Update: 02/01/2025 THESE PEOPLE NEED TO BE HELD ACCOUNTABLE
In addition to my previous review:
My wife and I terminated our lease with MP on November 15th, 2024. We ended up moving into a house with a much better property management company for a much more reasonable price. It's taken me a while to write this as I mentioned in my last review that my wife and I welcomed a baby home just 3 months prior to moving out of the hell that is Mariner's Pointe Apartments. I'm making this update to describe the even more nightmarish problems we shortly encountered after making the first review which would ultimately lead to the breaking point of our intentions to stick out the remainder of the lease to July 2025. On October 1st, 2024 I had made a call to maintenance around 5:00 pm to report a "bubbling" sound from the drains and poor drainage throughout the day. To no surprise nobody got in contact with me or came out to investigate the issue. At 11:16 PM I heard water pouring onto the kitchen floor coming from the washer drainpipe. Along with the water coming up from the standpipe the dishwasher began to back up and the kitchen sink. As I'm wiping up the water the smell hits me. It was raw sewage water that had back flowed into the drains. The whole row of homes (316 to 326 Adair ct) had been affected by the back up. In the pictures you'll see the pieces of toilet paper in the water and coming up the drain in a video i have attached. At this point the whole first floor of my townhouse is contaminated. The water was in between the seams of the vinyl floor, under my cabinets, and into my living room. My wife was upstairs with our 2 month old baby at the time. My wife and I took the day off work to go to the leasing office to speak with Khadeja Brothers. Our visit with Khadeja was underwhelming to say the least. After offering little to no solutions while also bouncing between us and another person she had on the phone during our entire meeting (How professional) we decided that we are done with MP. Khadeja stated that we would not have to pay a lease termination fee and if we chose to stay that she would lock in our current monthly rate so if we went to renew the lease our rate would not increase from $1,682 to $1900 and change. Khadeja stated that our last months rent would be prorated upon termination. No sanitation crew was ever dispatched to clean our townhouse. We submitted our lease termination paperwork and notified the office that our move out day would be November 15th, 2024 after securing another housing situation. On October 15th at 12:04 PM I spoke with Khadeja on the phone regarding the agreement we had and requested an emailed confirmation of the prorated amount for November's rent. I soon noticed that every time i would send them an email the only way they would respond to it was through a phone call, as if to avoid having anything they say in writing. Khadeja agreed to the prorated amount on the phone but still i never received an email even after specifically requesting that it be emailed to me so I can have a physical copy for my own record. The prorated amount for November was going to be for half of the month, 15 days, an estimated $841. My wife and I paid that amount only to get yet another phone call on 11/11 denying our agreement of the prorated amount altogether and now Khadeja stated that we now owe the full amount of November as well as 8 days of December. Funny how the only email I ever got was stating the new amount that was owed and not the original that I had asked for multiple times. At this point we want to be done with MP entirely but we continue to be expected to pay for time that we were not occupying the unit on top of the long list of health hazards we were experiencing while living there. Even today I received an email from AION Billing Concierge stating that we now owe $1,642.65. We believe that no one should be expected to pay for these living conditions especially when they are not remediating the situation and doing their part as a reputable property management company. Do better!

Beyond frustrated with this establishment. Have been contacting them for 3 weeks just for a rental verification document. I am on month to month and do not have a lease. I actually have no current documentation stating that I am renting from them at all. I did finally get something typed up today and emailed from the leasing office and of course it has the wrong amount indicated for my rent rate. I called quickly as I am working to get this corrected and Rose decides she wants to go back and forth with me on the phone instead of leaving a message with the office staff Paul to have this resolved. Very unprofessional! I can not wait to move and to be done with this constant nonsense. I have not experienced anything like this at any previous residences where I have rented they are one of a kind and that is not a good thing. Nothing gets handled swiftly. I still have maintenance tickets from September that have never been completed but they could care less and so could I. Thankfully I will be moving soon.

I first moved into Mariners Pointe in December of 2023. The people in the leasing office at the time were great. Then months later I find out there is a whole new office of different people. We were experiencing unhealthy problems in the home. I reach out to Khadejia. Things are not being done in a timely manner as I have an infant in the home. We dealt with her for months. We got to the point where we didn’t want to be in the home any longer. She then finally came to my home to see the problems and get them “fixed”. As she was in the home she told us that we could terminate our lease without penalty since we wanted to leave only a month early. I sent the 60 day notice via email. I stated if it could not be handled through email we could bring in a letter. No response. I then called while I was at work and she said everything was good. I didn’t speak to her after, we just wanted out. We left January 31st 2025. I then called the office because we were being charged. I’m being told there’s nothing they can do. Whoever the owner is, they’re doing a crap job hiring decent people. Will never recommend this place!

I’ve had to deal with a lot of ups and down only good thing about the place is the maintenance . I’ve had issues with my rent posting in the pass when it was paid . I had to wait for credits owed to me to be posted for 4 months . And now the same thing rent is paid before the deadline and receiving failure intent to pay and also summary for ejectment with a O balance on my portal and also proof from their robot Max but waking up to letters is beyond me. When you call you barely get a answer when I prior go in the office it’s always multiple different stories and now it’s a new management team and this does not make me want to recommend anymore it’s to much .

Took a tour of this place and I couldn't believe the value I was getting for my money. My townhome is spacious and updated and for a great price for the area. The staff in the office was so friendly, and helpful, they explained they are a brand new staff from the PM all the way to maintenance and they came to add value to the property and community, rebrand, connect with the current residents to implement the changes they'd like to see, and make this place the go to if your looking for quality, and value, for a great price. I'm happy to call this place home, especially being new to the area.

I’m trying to get ahold of upper management. I was a tenant at mariners pointe from Nov 2023-August 2024. I had to end my lease early due to multiple complaints I put in due to mice and then my air conditioner leaking and saturating my bottom step. I told the manager at the time, Khadija it smelled liked mildew and the carpet needed to be pulled up. Didn’t do it. I happened t move a box of diapers I had sitting there and mold, all over the carpet, wall, and box. I have pictures. My son ended up with bronchitis during that time and the door said it was due to the mold. So, we moved. I spoke with Khadijah about it, she said everything would be written off, and let me go. Well, it didn’t. It continued. I moved 8/31/24 and they kept charging me rent, upping my rent, sewage, water, electricity, trash, and I’m now up to almost $8k. I received a falsified move out statement stating I moved 12/27/24.
Back in Nov Rosio reached out to me, like they were going to help. She sent one email and that’s the last I heard from her. I’ve emailed her multiple times, she’s ignored me. She told me yesterday she’s aware of the falsified move out statement. But instead of picking up her weight and finishing what she started, she got the new property manager, Paul, to get involved and now I have to wait on him.
We have court 3/18/25 because they took me to court and evicted me 11/3/24, meanwhile, I moved and provided my new address to them in August. Due to these false allegations, I will be suing for defamation of character, fraudulent charges, and the health hazards we lived with. I have the medical records of the bronchitis.

This company is a joke from regional on down and I’ve had enough.

I would give 0 stars if I could. My fiancé and I applied to live here and their communication skills were beyond awful. They don’t answer the phone, their mailbox is full so you can’t leave a message, and they don’t get back to you in a timely manner. They led us to believe that we were approved and we hired movers, started packing, and 5 days before our move in date they email me saying we were not approved. When I reached out to them about this they never answered me. And their reasoning on the email was a criminal or public record, neither one of us has any type of record. And honestly based off the reviews of this place, I’m not surprised and quite thankful we won’t be moving here. We were approved elsewhere with no issues at all and have had an excellent experience with them. It really showed how awful the management is at mariners pointe. Steer clear from this place. The pictures and units may look nice, but the staff simply does not care about you.

I give kudos to Mike who is the new Maintance Manager and I wish him the best success in all his projects. I'm so pleased with the work Mike did on the request I submitted. He worked hard to complete it, no matter the issue that was, he accomplish and got the work done. Well done Mike👏🏽
