Dear Mark,

It is with great pleasure I write to sincerely thank you for all of your help in 2024 with the sale of three properties belonging to my friend and neighbor, after his death in October 2023.

I believe it is best to interview three people regardless of what project you are undertaking. I spoke with two other real estate agents regarding the sale of the houses prior to our meeting. You came recommended by the financial advisor with whom I was working. Prior to our meeting I provided you with the addresses of the properties, two of which were rentals. Our connection in February 2024 was obvious in that you came on time, despite the bad weather, and well prepared. I explained I had just obtained the appropriate paperwork to act as his Personal Representative. You provided copies of documents I would need for the sale of the homes as well as comps for each of the three houses. You were well prepared and I knew you would be able to handle selling all three houses. You provided the name of an appraiser to get the houses appraised and informed me of other issues related to selling houses in an estate. You also provided me with the name of an agent in Delaware who could help with the sale of the beach condo.

You assured me any contact with the two rental properties personnel should be directed to you; I did not need to have further contact with them. I had sent notification that the houses would be sold. Then you took over. The first house in Silver Spring had been rented to the same family for approximately 14 years and they wished to purchase the home. You made the sale easy and settlement happened in April 2024.

The second home, also in Silver Spring, had been rented by the same family and although they wanted to buy it, it was not in their price range. You worked with contractors to prepare the house for sale to obtain the best offer for the house. When the house was placed on the market, contracts were due in a short time frame. We reviewed a number of contracts; you provided your opinion and explained each of the offers to me. Once I selected one most beneficial to the estate, I had little to do other than show up at the settlement in May 2024, and sign the papers. Two down, one to go!

The third house was his residence for 30 years and contained furniture and personal items belonging to him and his family. I wanted to look through things and his brother, who lived out of state, came on several occasions to identify and take the items he wanted. This process took some time but again you suggested cosmetic work on the house and coordinated those issues and assisted in removing things for trash pick-up. The house was almost empty and you got photos and a video of the home. We discussed the price and placed the house on the market in October 2024. Again, it took only a week to get the offers. After some negotiations, the settlement date was early December.

Between the sale of the two rentals and the final house, you provided assistance to a friend in Annapolis who did not have a realtor. I know it was a challenge, but in the end it all worked out and I am sure she was appreciative.

It has been an extreme pleasure to work with you, Mark, on the sale of these properties and at this point I am breathing a sigh of relief. I have learned an enormous amount about estates and the sale of houses thanks to your help.

We were in a hurry to sell our property as we were planning a move to Hawaii. I called several real estate agents but was convinced when I talked to Mark that he would do an excellent job.
