I lived at Overland Gardens apartments with my 3 children, one of which was a newborn baby. This property was FULL OF MOLD! We gave them MONTHS to fix the situation and they never did… my children and I all got sick and went to the doctor (confirmed as mold allergy) we spoke to them about it AGAIN got the run around from this management company and the then property manager (go figure, this company no longer manages that property). We informed them we would be moving out due to the apartment being a health hazard and their refusal to mitigate the issue. We had a professional mold test done by someone they sent in mid April and TO THIS DAY, they never gave us the results of this mold test, HOWEVER they sent us to collections for ā€œnon payment of rentā€ after they told us they would ā€œhandleā€ it. We went to PG court to request escrow and were denied. The judge told us to move out, why pay if it’s an unsafe place. He didn’t want to grant escrow because he said it wouldn’t solve anything. So as tenants, we gave them ample chances to fix this but with a newborn baby and two other children, sitting around waiting was impossible. NOW they want us to pay them…. FOR WHAT MOLD We had to pay THOUSANDS to move and find a new place and we were not expecting to have to move. Had to get a truck, find a new place and pay for movers. This was in JUNE, we had just moved in in OCTOBER so this was not apart of our financial plan. Not only did this company neglect us as residents 100% they turned around and basically said ā€œwe know we f*cked up but we gonna make yall pay for itā€ like WHAT?!?! The collection needs to be resolved IMMEDIATELY. Even their collecting agency was confused as to why we had a collection after they heard why we moved out. This is RIDICULOUS and even trying to get someone to contact us about this is IMPOSSIBLE because they simply don’t want to. FIX THIS NOW. the most raggedy company I have ever dealt with

66-some-odd reviews that are in the negative territory doesn't speak well for this entry,

I'm going to add one more...and this is a direct shot at the C-Suite to include the CEO: incompetence and 100% failure.

You must weigh whether or not you want to do business with this entity. IMHO top management is a 100% failure in that they do not support on-site residential management.

This is a structural failure. You can see that in negative reviews that are persistent over time.

My father's apartment was flooded out and thankfully I was there on-site at the time...otherwise who knows...antiquated water heater (zero inspections) pipe burst. Not only did regional management not contact me or follow up but I was largely ignored. On-site management was strapped and under resourced. Cut costs fine...but service is going to tank

For those reading...how would you feel if a Humphreys not only failed at delivering any customer service but refused to compensate out of pocket expenses that renter's insurance does not pay for...ie. their infrastructure.

If this post costs Humpries 100K in lost business, they deserve it....you can see the trends speak to top-leadership failure.

FRIGHTENED AT THE FRANKLIN APARTMENTS:

Two notices were received with one being a generalized statement to all of the tenants, and the other written to me as an individual tenant stating that the broadcast matter must be discussed with the office immediately.

It regards the squalid condition left in the trash room on my floor after a dumping of trash that was not mine.

The notice for all mentions vandalism and food left in stairways and hallways. We've had a number of teenagers roaming around the building lately, with more than were seen in the months before.

The personal notice more than suggests that the management holds me responsible for the most offensive incident. My unit is directly next door to the trash room.

The Maintenance Engineer, with whom I am now reasonably well-acquainted, knows what my trash looks like in how it is usually bundled - and would have a better impression of my practices and habits than what the picture in the indictment portrays.

Unfortunately this follows an incident a couple of nights earlier when I lost my apartment key and the transponder for the electronic lock on the building's front door while out running errands.

Another staff member responded to previous incidents, including my own, but unfortunately I had a lockout just a couple of weeks before for a different cause.

However, lockouts are very common in our building, and several tenants have had multiple incidents, so the management started assessing a fee of $10 per time - which was paid just a few hours before I received the note on the trash.

The new Community Manager, who came in with a new management company, was highly annoyed after having to answer/ screen the message about the lockout (which she partly misinterpreted, causing her to admonish me). She complained bitterly of the staff needing to have their own personal time with the suggestion that I did not respect that.

I apologized to her profusely, and again and again, with the attempt to explain things more clearly.

She was still highly excitable and only calmed down a bit on the last of the apologies just before she opened my unit door.

The next day when coming down to the office to pay the lockout fee I apologized again and she repeated that I had to be more concise in stating things... and she still seemed to be a bit perturbed.

Later I called her associate (from the original management team) in the attempt to get a duplicate key and transponder but she reminded me that payment for it had to be done by check or money order and since neither of those were on hand she was told that I would have to do it a bit later and call her when I was ready.

There was a time before, a couple to a few months earlier, when I called anonymously to ask about the possibility of renting the Community Room and she snapped at me in her response then. A neighbor told me of her negative interaction with the Manager regarding the same issue. It was said that she didn't want to spend the small amount of time and effort in checking on the room outside of office hours.

This is probably purely coincidental, but an eerie feeling was had when a neighbor down the hall who lived in the building for some time had an eviction notice placed. It was only 2 weeks or so before I received this ominous warning.

I have been honorable with no previous citations regarding my conduct (especially formal reprimands). Despite limited means emphasis has been placed on paying as much of the rent in advance as possible, and in fact there is a credit balance on file at the apartment's rent payment portal.

Despite how well behaved I remain there is no assurance of being able to reside safely in my apartment without another attempt to oust me from it.

I'm not a person who enjoys conflict and did nothing knowingly to provoke anyone to retaliation.

I was still in the process of moving in, when their 1st ā€œmandatory quarterly inspectionā€ happened. Two men descended on my apartment, and opened every single door and cabinet. When I asked what they were looking for, the answer was: ā€œWe open everything!ā€
I had a total stranger, opening and checking the contents of my refrigerator, then declaring: ā€œYou’re clean!ā€ Was I expected to be dirty?
I’m pretty sure most tenants aren’t home during these inspections, and have no idea maintenance is opening their refrigerator and everything else.
A maintenance man entered my bedroom closet without any warning -a woman bedroom closet-.
Of course, those inspections aren’t disclosed to prospective tenants, you only find out after you moved in.
One of their maintenance men will not hesitate to yell at seniors, but if he has enough nerve to do so, he doesn’t have enough b…s to admit to it.
Instead of harassing tenants, maintenance should concentrate on the common areas cleaning, for many months, we walked on a ramp stained with urine & vomit. They finally scrubbed that ramp prior to a HUD inspection.
It’s a shame because this would be a good building, with any other managing company.
If I don’t give two hoots about the ā€œcold shoulderā€ and the lack of salutation, it does speak volumes about Humphrey Management!
When The Bonifant has a bad review, that review is removed. Not a problem!
BTW, I do keep a clean apartment.

I have been trying since the summer to get a return phone call from the Regional Director and haven’t received one yet. I have left several messages at the management office. This is very disappointing and extremely frustrating not to mention unprofessional. I’m in disbelief, honestly!

I called to let an associate know that the number for one of their communities was incorrect and before I finished speaking the young lady transfered me. I wasn't sure what happened, but I went straight to voicemail. Are they actually helping people? You cannot speak to anyone at any of their communities because they send you straight to voicemail and when they do answer they're extremely unprofessional. Try leaving a voicemail and see if you'll get a call back. It has been weeks since I left a voicemail. No phone call yet.

When I first moved to Rainier Manor, I had inquired about a handicap unit but was told that none were available but i took what was available at the tine. I was also told when a handicap unit became available then i would be able to transfer at no additional cost. Since then, the office lost my paperwork to the point where I had to get the paperwork all over again. As a result, I was told some bad information from the office and that left a bad taste in my mouth. This company doesn't take care of their customers and they want to get as much money out of you as they possible can. Plus they have 1 Maintenance person for 2 buildings and won't hire any help. As for the hallway carpet, that hasn't been shampooed in 6 years in building 2 while 13 years in building 1. The carpet needs to be changed and they won't change it. Don't let me get started on safety because cars are getting damaged/stolen due to no fence being installed around the property.

Reading the reviews are concerning. Seeing how the residents and tenants are being treated for years and Humphrey doesn’t care. Imagine how they treat their employees and I’m sure it’s no better. The employee turn over rate is disgusting. Nothing seems to be organized or cared about as much as they want our rent money.
