DO NOT RENT FROM THIS COMPANY!

My roommate and I lived in one of their apartments for ONE year. Prior to moving out, we asked our leasing agent for what we needed to do, where he told us to contact the leasing office and send an intent to vacate to their email address that he provided. We gave multiple notices of our intent to vacate the property (more than 30 days prior) at the end of our lease, where we did not receive a single response, move-out instructions, nor the opportunity for a pre-move out inspection. After no response, we gave notice to our leasing agent and we were met with complete unprofessionalism, ultimately getting scolded for not reaching out sooner, despite the fact we had sent multiple emails and the company failed to respond.

Along with unprofessional agents, we only received $300 from our initial $1500 security deposit. With just my roommate and I living there for ONE year, they are claiming we racked up $1200 in cleaning, painting, and repair costs.

DO NOT RENT FROM THIS COMPANY, unless you want to deal with unprofessional leasing agents and losing a majority of your security deposit.

Beware in hiring this business to manage your property. No matter how many times I complained about their continual neglect it didn't seem to bother them nor their subpar marketing nor their make ready standards on turns. Besides being frustrated that my calls were never returned, I even got dressed down by an associate named Clay about excessive emails & texts. Vendors hired by IPS did work that was questionable and way overpriced. Above all IPS was in violation of Calif State Housing law, title 25, sec 42 for failure to hire an on-site manager for almost two years which is a misdemeanor. In addition payments were made to a on-site manager that didn't exist, which probably ended up as an extra management fee on their books. After a through investigation by the Department of Real Estate in July of 2024, IPS (licensed as the Salwasser Group Inc), was given a citation.

It has been great working with Terry Funk at Income Property Specialists. She is a great communicator and keeps her word. Unfortunately, getting lasting solutions to a leak in our unit, that we have leased for 15+ years, with IPS at the helm for property management has been long and arduous. But it seems like with Terry as our point of contact now things are really starting to move in a positive direction and for that I am grateful.

I wouldn’t rent from this agency again. While my apt was ok. Their approach to utilities in my unit was not clear nor did the property manager understand at the time of move in. There were multiple time in my year living there with the washing machines being out of service. The trash bin was often full or overflowing. Lastly - I’m going on a month since my lease ended and I still haven’t received my deposit. The response was to keep waiting. They waited until the last legal day to dispatch the check. Just overall not a place I’d like to interact with their staff, properties, or business model again.

Edit: no need for my email. If I don’t receive my deposit I will figure that out through small claims. Your staff has engaged with me and they have had ample opportunity to “look into my case”. As a business it’s your obligation to address your deficiencies before they become complaints - not after. I have no patience for your ineptitude. And the fact you wait until the last day to dispatch a deposit just shows how little you care about customers and only care about your cashflow and any interest earnings. As a landlord myself, you demonstrate to me exactly how NOT to treat customers.

This company will steal, scam your security deposit, your rent and any money they can get from you!

Terrible property management company--pure evil. By far the worst and greediest property management company! They will refuse to refund your deposit and charge you for anything they can think of, including repairs, renovations, and appliance upgrades, all without justification.

In my case, I never signed a lease contract with the owner (who is the third owner) this company represent and they had no knowledge of the poor move-in condition--something I had documented and confirmed in writing with the first owner, with whom I signed lease contract(he sold the apartment building within a month after I moved in to a second owner, who then sold the building again within a few months). Yet, without any evidence or documentation, this income property specialists company still had the audacity to charge for every cent they could come up with. Not only do they withhold my deposit, but they also keep my remaining rent and even demand an extra month's payment.

After I sent a letter demanding your deposit back, a property management representative called me, apologized, and claimed to be appalled by the outrageous renovation charges. He/she said similar cases occurred twice the same week and promise to escalate my case to management to help me recover my money.
He/she also promised to call me back the next week. he/she never did.

This pure evil company also ignored my attorney's letters and just kept silence.

Beware: This evil may insist you provide evidence to help you get your money back. But if you did provide them your evidence, they will use that same evidence to fabricate their own case against you.

Worst property management company. I’m currently finishing out my lease and will never rent from them again. They are focused on getting properties and not managing them. There are broken down cars on the property, households with 4-5 vehicles, and a resident who is a hoarder and gas his trash in front of his house and the common driveway. Dogs on a “no dog property” left unattended outside barking day and night. You’d think emailing them would be a solution. You think calling them would too. Hey what about a property manager? No property manager. No one has inspected the property in the 6 months I’ve been here or if they have, they think hoarding & vehicles with busted out windows and cars double or triple parked adds character to the place. 905% of emails go unreported and 100% have not been followed through. I’ve called numerous times and rarely get someone but it’s always the same response… we will look into it. Don’t rent from IPS unless you want to pay a lot of money to live in substandard housing. I wouldn’t put my property with them either knowing they let tenants do what they want and are not maintaining g the property.

Scammers!!! I didn’t know that my apartment was under them after I signed lease at apartment leasing center, They made money out of my deposit even after 1 year lease, the apartment was handed back cleaned and we never did any damage when I left the apartment, there was low quality paint on the wall, they got faded by itself, the things which can go on wear and tear, the charge of 1200 plus another 600 they said utility, I always paid my utilities to pge. I had no clue what they charge on me. The black woman at office tried to confront me when I declined the offer she gave me to pay in installments plan, when I said her I owe nothing and I will file them in small court then she was mad. Don’t talk to people like in hood with zero professionalism, she have attitude problems and she don’t give a damn about costumer. I changed my mind don’t want to go through all of that lawsuit trouble, I have no time for that and paid 600 and also lost all my deposit. Get away from them!!!

I moved out 7 weeks ago and I still don't have my remaining security deposit.
Ana Salinas is the property manager at the apartment complex in San Jose, Gel Eyrie Ave and she is horrible at her job.
The list of the things you neglected to do is very long. Just to mention a few:
- always replies to text messages 2-4 days later.
- she leaves one trash bin on the street the past 2 years.
- repairing the stairs wasn't done for a year and when someone moved in, they did a hasty job because few weeks later the stairs were damaged again.
- it used to be a mixed community. No hardly a person that speaks English.
- If you complain that the person to the left or the right are parking way too close, it has no affect. Even when they scratch your car.
- she lets tenants leave their trash in the parking lot.
- it is always noisy - people complain but she does not take care of it.
- since she is property manager of the complex they broke in at least 3 times (one time even with the code for the gate). Damage on the gate was never appropriately addressed.
- the company updates their website and when you want to pay your rent online, the system crashes. Not just one month, more like 5 out 12.
I took pictures and over the past 3 years I accumulated over 3GB of it.

Update 01/2025:
by law they have to pay back the security deposit 3 weeks after I moved out - in my case, three months ago.
Ana Salinas keeps giving weird excuses or just doesn't respond to my texts. She never intended to pay back my security deposit.
Is there a lawyer who could help me?

Update 02/03/2025:
Someone from Income Property Specialist answered to my post: no phone number, no name to reach, just very inauspicious. They have my phone number, the have my address, they cold have just send me the check. Delaying in the hope people give up, isn't that criminal? I don't think they will return my security deposit.

Is there a lawyer out there who can help me?
I don't want do small claim court. As I found out others have been experiencing the same with this company. They have to be stopped.
