I moved into one of their brand new apartments - Exchange at Juban, and they leased me a unit with a busted water heater. I went the first 4 days of my lease with absolutely 0 hot water and management staff that didn't know how to deal with this issue as they have not had a serious issue in their complex yet. My property manager said she will do everything they can to make this situation right, but the "plumber" they sent out to fix the heater had no bucket and no towels, and had to use my own personal cookware to drain the hot water heater to be able to service it, and use my own personal towels to clean the mess that he left. Not to mention the fact that I was stalked through the parking lot by the individual dropping the part off and when I told them to go to the front office to do that they then asked me "Do I want this fixed today or tomorrow"

Horrible! They have a brand new apartment complex in Raleigh NC called The Raleigh Exchange…they’re charging for application and administrative fees and are not responding back to applicants. They then send you to collections for “non payment” when you in fact paid because the only way the online application goes through is with your payment! so now the debt collector just holds until the company decides to respond back to them. Funny thing is they don’t respond back to them either so you just have a debt “on hold” in collections for months or years! A waste of time and money

Inaccessible.
It is too hard to get in contact with this company. Unanswered e-mails, voicemails Arriving at their office/ corporate location only to be told that they work remotely on Fridays. If this is the case, the website should include this. Trying to get an operator in person is futile. I seriously question the integrity of this organization.

I lived in one of their communities (Exchange at Orange Park) for a bit over a year. Never really had an issue, wasn't there much anyways but the apartments weren't bad. The main issue was I moved out in April 2024 and have contacted the folks at the front office multiple times in the last 3 months to receive my security deposit. They act like they are concerned and are going to look into it, whether through a phone call/email, with nothing to show. Point is, this is essentially theft. I have emailed corporate....what do you know, no answer from them either. I'd never deal with a community related to Provence ever again because of this shady practice (Not the first complaint). Likely have to look into legal action just to receive my security deposit which is ridiculous.

I live at the Exchange at Westgate property in Leland, NC. From our first visit at the property we have had amazing experiences. Going from living in our own house to apartment living was intimidating but we could not have lucked out with a better property or management team. Crystal and Priya in the office are always a pleasure to work with and you can tell they truly care about their residents. Tim in maintenance has always been super helpful and available. We have postponed buying a house and after our current 15 month lease is up we will be signing for another 12!

Moved out of the Exchange at Daphne, AL. in December, still have not received my security deposit refund, no one will answer the phone in Atlanta, even when you press zero for operator it goes to a voice mail. One person from the accounting dept has acknowledged the issue and tried to stop payment on the check that was supposedly mailed a month earlier and send me another check, over 2 weeks later, still no check, she offered to stop payment on the second one and issue a third check and when I requested an overnight delivery or something that could be tracked I was told they couldn’t do that. I am now trying the BBB to see if that gets me anywhere. If you looking for an apartment, do yourself a huge favor and see who manages the property.
