On 4/13/25, due to a leak in the unit above mine, my bathroom and bedroom were flooded. David Diaz from Power Property Management followed up on my maintenance request on a timely manner and scheduled the necessary repairs. He coordinated everything and kept me informed throughout the process. He reached out to me to make sure that the vendors completed the work well. This review is particularly for Angelika Diaz and her efficiency and prompt help with any maintenance requests. I had a major bee problem that was resolved promptly (as any other requests) usually the same day or next. It’s easy to get a hold of her via text. Thank you Angelika for always sending out a vendor in a timely manner!

I moved into one of their units in March 2025 and immediately discovered the HVAC system posed a serious fire hazard. Their technician confirmed the issue and sealed the gas line, leaving me without heat for six days — during which temperatures dropped into the 40s at night.

I reached out to request a rent credit, which was acknowledged in writing. Miguel Mercado, who was assigned to handle my case, repeatedly ignored my follow-ups. I emailed, texted, and called multiple times over several weeks. He even told me via text that we could handle everything over email — then never followed through. It was only after I escalated the issue and spoke to someone else that I learned it had finally been passed on to upper management.

It should not take weeks of being ignored by your assigned contact, escalation to DCBA and the BBB, and multiple phone calls just to get clarity on a rent credit for something the company already admitted responsibility for.

I’ve documented everything and have acted in good faith throughout. Power Property Management Group may resolve this eventually, but tenants should be prepared to advocate for themselves — especially if your issue is handled by Miguel Mercado.

If you expect your property to be managed right into the ground choose this company!

My apt Windows are all falling out of the casings including the screens and a worker said they all need to be replaced. Guess what?! nothing happened.

The contractors don’t complete work and leave permanent messes behind them. Ie paint all over the ground that doesn’t get cleaned up.
The washers and dryers are super old, always getting stuck with tenants money inside. They say they won’t return all the money lost in the machines that they refuse to service or update. They don’t upkeep the cleanliness of the property. Ex .. stairwells and landings are all filthy. The grounds maintenance people purposefully blow debris & leaves into your car while it’s parked in the garage. There have been rat infestations and roofs and ceilings caving in during rain or due to Poor plumbing. But wait!

The best part of all is Every year they jack up the rent without fixing all the horrible issues that plague their buildings and tenants.

Definitely rent from Power Property if you understand how negligent they’re going to be as your landlords and don’t expect too much to get done that you need. But do expect nasty angry letters if your rent is behind the due date. While they won’t be accountable for the property upkeep they are plenty quick on the adding extra fees to your rent and raising the price every chance they get.
