Julio was excellent in being very opened and honest regarding each of the areas we looked at.
He's very easygoing and enjoyable for doing business and explains everything to DETAIL.
Cynthia was also very enjoyable and great to talk to and deal with this business.
Both are great experts and ANSWERED OUR QUESTIONS.
Everyone in their team is super friendly and great to talk to.
We fell in love with quite a few properties because they're just beautiful areas.

If you want a piece of heaven then this company is a good start. We got our lot so that we can get away and just be a family. We love it. Kelly was honest and transparent about the entire process. Their crew cleared a pad for us and I was able to pull right in and start the weekend. If your looking for a blank canvas to get off the beaten path this is it.

The company is a scam. They are running your classic bait-and-switch operation. They are advertising their lots to draw you in for about $39,000 then when you drive out to the middle of nowhere and you go on their land tour the raw land they are now selling priced around $89,000. Their flashy internet ads show a white family next to a nice river with beautiful mountains views. It is nothing like that but ugly dirt and no vistas.

In reality when you get there you are shown a rough piece of property. You would have to grade the land, excavate it, if lucky drill a well and get water, try to tie into the electrical grid. If you are fortunate and did all that you are paying well over another $100,000. By the time you are able to get a builder, you will have to pay about $ 400,000 for an house. And you would have to do all the work, headaches, hassles and all. For that kind of money, You would be better off to just to buy a turn-key house in a nice upscale neighborhood.

Then when they drive you out to their property there are no houses being built, nothing. When you don’t see any new construction going on you know there is a problem.

Furthermore, when you drive up to their office you feel like you just drove onto a used car sales lot. Big signs that advertise, we approve everyone, no credit check, we will finance you, own your own land for as little as $1,000 down.

It is your classic used car scam. They’ll charge you about 13% interest. Your monthly payment will be will over $1,000 a month. They know that after about 6 months after their sales pitch wears off you stop making payments. It is very easy for them to take back the land. Just like a used car lot, after their predatory lending they know you can’t make the car payments of over $1,200 a month so they just go out to your house and reposes your car in the middle of the night.

This is how used car lots and this company really make their money. They lure you in with their flashy internet ads, sell all the suckers and then take their property away and they aren’t out anything.

There were a number of properties to choose from and we selected three to tour. All the employees were very helpful and easy to work with. The loan terms make it affordable to own a piece of land. We are looking forward to start building and moving on to the property as soon as possible

We are purchasing this land this is ours we just make monthly payments. This is in Duchesne. They were so nice to clean it out for free. Don't think they normally do. Edited—- Mountain West Ranches was actually really great to work with. The ONLY thing I have an issue with was this part of our professional relationship- everything else was great, and most people were awesome to work with:
They put our place to auction without serving us any paperwork or anything, after we repeatedly tried to call and contact them to see what was happening and what we could do, they wouldn’t return any of our calls or anything. They know where we live, some paperwork would have been nice.
