My husband and I purchased a piece of property in July and needed a quick survey before closing due to a creek being on the property. After calling several companies and being told it would be months before they could help, IronStone was able to get our survey done within weeks. I began working with Bobbie and she has been a pleasure to work with and helpful throughout the process. Due to the creek, there were some set backs. They worked with us and the county to make the necessary adjustments for the property. 8 months later, Bobbie and the team at IronStone has still been there helping us with questions and requests. This process has been new to us and they have been patient and thorough. Thank you for helping make our dreams come true, I highly recommend them.

You do not want to work with IronStone. As a real estate agent for land, IronStone Surveying has cost me personally thousands of dollars, and my clients hundreds of thousands of dollars because of their inability to correctly read emails, drop off plats, and communicate effectively. As a survey company they should pride themselves on accurate work, because it is important to get it right. However, Ironstone Surveying is anything, but accurate. On one job in particular, they were not able to put the correct Tax ID's on the plat from the County. They were not able to put the correct signatures boxes on the plat. They did not catch their own mistakes, and filed the wrong information with the County and had it denied. An employee of IronStone asked my client if he could teach her how to do her job because she didn't know the right process. My clients reached out to the leadership team for weeks, and they were unable to get a response until they said they would report them to the board. Additionally, they have yet to follow up with any resolution of the situation weeks later. They do not deliver excellent service. If you need a job done accurately, timley, or effectively then I would look elsewhere. Per their own admission, they fell short in the work that they did. If you want a survey company that is accurate in what they do, then do not work with Ironstone Surveying. Ironstone Surveying entered my backyard without permission and placed survey stakes all throughout my grass—behind my locked gate—without ever knocking on my door or calling me, even though they had my phone number. I have dogs in my yard, which made this not only disrespectful but also potentially dangerous.

The fence that outlines my yard has been in place for approximately 20 years, without any dispute or issue. That alone should have raised red flags before deciding to climb onto someone else’s property.

*When I emailed them to ask why they entered my property without my permission, I received an unprofessional and dismissive response from Bobbie, who wrote: “We don’t owe anyone an explanation but Ms. Lewis.” He also falsely accused me of trespassing for removing stakes that they placed inside my yard, when in fact, the police confirmed I had every right to remove them and told me **they were trespassing—*not me.

They tried to justify their actions with a survey that Bobbie called “accurate,” but if you read the fine print of their own document, it clearly states that the survey is certified by their company—not the state—and it does not legally change property boundaries. It’s based on their interpretation of deed records and has no legal authority unless validated by a court.

This company showed no professionalism, no communication, and no respect for neighboring homeowners.

These lovely people did a site plan for my new build, the customer service was amazing with the ladies in the front office. They were quick with services also! The field crew was very nice and respectful. They were very understanding with my concerns and answered all my questions accurately. On top of that my plans looked excellent, so they also have amazing CAD guys!! I would recommend IronStone to anyone around! They are the best surveying company I’ve worked with thus far!!
