The house is spacious, bright and has good air circulation. But apart from that there are many issues. Please read the below cons before buying in Navins .
- Maintainence - the maintenance team has some issue with their vendor/ Navins builders and the maintenance work is not happening properly . Even if you raise a ticket for an urgent issue you have to wait for months for someone to attend. Being in a gated community and maintenance being a problem, makes your day today life hard. You have to pay very high main amt for no expected service provided which will frustrate you.
Doors- constant complaint from many people after 2 years on doors, locks incl main door.
- Lift - Every week people get stuck in lift, lifts shakes badly, shows lot of errors, lift floor not in sync with ground and really being scary travelling in lift sometimes.
- No proper roads in front of navins phase 2
- mivan technology - Has both pros and cons. you can't alter any single item like a plumbing/electrical line or any construction changes ever. We have to do interiors which also includes kitchen countertop, shelves, cupboards etc before moving in making it mandatory. Allu getbis walls and doors rest to be covered in interiors.
- Every year the roads are dug during rainy season for water from rg nagar to move into the lake.nowadays dirty water is flowing thru canal which becones breedi g ground for mosquitoes. Casag is building this canal for a veryyy long time bt still not completed.
- I often see floor and wall tiles breakage messages in the group though I have not faced it. Not sure if these are quality issues in many houses. Though it is in warranty people are asked to pay for it.
Club house - decent maintainence and good facilities. Yet many facilities are available for limited time. For ex you can book table tennis 1 slot for 15 mins only. For 3 phases, 100s of families there and has one clubhouse. Swimming pool is closed on mondays and few hrs everyday. Yet many times the pool is not cleaned well ( Again not worse maintainence, an average maintainence)

These guys have sales people who know how to convince you that its a great idea to give all your money and buy house here. We got our final set of keys after almost 2 years. They withheld it because of 10k that they wanted us to pay. After their workers took 15000 to fo their job. Heavy hidden costs. Billboards are all lies. They will not allow you to do anything in your house saying "Rules". The security are all old people. The swimming pool is closed for 5 hours in tne day everyday, for cleaning purpose it seems. They will not allow you to enjoy any of the luxury that they promise. All has to be as per their time and convenience. There is heavy scaling. The water is filthy. The bathroom stinks because of the way the stp treatment is done. Very unhygienic. There is dirt in bath water. Sometimes bleaching powder. The maintenance guy says, if you consume small quantities of bleaching nothing will happen. If you keep anything in corridor or carpark, they will take and use as per their wish, without asking. Everytime power goes, 10th floor onwards water flow reduces to a trickle. If your stuck in the bath or toilet, god only should help you. I dont know in what confidence they are building tallest building in Medavakkam. How do they plan water supply. CRM team is waste. Maintenance team is waste. Sales team is awesome. Be careful. Dont waste your hard earned money here.

Planned to buy a flat in Navins,
After visiting the place my plan was dropped.

Cons:
No proper safety and any one can enter into the house from Balcony and room windows in first floor. Cheap wooden doors, not even cost of 2000 per door. Maintenance cost is too high, it will be like giving rent to our own house.

Sales person showing too much attitude while explaining. Road inside the apartment building are not well maintained.

More amenities
Good shops facility
Nearby schools and colleges

Think before buying the property.

Poor infrastructure and amenities. Especially the lifts are pathetic and a joke, one or the other lift seems to breakdown once in every 10 days and residents are left with only one lift. Too many problems faced by the residents, parking issues, poor maintenance, cons weigh more than pros. Advice to choose wisely if anyone is planning to invest in NST 2.0
