As a first time home buyer, I am grateful for the opportunity to come across LGI homes here at this location. It started with what I wanted in home and doing some research. This area of Caroline County is spot on. My preference, exactly what I wanted, the style, everything. Now the next step was starting the process with visiting the property and meeting the lenders, LGI. When I met Emily, she walked me through the entire process and made it too easy. Never had a problem whatsoever, I was super lucky. From filling out the application, to qualifyi g for mortgage, and awaiting when my home was completed. Any questions I had, Emily and the staff were always helpful with providing answers promptly. Thank you Emily and LGI staff for your patience and helping me through the first time homeowner welcome. As inconceivable as this might sound to some, I purchased my LGI home sight unseen.
I found myself in an unfamiliar situation that required swift, drastic actions.
One February's Sunday evening I met Emily.
Without disclosing details, Emily picked up on my urgency. That evening I was told LGI could deliver a house in 90 days, specific date was provided that evening & met by LGI.
My physical location was approximately 2 hours from Brookwood. I wasn’t able to physically see the progress of the house.
Each Thursday, Emily sent pics of house building progress, kept me updated on next steps, inspection and expectations.

Each individual I met during this process was intelligent, personable and patient; including LGIs preferred partner used for mortgage, closing representative, project managers, etc

Horrible 1st impression. After the warm initial greeting from 3 individuals, the sales guy quickly handed me a form to fill out which made it feel like I just walked into a used car dealership. Rather than listening to and answering my question, he had a wrong about way of not actually answering the question. When asking for a physical brochure, I was repeatable told "that's not how things are done anymore" - Not having a model home to get a feel for owning a home in the neighborhood was disappointing, especially because standing in the office building home isn't even one of the floorplans of homes available to purchase which just seemed odd as well, not to mention the garage with no driveway. For a new neighborhood, (I was told only 5 years old) .. I would've expected more. Unkept yards everywhere. Price point on these homes are great, but with my experience and interactions with home builders, agents, loan officers ... this was the worst. People skills should not be unrated.

Knowledgeable and helpful people here, Emily explained everything very clearly for us and they approved us quickly. She asked for all of documents needed at same time not like others to ask one atvthe time and each after a week, It didn't take long for pre-approval. I like thier immediate responses to calls and texts.

I bought a Home from LGI. This is my second home. The consultants were very friendly very informative and very very helpful. It was the best experience I had buying a house ever. I learn something and I’ve been buying homes for over 30 years. Their business model makes it easier than ever and they tell you every step of the way what to expect. I would highly recommend purchasing an LGI home.

First the BAD. The $1000 dollar deposit is really a fee of some kind. The salesperson was very vague on it, and I could not get a straight answer from her. They offer no closing costs, but you must finance with their preferred lender to get it. Again the $1000 disappears and the deposit does not reduce the price of the home like a normal earnest money deposit would. You cannot buy down the rate with it either if you go with their lender. I think the best way to describe it, is this. It is simply a processing fee. It's similar to the fee that car dealers charge. It's pure profit for the company. It's like any purchase you make. Buyer beware. Ask questions and don't let a fast talking salesperson take advantage of you. Bring a GOOD realtor with you like I did, to help you negotiate. The realtor can help you decide the best financing options available to you and your specific situation. Now the good. Homes are very nice. Receptionist was nice.

DO NOT BUY!!! These houses are defective and they don’t build them up to code cutting corners everywhere they can, our AC has been messing up since we moved in and we’ve only been in our house for a little over a year and pipes all over the house burst causing water damage to the point where it is unlivable and multiple neighbors are having the same issues but no one wants to take responsibility.
