We had such a great experience building with Liberty homes that we decided to build another home with them. In the next couple months here are hoping to build a third house with them as well. We were impressed with their speed and our closing dates were right on schedule. The quality was great and any warranty request we had were quickly resolved by Bryce the project manager. The warranty process is pretty impressive to just go online and see what you need fixed and they come out and fix it. Great company, great people, we're excited to build with them again.

Our very first home purchase was building with Liberty Homes in 2016.

While we had only minor hangups during the build, the rest of the issues have been continuing to show themselves in the short number of years to follow.

The landscaping was poorly done and left a deep slant that makes the already small yard nearly unusable. Adding to the problems is that all the sprinker systems are so close together that our neighbors is into our yard.

We've had several leaks through windows, causing a good deal of drywall damage and and now having them replaced due to how warped they are. Due the cracks and dips in the stucco, we also had to get the entire backside of the house redone.

Due to how the ductwork was done, it doesn't allow for enough air return or ability to push it into the second floor and put stress on the furnance, reducing its lifespan.

Our most recent issue is now water coming into our garage from leaks in the roof and having to pay to repair that.

I'll never purchase a liberty home again and if you do, be prepared to pay for a number of repairs.

We are building our first home and Liberty Homes has been incredible. They have helped us at every step of the way. Any questions or concerns have been resolved. Building a home felt like trying to climb a mountain, we didn't have any idea where to start. Thankfully the people at Liberty Homes have made the process simple and understandable. Everyone in the company has treated us amazingly. From our sales lady to the project manager and everywhere in between, our experience has been perfect. My wife and I had some concerns purchasing a home with out touring a model of the floor plan, but Liberty Homes was able to schedule a time with two separate families to allow us to tour their homes. This also gave us the opportunity to see the floor plans, but it also allowed us to get feedback from other home buyers. Both families only had only positive things to say regarding their experience. We can't tell enough people how happy we are with Liberty Homes.

I hate to leave a bad review because I love our floor plan and the location of our home, but the quality is beyond horrible!!!! We have lived in our home for 5 years. The front of three cabinet drawers has just fallen off, we have replaced almost all of our baseboards because the wood is disintegrating and our microwave has blown up 3 times. But they say there isn’t a problem with the electrical….hmmmm! The paint on the walls is so thin that if I wipe too hard it’s gone and when the a/c is running it rattles throughout the whole house. It makes me so sad that our 5 year old home feels like a 25 yr old home. Just a word to the wise, do your homework before you build with them. After you have moved in….your satisfaction is no longer their problem or concern.

Do not build with Liberty. You are paying them to build you a fixer upper. Our home has had a lot of issues. It took 4 times before they could install 1 window correctly causing issues with the home passing inspection. We had a gas leak for a month due to an improperly installed pipe to the water heater. Within a month the microwave broke. The bathtub in the master bath has cracked in 2 places. The ceiling has cracked and split all the way across in multiple places. Liberty did not put insulation in our attic or post the certificate that it passed inspection. We are still waiting on Liberty to respond to warranty request. There website says you will get a reply in 24 to 48 hours. Its been weeks with no reply. Text messages and attempts to reach them go unanswered. Before I closed on my house I was assured by Liberty they would put in a drainage system to deal with the ground water issue that THEY DID NOT DISCLOSE in the selling process. Now they are not putting in the drainage system they promised and put in writing. They are dishonest and only care about getting your down payment.

This is the largest purchase you will make! Read this review before using liberty homes!
First off let me start with the good. We love our home, and the street is full of wonderful and diverse people.
Now for the bad. To be honest we had one of the best experiences on the street and we would still NEVER recommend liberty homes to ANYONE! We had a framing issue when our oversized shower was framed in and had to fight to get it resolved after paying a premium for it. The house came within minutes of being painted the wrong color and only after the painter refused to follow the foreman’s incorrect instructions did the foreman call me and we worked things out. For the painting issue I ended up leaving work and meeting with the foreman to get the issue resolved. Our home did not come with transitions from the carpet to the kitchen and bathrooms flooring and when I asked about it, I was told that is an upgrade. We, along with several other homes on our side of the street had a major issue with groundwater that was never really taken care of by liberty. We have seen a realtor, foreman and director all leave the company or step down because of the almost non-existent communication and unbelievably poor management. I have personally witnessed homes with no, literally NO insulation in the attic after the owner moved in and had lived there for months! I have seen homes with interior walls NOT attached to the floor and able to move several inches. Homes have stucco that have what I would consider severe cracking after only months. I have seen foundations that have massive cracks only months after the owner moved in. The list goes on and on and on. In my experience with liberty they will deflect, blame others, belittle the perspective of the owner but never ever take ownership of things that should be handled by them. From what I know and what I have seen you may end up with a nice home but get ready to go through HELL to get it! Dealing with some of the staff and upper management at liberty is like dealing with the slimiest used car salesmen you have ever had the displeasure to encounter. I have been able to catch liberty in an outright lie more than once and have emails and pictures to prove it. I have had things not fully disclosed and they are not what I would consider an ethical and upstanding business. Most things liberty does resides in that plausible deniably, grey area of moral and immoral. This sentiment is echoed by many of the owners on the street that I have personally spoken with. If you want to know what kind of company liberty really is, knock on a few doors on Park Bluff Way in Bluffdale and you will understand why (to my knowledge) 25% or less of the people on the street would recommend liberty to anyone. As soon as this review is posted, and liberty gets wind of it you will see multiple generalized sentenced 5-star reviews suddenly appear, I can almost guarantee it.  There is so much more that could be said but I will end with this, DO NOT BUY A HOME WITH THIS HORRIBLE COMPANY!

I have loved building with Liberty Homes! I have built with a previous builder who wouldn’t allow me very many options. Liberty has given me tons of choices to customize it to my needs and lifestyle, which makes me feel so excited to create my home how I want it. The superintendent, Bryce, has been awesome to work with! I love how he truly cares what my home will look like. Liberty Homes has been great to both build with and to work for. I can’t wait to see my home completed! I would recommend them to anyone looking to build a home.

Overall good. As with all builders there will be hiccups during building process. Warranty Requests handled in a timely manner. Build quality is standard tract build. No bowing walls sinking foundation etc in my experience... take that with a grain of salt... But as with all new construction in 2022... They are all match stick houses with stucco so do not expect a hardy brick build like your grandparents. They do their best a d the effort shows. Still my old brick rambler will hold up better

Update 2/28/23

Updates stars from 4 to 3. Seams around ceiling to wall starting to show gaps due to house settling. Had to have recaulked. But that's a patch job and it will Crack and show again shortly. Will update again in a few more months. 1 year in. This is in park bluff way neighborhood in bluffdale.
