They are neglecting me in regards to a mentally ill neighbor that keeps masterbating towards me thru the wall. She has tried communicating with me in person and last Saturday she played with a latch on my door. I'm on the phone now and Carlton isn't doing a dam thing.

I would have given zero stars if Google would have let me. On 5/14/24, I went to pick up my resale package for the buyer that cost me $400. They left it sitting in the rain outside the door. When I knocked on the door, Euphina Williams answered, I asked why it was sitting outside. She stated that she was sitting by the door and was watching it. I told her someone could've taken it or it can get ruined by the rain. What happens if she went to the bathroom, or took her eyes away for a second? She showed zero concern.

I asked about the certificate of insurance I needed for closing and she stated her manager would have to talk with me. The manager comes out with an attitude and explained to me that it takes 30 days. I expressed to her that I did not have 30 days, as I was going to closing on 5/24/24. She walked away and closed the door on me.

I called the insurance company myself and they stated they were working with the property to renew the license and should be ready in a couple days. The lady I spoke to was so nice, she asked for my email and sent it to me once it was ready.

I couldn't believe the level of unprofessionalism of a property management company that I paid money to every month. I was happy to have sold my condo and be done with the community all together.

The service provided by this company, specifically, Logan Rainey is completely unprofessional and unacceptable. We received notification for annual maintenance-gutter cleaning/roof inspection the week of June 17th. I work from home and have a clear view of maintenance staff/postal /UPS/Fed-EX activity and called Howard Property and advised them that no one has done any work. I was met with a really rude reception and was told the work had been done when I know for a fact it was not done. I asked for a call back and folllowed up with calls/email all which went unnswered. When I asked to speak to the property manager's supervisor, I was advised he doesn't report to anyone else and there was nothing else I could do. He has refused to answer calls and emails -relegating his staff to monitor his calls and placing them in a very awkward position. They have all been gracious when taking my calls- if only the property manage could afford me the same courtesy.

I called and reported to “The Admin” that I had been double billed and I didn’t feel any empathy or felt that she understood why it was a cause for concern. If that had been funds allocated for something else, or if there were no other available funds in my account, it could’ve put me in a bind or caused my account to be overdrawn. She offered to call me back later in the day, which was perfectly acceptable, but even though I asked for a general time frame to ensure that I would not miss their call, or for a call at a specific time the following day, she was unwilling to accommodate me. I also felt that she was very curt and dismissive. I also asked to not be called within a specific 2- hour window during which I would not be available, and the admin flat out refused my request, and told me that she was a manager and there was no one else to escalate my concerns to.

Daisy, Neka, and Euphemia- the previous admins that I had spoken with were easy to work with and professional. Our property manager, Cosmo has also been very knowledgeable and supportive when issues have occurred. I do wish that HPM would start resending the automated statements like they used to before. I do miss that.

Does not respond to resident requests, it took over a year to have my balcony replaced and I am pretty sure that the exterior of the condo building that I live in needs maintenance as the siding is falling apart due to weather and wood boring insects they refuse to address, the roof also needs to be replaced. I am sure that this will over time negatively impact property value and my ability to sell. Still have issues where squirrels have somehow gotten into my attic and have caused some damage, followed up and they said that they would have a pest removal company contact me and they never did. If you can avoid living in CF, I would advise against it. There is also the issue of the HOA board not being responsive nor do they care and yet raise the fees 15%!! My next step is sending my complaint to my local congressional representative.

If I could give 0 stars I would. As a marketing professional from a large organization that serves many of the same residents through a similar homeowners association, I am appalled that Howard Property Management is still in business. HPM has managed our property for nearly 10 of the 15 years I have lived in our community. Over those 10 years, I have had to reach out to them for some pretty timely and serious issues. It always seemed like it was an inconvenience, their team was rude, and the response time was ridiculously slow. I understand growing pains and of the challenge of hiring new employees but the turnover of property managers, and the lack of turnover within their administrative department (from reading other reviews this person seems to be able to treat people terribly and keep their job) is inexcusable. I am glad we are moving to another management company January 1st. I don't write many poor reviews, but after dealing with HPM for 10 years I want to make sure others are aware of the subpar service they provide.

Hello. If you have an opportunity to choose your HOA Property Management Company avoid HPM. I am an owner of a property at Cromwell Fountain II Condominiums. HPM typically doesn't respond to email requests for 4-5 business days. I sent HPM an email with a Word document to give to the Board of Directors and the Property Manager said he never received my emails. At a recent HOA meeting the Board and HPM Property Manager said our emails go into the homeowner’s email account? Not sure what that meant, but the property manager was arguing with me that he didn't get my emails, but my personal email account clearly can show it was sent to HPM. Not sure what type of email system they are using or how they review email.

On a major note, to be aware of HPM. In December 2022 or January 2023, I received a letter from HPM stating I was being assessed a $15 late fee because there was an increase in condo fees for January 2023 and I had not paid it. I have automatic payments setup and I paid $255 on monthly basis starting with January 2023. I had bank statements to prove it.

On February 24th, 2023, I spoke with someone in HPM Accounting who informed me that, I didn’t owe a $15 late fee and that HPM owed me $255 because I had overpaid for some reason. I have been trying to get my $255 refund from HPM since the beginning of the 2023 year. As of August 15th, 2023, I still have not received my overpayment.

I have emailed and called HPM multiple times about my issue and documented for the Board which was never delivered to them.

I also spoke to the HPM property manager by phone on June 1st and he said he would overnight or priority mail by $255. I never received anything.

When I complained to the Board at the August meeting the HPM property manager said that he didn't have time to research my issues and he can't remember who he talks to and I should call HPM Accounting. If I am calling HPM Accounting and no one is being responsive, whom should I turn to? I would think the property manager?

HPM and the Condo Fountain Board are intertwined. In my opinion both groups do not look out for the best interest of the property owners. They both tried to blame me and said I should take ownership on overpaying. I freely admit that I didn't catch this error because I have automatic payments set up. To blame a property owner because they didn't catch an accounting error and not being sympathetic after 8 months of owing me money is disturbing. I am sure if I owed HPM and Cromwell Fountain money they would have charged me numerous late fees and probably taken me to court.

Once again, HPM and the Condo Fountain Board are intertwined. In my opinion both groups do not look out for the best interest of the property owners.

Update 8/24/23. To be fair and balanced HOM finally sent me a check once I went to the Condo Fountain Board. Other than that my sentiments have not changed.
