I was blessed to find Blake James while looking for a rental property. After looking for just a few days I realized how much rates had increased.
Blake took the time to look at my options/situation and realized I could buy a home!
At first I didn't believe him, I had no idea home ownership was an option for me.
Soooo, now we're looking for homes!! I had a very specific location range to find a home and a very limited selection because of the market.
I did not get the first house I wanted which was a bummer but Blake kept a positive vibe which helped me. A week later another house came on the market. Blake was able to get me early access and we made an offer.
The seller then got multiple offers (6) but in the end Blake went above and beyond to get me and my son a home!!!! In 3 - 5 weeks I went from looking for rentals to becoming a homeowner.
Blake became more of a friend than a realtor through the process and I will reccomend everyone to him.

“That’s the plan”

My agent and I recently offered on a property in which the James Group represented. We visited the home on May 15th and knew we wanted to make an offer. My agent contacted the James Group and understood there was an offer on the table, but that it had contingency. We were advised by the James Group that if we offered our suggested amount with no contingency we would be the lead offer. We quickly moved forward with that offer and submitted that evening. On May 17th, my agent spoke to Steven James on the phone where he stated that “the seller is moving forward with your offer.” We just needed to wait for 72 hours to pass for the kick out to expire on the contingent offer. My agent followed up and we were continuously told they had not heard back from the original buyer on the offer. On Sunday, the day in which the kick out was set to expire, my agent text Steven James for an update. The kick out was set to expire at 5:00 PM, and at 1:15PM the following exchange took place. “Do you plan to just send a unilateral release, and then ratify my clients if you don’t hear.” The response was “That’s the plan.” Later that evening my agent received an email stating that they had decided to move forward with an offer that had more favorable terms. My agent attempted to call the James Group to better understand, and those calls went unanswered and not responded to.

Of course I understand that plans can change, but as illustrated above, we were strung along by the James Group for days that we were good to go. On top of that, we were willing to go significantly above our original offer if needed but were never given the opportunity for a final or best offer. The lack of professionalism displayed by the James Group was very disappointing and I wanted to make sure others were aware when looking to engage with them.
