My husband and I hired Lawlor Architects to completely renovate our Capitol Hill row house. We had a lovely home, but it was built in 1911, had an extremely small and unworkable kitchen, few bathrooms, and awkward spaces. Since we had 3 kids and wanted to stay in the home (we love the Hill and our neighborhood), something had to be done to make the space more livable. Steve Lawlor and his team were amazing and the renovation project exceeded our expectation. They took a lot of time to carefully evaluate how we lived, what our specific needs were, and how the new home design could meet those needs within our budget. The project was massive (completely reworking a 3 floor home) and took about 8 months to complete. The project was finished on time and within our budget (the only things that went over budget were last minute additions we asked Steve to make). That's the other thing - as one goes through this process, one may realize there are changes they need that weren't clear in the beginning. Steve's team was very flexible to the many changes (some last minute) that we had them make to our home design. Steve, his design team, and our contractor Leigh Mailloux were flexible, patient, understanding, and good communicators. Also, renovation, especially on older homes, can seem daunting. Steve and his team helped us with everything and made the process easy and low stress. That's an almost impossible task with a renovation like the one we did! I can't say nice enough things about Steve, our wonderful designer Paula, Leigh, and their crew.

We worked with Lawlor Architects on a rowhome renovation in Capitol Hill in 2019. Steve and Bonnie did an incredible job guiding the entire project. As a trained architect and practicing landscape architect my expectations were set high. Steve exceeded them. Lawlor Architects outlined the right expectations and delivered. A significant home renovation is never an easy undertaking. Lawlor's experience, dedication, and focus made the process enjoyable and collaborative.

Based on recommendations from neighbors and after conducting a few interviews, we hired Lawlor Architects to help us convert an unfinished basement in our 1899 townhouse into useable space. The project was complex, as it involved structural considerations, significant upgrades and re-configuration of utilities, radiant heat beneath the floor, and various other unique features. Steve and his team were excellent partners; they were thoughtful, took our input into account, communicated effectively, and managed our expectations. More than most architects, Lawlor took an active role in sourcing and helping us manage the GC we chose. The result has transformed the way we live in our house and there's never anything we wish we thought of in hindsight. We appreciated our collaboration with Lawlor so much that we used them again in a project to transform our backyard which included building a garage/carriage house. If we ever decide to take on a third project, there's no doubt that we will use Lawlor again.

We paused work after the initial sketch stage and planned to restart in the spring. Then we got an unexpected bill for close to $12 k, in addition to the $7k deposit. It cost us nearly $20,000 for as-built drawings and two initial sketches. The last firm we worked with charged $3,500 for this stage, and did better work. Although I can’t speak to this firm’s work quality, I recommend avoiding them on billing practices alone. It took them 140 + hours to do as built drawings and sketches, which is questionable at best,

Steve came highly recommended to us and we would highly recommend him to anyone looking to do a big project in their home. We felt like we were in good hands from beginning to end which speaks to how stellar of a job Steve did with planning, execution and communication. He's got a great eye and there were many design aspects that we may not have thought about or noticed up front, but we've come to appreciate even more a few months in to living in our new space. Our project came in on time and on budget, two things that have never happened to us with a renovation project before. The last thing I'll say is that Steve has great relationships with the contractors he works with and we felt that throughout the project it was really a "team" working together to bring our project to life. While we hope to never need another renovation project of this scale, if it comes along I couldn't imagine working with anyone but Lawlor Architects.

Our house, built in 1923, was completely gutted down to the studs and renovated in 2014. We had chosen Steve Lawler after looking at about twenty portfolios. What we appreciated about Steve was his ability to perform a renovation in a historic neighborhood to achieve a modern look (inside and outside) that still fit with the surrounding historic houses. When finished, the house was a new, modern house that was harmonious with the surrounding neighborhood. Several owners in the area knocked on our door and thanked us. Also, Steve was only one of four architects we interviewed that was forthright at the beginning about what we could accomplish with our budget. His fee structure was fair and helped contain cost growth.

Steve and Bonnie were the perfect fit for our total gut job and expansion project. We needed someone who understood our short/long-term vision for the house, debate us on what we really needed and turn it into a reality. We appreciated immediately the insight into realistic costs and timelines. Steve was very knowledgeable on how to get the plans approved through neighbors, BZA and DC. Bonnie was fantastic at optimizing the layout, creating a very fun reading nook and assisting on the finishes. House projects always have unknowns and stress (add 20% to your total cost!), but the team helped streamline to make it as easy as possible. We'd highly recommend them and would definitely use them again on a future project. Upfront communication was excellent, but would recommend tight coordination when major interior item decisions and purchases need to be made.

We used Steve and his team for a major re-design of the second and third floors of our 1896 seven-bedroom house in Cleveland Park. The project was complex, involving re-arranging bedrooms and bathrooms for more light and space without changing the shell. Given the complexity of the job and our own penchant for perfection, we knew there were many ways this could go wrong. But working with Steve was a delight. He made it all better. He had great ideas and was always available. In addition, he was also fun to work with -- a great sense of humor, responsive to our own views, intuitive, and refreshing in his willingness to be off beat. Most important, he is a genius architect with a first rate eye. We will always be grateful to him for helping us.
