We recently purchased a brand new home from Next Level Homes (NLH) in Hearthstone. There were significant delays to the substantial complete date, which is understandable given the catastrophic wind storm. However, Next Level Home (NLH)'s realtor failed to inform us about the major delay of more than a month, even though they were contractually obligated to do so. We found out several weeks later when we called to ask if we were ready to close.

Once we closed, we found the property to be dirty with missing drywall, deep scratches and cracks in the walls, missing baseboards, stains on counter tops, missing paint, missing light fixtures, broken exhaust fans, cracked window, and other major finishing problems. Forty-nine items in total were reported after receiving the keys. They claimed the property was move-in ready even though it was not. The NLH's realtor did not bother following up even once after papers were signed. In hindsight, We wish we had hired a buyer's realtor because the direct communication was very difficult with NLH's realtor. We've had better customer service buying a gadget let alone a half-a-million dollar townhome.

Thankfully, the superintendent, Tyler, was great to work with and in time had all of our issues fixed one by one.

However, when Spring came around, we found that the sprinklers were never finished by NLH. Now for the past 2 months, all the new townhomes have been getting the run around between NLH and FCS HOA. Water leaks have lasted days from multiple sprinklers (during a drought), since we do not have access to turn off the water. Lawns are completely dead and fences have issues. We have been calling and submitting requests to no avail.

NLH should take responsibility and fix all issues by installing/fixing new sprinklers and re-installing new sod. FCS claims the new sprinkler system is in but there are still major leaks and missing sprinklers.

All in all a very poor experience working with Next Level Homes.

I purchased a home from NLH at the Granite Lofts development about a year ago and have been very happy with the support and quality of the home. Everything has held up very well and the quality of materials was well above and beyond everything else I was looking at as a comparable townhouse new build at the time. I have had some issues, but the warranty team is incredibly responsive and helpful.

The only real major issue I’ve had is a leaky hot water valve on my kitchen sink. Lindsey picked up my call and got a plumber to my house within a couple of hours. The plumber is now working on fixing the issue and we will be making the necessary repairs.

I have been very happy with the HOA as well, they keep the property well maintained and looking nice including snow removal.

I would absolutely buy another NLH property, in fact I am seriously considering doing so as an investment! Our house has appreciated in value significantly in the 11 months we have owned it.

I have been living in the HearthStone community since December.

All this time I am experiencing ground shrinkage in my front yard. (I can't open or close my gate to the back yard).

Plaster peeling due the ground shrinkage.

I have had my basement window well flooded three times.
The drainage system is not set properly and its never been tested how it's going to behave during heavy rain conditions.
Every time when it rains I have to scoop out water from the basement well.

The sprinklers  were not set and tested properly.

The dead dry tree near to my unit should be removed or replaced.
But I am still being told that it would be alive.

This is a brand new townhouse.
And as a first owner I am expecting to have everything nicely set and ready to be used.

Next Level Homes built half of our development and is still the acting as HOA board for all of us home owners until they complete the project.

Its are first year in these new homes and some of the issues I've seen so far this year are:
- Flooded basements
- Sunken yards, fences and porches (several porches replaced already and sinking again)
- Incomplete setup of sprinklers
- Yards that are totally dead or dying
- Holes left for trees never planted
- Fences not installed
- Yards and driveways not setup with proper drainage to have the water flow away from the house
- Landscaping contract setup incorrectly (backyards are not being mowed and should be)
- No transparency to how HOA funds are being used
- Rude property management
- Lack of response and no expectations as to when or how these issues will be corrected.

All of this and more has left us home owners to write bad reviews, to call the city to report the builder, and to start interviewing lawyers.

What a mess that could have been avoided with doing good work, owning mistakes and communicating solutions.

We live in a property neighboring a subdivision being built by Next Level Homes. Today, for the second time in a year, we were forced to leave our home because their crews ruptured a natural gas line. The first time I could chalk up to mistakes, but the second time reeks of incompetence.
