In my experience, Holiday Resort Reality and Management takes advantage of younger home renters and did not follow many of the management requirements. I do not post on Google, I have never felt the need to till now, to warn young renters.
1. They were late returning our deposit
2. In our lease it is a $40 charge for inspection, we were charged $70.
3. In our lease it said they would only charge for carpet cleaning which ended up being $100 and then charged us $615 for janitorial services when we left the home spotless besides reasonable wear and tear.
4. Utah law says they have to state the cleaning fee…they didn’t and that tenants cannot be charged for reasonable wear and tear.
5. We were supposed to cut the grass every week. They came early one time before we cut the grass and decided to hire us a lawn cutter that we had to pay out of pocket. We were.
6. On the final walkthrough the person said the house was wonderful. Clearly we were played considering our charges. Moral of the story…If you are young renters, expect hidden charges.
7. Lastly after our lease was up and we moved out my roommates and I received emails saying we were out of compliance with our lease and needed renters insurance and that the company was going to charge us a large sum unless we get renters insurance. We had renters insurance the whole time and this email came as we were moving out with them full knowing we were not signing back on.

Whom ever take the photos for the properties listed on Zillow sucks. I'm looking for a home to buy in the area and every listing posted is a mess. The pics should tell a story and take you threw the home so you can understand the layout.

Renting from Holiday Resort has been such a great experiance for my family. They are always prompt on maintenance request items and very easy to work with. Tarese has exceeded our expectations on communication for a property management company! We will continue to rent with Holiday for as long as we can.

Holiday Resort Realty & Management, as sweet as the people at the front desk are and how supposedly helpful the management was, I have nothing good to say. The apartments I stayed at under them were not good. I got there and there was a leak in the ceiling where the stairs were and throughout the almost 2 years I lived there it was not fixed once no matter how many times we told them about it. They took weeks to send people out to fix stuff in our apartment multiple times. The water heater broke and it took them about a week to two weeks to fix it. No matter how urgent we made it seem they always took super long. Then the real kicker, we moved out recently and got our security deposit back. Note we cleaned everything to the best of our ability it looked beautiful in there. Carpet was cleaned, walls were cleaned, the bathtub that was never used and collected dust was cleaned. Yet they still charge us $264 for a cleaning company, and $370 for a carpet care company. Don't forget about the $369 for a handyman that had to fix something? Do we know what they had to fix? No cause they didn't tell us. So in total between three roommates we got around $156 back from our $1200 security deposit. They didn't care to explain what was wrong and why everything costed so much. I have NO clue why a carpet cleaning company costed $370 for a house that was already clean. They were basically making excuses on why they couldn't send us the $1200 back. More like why they didn't want to send us the $1200 back. I do not recommend renting from these people. I will take down this post if we can get any form of our deposit back but until we hear anything back from them this will stay up and my other 3 roommates will be making their own separate posts. In conclusion these people suck and should be shut down.

Based on how this company does business, it is no surprise to me that they are not accredited by the BBB. I rented a house from this company for 4 years. How have they repaid me for being an excellent tenant? For starters, they stole a chunk of the deposit for things that had already been done and paid for prior to move out such as cleaning and painting. I emailed them over a week ago giving them the opportunity to explain the charges and let them know those things had already been taken care of. No response yet. They charged $319 for cleaning and claimed it took over 14 hours. To reiterate, the place had already been professionally cleaned prior to them supposedly cleaning. I have a hard time believing that it takes over 14 hours to clean a house that is less than 1,400 square feet. I might add that there was nothing in the lease agreement stating we would have to pay for cleaning and painting unless there were repairs needed beyond normal wear and tear (which there weren't or it was already fixed before move out). The lease did mention we would have to pay for a carpet cleaner of their choice and the inspection fee. Even though we already had the carpets professionally cleaned prior to move out, I understand this charge as it was mentioned in the contract. We were also charged $430 for painting that was already taken care of prior to move out. Also, I specifically told them not to give out my new address and personal information but they gave it out anyway. This is VERY concerning.
There were many issues around the house that were never taken care of. Shortly after move in, we noticed signs of faulty wiring. There was a strange smell when a couple of lights were on for just a few minutes and black light bulbs and damaged protective light covers. Also, we were unable to use the ice maker and water out of the fridge because it was rusted. When we mentioned it to the company, they were unwilling to fix it or replace the fridge. Because of this, we had to spend thousands of dollars on bottled water and were never compensated for this.
There were things they "fixed" (such as the garage door) that were just rigged together.
Rent was raised several times. Two of those times were during the toughest time our communities have faced.
Given all of this information, I would strongly discourage renting from this company.

The Property Management of Holiday Resort are superb in Customer Service and are on top of everything. They really care about their tenants and they are fair and consistent. Their leadership sets themselves apart from other Property Management Groups in my personal opinion. They came to me instead of me going to them when I had a problem and took care of it right away. They are professional and courteous and always greeted with a smile.

I own three properties in the St. George area, which Holiday Resort Realty has been managing for ten years. In that time, we've been through a lot together. I've found them to be totally cooperative and helpful, going beyond that which might be expected of a property manager. They have increased my rents, and helped to keep the property in excellent condition. They arrange to get necessary repairs done at very reasonable prices, as well as the purchase of appliances, and other necessities. I have no hesitancy at giving the the highest recommendation. They have been absolutely superb.
