Honestly,
The reviews can be deceiving because the company offers properties and they list the APN ( assessors parcel number) for each property. Visit the county assessors online or call and give them the APN of any property offered by this company and the county assessors office for the parcel can provide owner name/address.

Therefore, the parcel being offered by the land spot will have them listed as the owner. If it’s not listed than you can believe it’s a scam but if they’re listed as the owner than you will know this is a legitimate business offering land for sale.

It’s very simple people.

Why does this company have negative reviews? Best humans get upset and when issues are not resolved to their liking they can conclude their own ideas which doesn’t make it factual.

Do your research people and then make a decision. Don’t ever jump into a decision.

I had an awesome rep Maria. I texted her on a weekend and got directed to someone else (didn’t tell me name but I have number and texts) this new gal refused to send me the payment link so I could pay my land off sooner. It’s important it’s done soon do to life plans. She just ignored me all day texted at 11am and was told she’d call… (visit your land before buying, mine had junk on it but they accommodated and I got a discount)

Was feverish with the addresses similar I made a mistake attempt to get a fix or buy land lot next too but refuse to communicate just said nothing I can do. Had nothing but problems with paper work, nobody will stop that women from bothering me & she refused to allow me the man I was dealing with, she dirty dealer me. Laryngitis it is chronic painful and she loves to run me all over printing mailing, chatting refusing solutions is her deal be very careful.
I would not have bought the land bevause I cannot deal with her as I did call couple years back she did the same. So a nice cooperative salesman then she ditty’s the deal making it dirty.

The website is legit, however, my experience was not good when buying from them. The first plot I bought came with an illegal structure that was not disclosed and brought issues later with the county, before the issue with the county, i also bought another plot before issues with the county which was when we were able to go found a plot with a horrendous structure "illegal settlement" invading our plot, i send them an email asking if they knew about this since the plot was under their company name Home Equity LLC and if it was abandoned or what, in case if were we could possibly buy it, however, the assistant Johanna, said she didn't know who the owner was and they had nothing to do with that plot which was a lie because she clearly she knew. Then we found out people were living there and they actually bought from the land spot, We Quickly went to the county to check property lines and it was obvious these people had built a trash house beyond the property line into our plot and also into the country road.
Once again I was contacted by another associate from the Land spot requesting the payment I stopped until they took action regarding this issue, however, they kept ignoring me regarding my complaint, they only wanted so desperately for me to sign a withdrawal letter to release myself from the contract which I did not sign but I knew i was going to this horrible plot go away and lose $7,500 along the way I was paying for months before I ended up paying $13k. Just to find out now, all plots in Valle Az, are sold by this company for the half or less this plot was initially sold to me, also found the listing for the plot we let go for sale just for $3,995. So I feel they were def ripping me off. Good thing i didn't pay a penny more for that horrible area which is an impossible place to live, most people end up depressed and trying to get out. So lesson learned NEVER EVER BUY LAND ONLINE WITHOUT SEEING IT FIRST! And I will suggest you better check real prices before getting scammed with 3 the price of some rural dirt cheap land. So NO I DO NOT RECOMMEND.

Everything was fine till we tried to sell the property, they made us pay it off 100 percent then we could sell it. The wouldn't even let the title company take care of the sale. Then after the property is sold and the deed is filed we're all done with the land spot. Then four weeks later the take another payment out of our account . They stole $440.76 right out of our account, and when we contacted them they said oh it's an honest mistake. But they haven put the money back. So we filed fraud charges on them and are reporting them to all apporropriate agencies , plus they said oh give us your routing # and account number and we will get a wire transfer set up.....the prosecutor said don't give them any thing. The can refund the funds back to the account the stole it from. The keep saying we're working on refunding your money....right. they have stolen our money and we are senior s. Stay away clear of these folks. We are filing with our attorney over this .

Patrick is the owner of the company and does a great job of answering all questions you may have about the purchasing process. The address listed is not where the physical office is, but their mailing address instead. Once you speak with Patrick or his employees they can schedule a physical meeting if you wish to speak in person at the actual office. I paid with credit and had no issues with any extra or strange charges later on. There were no legal complications with the paperwork and the notary informed me that the information on the documents was legitimate. TheLandSpot.com is a great business and if you are looking for land they are the people you want to see for a smooth purchase.
