are leaving because of roaches. I guess these people are fine living with roaches, but if you're not, try to avoid this place and make no commitments with them.

Other problems we had during our stay were the electric bill and parking. The electric bill was always expensive because the buildings are old and the insulation poor. Parking after 6pm is impossible. Your best chance is to park it at Giant's parking lot. Street parking hours have changed in summer 2022 and you cannot park w/o paying before 10pm. So essentially from 6-10pm there is only Giant's parking lot. Also, if you park your car in the street keep in mind that you need to take it by 9am, otherwise you will get a ticket (I got several).

Update 2: Supposed check never arrived (shocker). Talking to a lawyer now

Update: supposedly getting the check mailed to me after a second email threatening legal action

Expect to take legal action for your deposit for an apartment you didn't get approved for.

I spoke to Mia Solomon the leasing agent and she assured me the deposit would be returned if I didn't get approved.

Well I got approved but the property manager said no. End of conversation. Deposit was never returned and emails to the office were never replied to. Shocking, I know.

So now I've started a dispute through my credit card company and have to threaten legal action. This should be fun

I moved into Rock Creek Springs October 2021 and moved when my lease was up a year later, because my work transferred me out-of-state. There are a lot of reasons I chose Rock Creek Springs over other apartment complexes. First and foremost is location. It's is ON the S2 bus line direct to downtown DC as well as Ride-on bus route 28, which is essentially a free shuttle around downtown Silver Spring. Easy walk to Silver Spring metro station, Giant grocery, Target, the public library, and other downtown businesses. It's close to Sligo creek biking trail, and I biked to or through DC one or two times a week during good weather. The second major perk is the IN-UNIT WASHER AND DRYER. While the in-unit amenities are generally modest, everything was clean and functional, and I loved the parquet floors and natural light. I would work from home, admiring and appreciating all the greenery through my many windows. I also generally felt very safe in and around my apartment and the complex in general. It felt like living in a quiet, tree-lined suburban neighborhood, but with the conveniences of downtown Silver Spring a walk away. The leasing office houses a package room, which was very helpful to ensure I safely received my deliveries. Tenants also have access to a small gym facility and pool in the summertime - I didn't end up using either, but everything looked well-maintained. Maintenance usually responded very quickly to requests, but I didn't feel that I had many during my year there. The downsides are 1) the climate control, and 2)all apartments are accessed via stairs. If you have mobility concerns, make sure you ask for a first floor unit, because there is no elevator for moving heavy items. There is also no central air, and the windows can be drafty. I hung insulating window plastic in the winter to help maintain heat, but be prepared for window unit cooling AND heating, which can be an adjustment. Overall, I recommend living here.

I have been living here for 2 years and there is a reason why I renewed my lease. The office staff are friendly and responsive. If you have a maintenance request it is usually handled within a few days at the most, often it’s taken care of the same day. They keep the grounds well kept and pets are welcomed. This is an older garden style apartment complex so my rating reflects how well this community has responded to contemporary style and culture. They have updated apartments that often mirror the amenities and trends of newly built apartments in Downtown Silver Spring. The metro is close and if you don’t mind walking you’re not far from downtown Silver Spring. If you enjoy a pool deeper than 3 feet this is the place for you. I wouldn’t rate all garden style apartments this high, but my stay has truly been a pleasure.
