Great townhomes! John was amazing throughout the whole process, he answered all my emails and thousands of emails very promptly and made me feel very valued as a prospective tenant. He made the move as easy as it could be! The community is beautiful and very well kept. The townhomes itself are great, the quality and thought put into the design make them feel more like a home. We love living here!

Love living here! The townhomes have a great design! The soundproofing between homes is amazing, you do not hear your neighbors. Any issues are addressed quickly. The grounds are kept clean & beautifully landscaped. My only complaint (which we knew moving here) is there are no amenities like a pool, BBQs, etc. Overall, totally recommend!

Judah is the best! We had a major issue with plumbing drainage in our brand new unit that we were renting at Merge 56. He was always available to us and insured that we were always made aware of the current state of repairs and cleaning. His consistent presence and support were invaluable to us during a trying time. Conscientious, thoughtful, able, and pleasant. Anytime I get to interact with Judah, it is a good day.

John, who is the manager for the whole rental complex, is also great! His things clearly isn't customer service. He was always attentive to our needs and always kept us in the loop. He is a consummate professional and clearly cares about the people who rent at Merge 56.

Having Judah and John here with us at Merge 56 make us want to stay here for the long term. We won't be moving out of here any time soon.

Living at merge 56 has been an amazing experience. It’s a safe and very nice community.
Judah has been great helping out with anything we need in our townhome. He is responsive, knowledgeable and very kind. My family know if something goes wrong he will handle it.
John has been great to our family. He made out move here very pleasant and has made our experience living here very smooth.

Had a good experience while living here. Neighborhood is safe and quiet. Did NOT have a good experience after moving out. I want to caution future tenants about what you will face after moving out!! Merge 56 is shady and as a person with a law degree (awaiting my bar exam results), I feel that Merge 56 does not abide by the CA Civil Code.

Our rent was $3,995 from Feb. 2023-March 2024. It was a reasonable price considering San Diego rental prices. Before our 13 month lease ended, Merge sent me a letter saying the rent would be increased to $5,586 if we wanted to do month-to-month. If we signed a 12 month lease, our rent would be $4,150.

When moving in, I paid a security deposit of $2,500. Merge 56 will charge you a move out cleaning fee of $325. This was a reasonable price after getting quotes from 10 cleaning companies. Merge 56 is also charging me $451.50 "partial paint fee"; $75 for a missing window screen that was never there in the first place (I have proof of this in an email to the property manager); $107.21 griddle replacement; and $52.53 water filter replacement that I was never told I had to replace before moving out.

I get that Merge 56 doesn't want to pay out of their own pockets for these things, but it's not legal to charge the tenant's security deposit. The California Civil Code 1950.5 states that a landlord may deduct from your security deposit for things that were BEYOND normal wear and tear. My deposit is being charged for things that were within normal wear and tear. Obviously, Merge 56 will just counter argue that it was beyond normal wear and tear.

Do yourself a favor and DO NOT RENT from Merge 56 unless you want to say good bye to your security deposit money.

Merge 56, Amazing company and amazing people to work with, The most beautiful community allover southern california. We work with them for the last couple of years and cant say enough good words about them, John been amazing to work with overall.
