Sadly I've had an extremely horrible experience with my TH at Sycamore Ridge built by Lennar. The total number of problems far exceeds 50-60. Some minor but many a big deal. Like the first winter my first floor was as cold as 46 degrees. I was told by Customer (CS) heat rises, to be expected. I have 2 doors to the outside and one to the garage on the first floor. All three you could actually see outside because the seal around the doors was horrible. Plus none of the furnace dampers were marked so adjusting them is a problem. Both frames to showers missing all the caulking around them, told by CS, "everything was done to Lennar standards and the water needs to run out." Water should not go under the frame. I had 38 holes in the wall above my kitchen cabinets, none of the kick boards were finished under cabinets in all bathrooms and kitchen. Dozen of areas of horrible finish work on the walls, coat closet depth is too short so hangers won't fit, had a dent in my kitchen metal sink and was told it could be buffed out, you can't buff out dents in metal, the toe boards on the landings for the stairs seemed sloped, when I pulled up the carpeting I found the 4" boards to be split. Grout was even smooth over the top to hide the broken boards. I asked for a repair and was first told they would add screws. I said no, the small board was already split, then they offered to put a board on top. I had to demand a replacement. I replaced carpet on the first floor with vinyl to find a large crack in the foundation completely across the room. It was apparent a poor repair was attempted. Skirting board on both sides of the stairwells were cut too short in multiple areas and caulking was pushed into the spaces. My fridge door was damaged, and my dishwasher was installed at an angle, but I was told I had to deal with it and damages can only be reported the first week. My kitchen sink started rusting after a few months, back water facet wouldn't turn at all, CS told me to use a jar gripper. Took weeks of complaining to get it fixed. The plumber said it was completely broken inside. I had the ends of 23, 1/4 boards not painted. I had no hot water in bathrooms. Took more than a year for the last of my front yard shrubs to be installed and I have neighbors still waiting on theirs. They laid the sod over building trash and rocks. I've come across 6 wires sticking up in my backyard. CS doesn't always return emails and when they do they don't address questions, plus I had one CS rep that replied with insults directed at me. I told them it was unprofessional and they replied it was warranted and they're careful picking their adjectives. The list goes on and on..........I will never buy a Lennar home again, never.

Houses are garbage. Had many issues. Thank God we are only renting, because I would never purchase such low quality trash. There is debris and leftovers on the road from construction and as a result there was a nail found in my brand new tires. Mike, the property manager was super defensive when it was brought to his attention. They are also paving and provided areas to park in, and I go outside only to find my car has been moved from an area not mentioned on the list of areas to be paved. 😡 Also, they do not disclose that this area is in Fort Detrick’s “Area B” which has had a water contamination issue and the area is also known as the “cancer cluster.” So if you are looking to purchase a home, do some research.

I do not often write bad reviews, but this is necessary. We bought a home through Lennar in Baltimore county last year and still do not have a functioning AC unit. Once you have moved in and paid, they will not respond to any of your emails or phone calls and will keep you waiting. I have two young kids and we are entering another hot summer and our house stays in the 80s on a hot day. Their pace is borderline negligent, and they do not have any compassion for the homeowners. Customer service will “get back to you this week” “get back to you tomorrow”, which really means never. So frustrating and unfortunate. We love our home but to mess up such an integral part of a home and take this long to acknowledge a fix is unacceptable. I wanted to warn anyone else before they signed a contract!

Overall I will definitely say this is a good place to live, although I love Montgomery County and precisely Frederick. I moved to Montgomery county at the start of the pandemic and i must say i am enjoying a lot of benefits compare to the other county i moved from. I will say the consultant was very helpful with some questions but pretty much did everything else ourselves. The community is new development and it looks beautiful. My only complaint is the price of this community, it's on the high side but i guess with all of the peaks you are getting, i believe it kind of worth it. Overall this is a good community to consider. I hope this helps!!!

Sales reps excel, but I question whether the loan department grasps the fundamentals of W2 components. Their comprehension of diverse income structures appears limited.
