Awful experience. This company does not maintain nor provide maintenance for the properties they manage; only constant excuses with no offered resolutions. Will never recommend or do business with this company again! 0/5 stars! Leaving the one star review to make others aware of the level of service you will receive. Zero stars is more appropriate.

I have rented with this company for almost 5 years and have never had any issues! They fix maintenance requests the next day, are responsive, and have respectfully worked with me to make accommodations on my behalf. I can’t speak for other landlords, but John Johnson is honestly great and really cares about his tenants well being. Although some policies are a bit strict, they state everything clearly and have never been misleading to me or any of my friends who also rent with this company.

Terrible service. Big company that will take advantage of small renters. I had to uninstall and drain my own dishwasher because of the smell fumigating the house because they couldn’t find anyone to work on it. The sink was also falling through and not surprisingly, no one helped with that either. I tried to get out of my lease to find a better place and not surprisingly they did everything they could, accept fix their work orders, to not let me. After moving and paying double rent for months they locked me out of the house I was paying for and also shorted the security deposit by $800 even after having it professionally cleaned and following their move out instructions.

Absolute scam, haven't been able to talk with a real person in a month. Sent in applications for a unit the day it was listed, made sure everything was right and paid $100. Reached out immediately to follow up and say that I turned it in... nothing. I reach out multiple times over the next two weeks... nothing. A MONTH later, they reach back out and say it's been filled by someone else… who knows if it was even a legit listing! RENTERS BEWARE

UPDATE: Whit from the renting office reached out and reimbursed us for our application fee and made it right, but it took almost 4 months.

The worst rental company ive ever delt with. Filthy house on move in after our move in was pushed back last second for them to clean (also they could have cared less where we lived during that first week we had been under lease with them), horrible carpentry work, severeley delayed maintenance response times, and phony claims upon move out to keep your deposit (you may as well consider your deposit part of the rent). I will never rent from them again

This is one of the worst rental company experiences I've had in Richmond. Slumlords. Our house was given to us in already terrible condition - peeling paint outside, rotted porch pillars, mold, cracked and splintering wood flooring. Our oven broke thru no fault of our own and when they replaced it they gave us what is essentially a children's toy oven that did not remotely fit the space and left a huge gap. Did the same thing for our stacked washer/dryer when it broke and gave us a TINY combined washer/dryer that did not work well. Issues with mold which is definitely present in the bathroom as no fan is provided.

Our porch pillars were very obviously rotten and no longer load bearing, which could be very dangerous. I put in a maintenance request and they never responded to it. When I reported them to the city for code violations and they were cited/fined, they finally decided to fix it and found out almost the entire roof was rotten and needed to be replaced!

Nickel and dime for move-out costs, especially for what most landlords consider 'reasonable wear and tear' and don't charge for. Claimed they repainted our entire house before the next renters moved in, yet the new tenants were there next day, not sure how they could have fit it in that time. Refuse to give real proof that they are making these fixes.

Also, terribly unprofessional, rude staff. I've seen their responses to many of the (valid) negative reviews, I'm sure they'll have something to say about this one as well! Avoid them at all costs.

They will try hard to bleed you dry. They’ve tried to charge me fees that aren’t in the lease, bill me for insurance they aren’t authorized to, and now they want to make you pay $25 extra every month if you don’t put your bank account info in their sketchy online portal. Avoid if you value your time, money, and sanity.

Edit: I see they responded with "[their] apologies if [I] did not read [the lease] thoroughly." I knew our lease back and front, but this kind of passive-aggressive gaslighting is typical for them. They took over our lease from another property manager, but the terms of the original lease applied until it ended and we moved. We never signed a lease that authorized a fee to pay outside of their portal, or allowed them to buy insurance and bill us for it, or subjected us to their tenant handbook.

Again, avoid them if possible, and make sure you know your rights if you can't! The Richmond Tenant's Union and VA Legal Aid Society have good resources to help

If I could give no stars would be the best description of our experience working with these people. You will regret this decision, runaway unless your looking for a zero star rental property. Too many issues to list. You been warned.
