Purchased a home in 2019 in the mountain gate community. Same week escrow closes started to have roof issues. Over next several years numerous service calls and “ repairs” Definitely not normal and was told it’s a glue problem and they were fixing. It was just patched over and over. It needs an entire new roof!!! And where’s mandalay?! I’m told they will get back to me and weeks go by with numerous emails & calls and nothing. No contact. Just know your home you paid for may not be sturdy and when you make them aware they start stringing you along then ghosting you. I have all the written documentation as well aka receipts.
It’s been several YEARS at this point of asking for the proper repairs.

Mandalay warranty is worthless. Now refusing to fix damages from concrete slab repair and flooring replacement that they caused to my home.
Here is a quick list of other problems I've had.
1. Sewer backed up into the house on the first day.
2. Main shower head replaced, full of dirt.
3. Main shower drain has a series of bends like stair steps down, and it gurgles.
4. Other shower had no hot water, it was taken apart and fixed.
5. Kitchen faucet replaced, full of dirt.
5. House water pressure was too high, full city pressure, was adjusted down.
6. 3 smart electrical switches and connections were replaced.
7. All smart switches rarely work on first button press. Avoid these if you can.
8. Exterior outlets on rain side of house were not sealed, had to be replaced due to water damage. Sealed other exterior outlets.
9. Wifi had to be relocated from one end of the house to the middle because it was too far to reach one end of the house.
10. Wiring from outside, through the attic, and to the modem was replaced.
11. Exterior stucco cracked and was repaired and painted. Cracked again.
12. Interior drywall cracked and repaired 3 times, 5 different locations.
13. Lots of touchup paint inside. Lots.
14. 8 windows replaced. Another needs replacing.
15. Interior caulking around all windows cracked.
16. Trim pieces on 4 exterior windows warped, popped out, replaced.
17. 1 exterior door replaced.
18. Front and back door had big gaps under, seals fixed.
19. 12 x 24 inch hole in the attic between garage and main house was closed and insulated.
20. Kitchen drawer was out of alignment, was reinstalled.
21. All kitchen cabinet doors were adjusted, re-aligned.
22. Pantry sliding door keeps loosening and has to be re-tightened regularly.
23. Central air was not maintaining temperature, was reprogrammed wired to read temperature correctly.
24. Air purifier / cleaner unit was found missing, had to be installed.
25. Central air was not balanced, adjusted for cold second bedroom.
26. Solar panels took 6 months to activate due to unresolved paperwork issues.
27. Solar panels tripping breaker when it rains.
28. Concrete slab repairs, and flooring replacement.

Friendly, completed the work in a timely manner Noticed my blue tape on my walls and noticed the top wood above front door that was replace was not painted. Said he would mentione it to you. my air filter was not working when he got here. it was on but must of tripped. Need to know how I know it was not working? The filter was not dirty though, I wasn't home much this year because of the death of my mom. I would like to touch base with Johnson company and find out when they came and I sent them away 2X. Please send me their phone number please.

Glendon always does a professional job. He answers all questions, plus goes the extra mile cleaning by wiping down the perimeter when changing filters. He recently helped me troubleshoot a swtch and HVAC issue. AMP is a good investment.

After waiting 22 1/2 (almost 2 years) the house has too much set backs and flaws. Pictures I downloaded was taken last year while waiting. The punched hole was made around May 2022 but they just finished it yesterday, Jan. 25, 2023. I closed Dec. 16, 2022 and moved to the house Jan. 12, 2023, other's are done but still waiting for the cabinets to be done because some doesn't have shelves, no handles, no toe kicks, forgot to install the hanging rack in the laundry room, and need major adjustments in cabinets drawers. The contractor staff keeps telling me that they understand but it's irritating to hear it after waiting too long and the house is not fully done when I moved. I signed the contract when the interest is low and house price is affordable but now, the interest rate is high. I don't have choice because I don't want to be homeless. VERY DISAPPOINTED!
Sharing the pictures and hopefully the future buyers won't experience what I've been through in buying a house in Mandalay Jasper Community.
