While I’m glad to see Morgan Properties employees enjoying a festive season, I must express my deep frustration regarding the starkly different situation faced by the tenants at The Preserve in Owings Manor. The issues here are unacceptable and continue to escalate without meaningful resolution.

Stray Feline Infestation:
The community remains overrun by stray cats, and the only action taken has been an email to tenants. The resulting accumulation of feces has not only created a hazardous environment but has also led some residents to neglect cleaning up after their own pets, compounding the issue. This unsanitary situation has made it unsafe to walk around the property and has caused illnesses to our pets. Despite emails and photographic evidence sent to management, the only response has been a phone call stating the issue was being addressed. Months later, no progress has been made.

Unresolved Maintenance Requests:
Maintenance requests continue to be ignored or inadequately addressed. Tickets are opened, scheduled, and then closed without the work being completed. I have personally dealt with this since moving here over two years ago.

Current examples include:

Cracks in Apartment Walls: Two sizeable cracks remain unaddressed.
Bathroom Repairs: Recently, my bathtub began to crack. While the work was scheduled and completed by an outside company, only the tub was reglazed, leaving the walls untouched. Additionally, they left pieces unfinished, stating maintenance would complete the job the following day.
When I called to follow up, I was routed to emergency maintenance. The individual on duty rudely informed me this was not an emergency, refused to assist, and hung up on me. Had I been informed this was a two-day process, I would have scheduled for another time. I am now left without a functional shower until at least Monday—if not longer.

This experience has been appalling. I have rented from Morgan Properties in other locations and consistently had positive experiences. It is unfathomable that such persistent neglect and dismissiveness are allowed here.

These issues—sanitation, safety, and maintenance failures—are inexcusable and must be addressed immediately. I am requesting urgent action and clear communication regarding the steps being taken to rectify these problems.

They are very unprofessional and the leasing officer does a terrible job in responding to emails, which is very important. They will make any and every excuse not to pay me my security deposit back after I had a sewage pipe that busted in my apartment. They didn't move me or anything. So I couldn't live any longer in my apartment that smells like awful! I sent the the leasing officer my an email stating that I'm leaving before my lease was up. And paid my last payment, shampooed all the carpets, the apartment was super clean, I took pics and everything. Leasing officer never got back to me. Went up to the leasing office several times and the leasing officer wasn't there. I gave them my number for them to reach me. I heard nothing. Then they want to prorate me for another month that I wasn't there for. I explained to them that I can't live in that apartment. It was bad for my health. They didn't care about me. They just wanted my security deposit and money soo bad. They are scammers. Don't even waste your money dealing with them.

This company is the worst. They make application process a nighmate. No real follow up. It is like pulling teeth to get any information. I should have heeded the reviews. The office will not respond. I do not know what they are doing all day but is not responding to people.

Rather than calling me regarding an paycheck question they just made a decision without giving me a chance to make an explanation.

I have lived at my current location for 3 years and was never once late with my payment.

Do they even do any real research or just get by with being lazy.

Moved here in September. Biggest mistake ever. The building is poorly kept. Maintenance suck. I’ve had work orders in since I moved in that still hasn’t been completed. Had a work order in for my bathroom tub for a week no one has stopped by to even assess the issue.

The ASSISTANT property manager ERICA OKORO is very RUDE. She doesn’t know how to talk to the residents and lies. She stated she was the property manager after rudely talking to us however way she felt because we were moving trash to the dumper that we pay monthly trash fees for. She doesn’t know how to talk tot he resident who pay 1500+ and are on time with their rent. The PROPERTY MANGER LOURDES GARCIA, CAM allows her to speak to anyone however she feels and she things it’s funny as well. We pay too much money here for anyone to think they can talk to someone like their child. If she would’ve said if we left the dresser by the dumpster we would be charge 100 instead of talking to us like she doesn’t have common sense or knows how to be professional than lying saying she was the property manager! They stated that the 100 dollar for bulk trash is in the rental agreement but I’ve looked and looked the only thing i see is the trash fee. I will be going above and beyond to talk to someone about this behavior!! Never renting with them again they are terrible. It’s so many bad things that have occurred while living here like getting stuck in the building and not being able to leave cause the man door was broken WHICH IS A FIRE HAZARD!!! ZERO STARS.

I submitted a work order today( 03/15) and a Maintenance technician arrived to my unit within 2 hours of my request! Eddee was my technician and he was courteous, polite and effective in assisting me with my issues! Kudos to you Eddee! As always, Brittany Green has been the catalyst in assisting our Residents with any issue that may arise!

Friendly staff and nice apaetments. Swimming pool, exercise room, Amazon lock box, plenty of parking,dog park. Great place to live.

I love Orchid Meadows point blank. The staff is excellent everything is lovely no issues problems or concerns. To those that would like to rent from Morgan Properties I can assure you that you will not be disappointed and for those that always have something negative to say why are you still here? And last but not least can we please have MS. Shawntay Ashton as our new property manager? Thank you
