My experience with Todd was excellent, from the first phone call, to meeting him for the appraisal, to his walking me through the appraisal when it was finished (the report I received was extremely detailed and extensively documented). Super professional and knowledgeable, he responded to all of my questions quickly and authoritatively. We are so glad we hired Todd before preparing our house to place on the market FSBO. He is very thorough and professional, and gives excellent advice. We are experienced buyers and sellers, and knew the current market and our home's stats were a bit complicated so we wanted assurance that any decision was financially sound before proceeding. As an independent appraiser, Todd was willing to explain all the factors to us in detail. We've never been able to ask those types of questions before when a bank-hired appraiser has valued previous homes. I'm sure he has a hard job to tell people things they may not want to hear, but his opinion is really top-notch and will save you lots of time and effort. The money we spent on our appraisal was well worth the cost. We had been approached with an offer of $30-50k under the value Todd told us our home was worth. But looking back it was very helpful to get the appraisal before preparing the house because Todd told us not to worry about a lot of things we thought we may need to do because they wouldn’t add value. He helped us to make decisions that saved us more money than his fee, and helped us price the property appropriately to go fast. We have been shocked during a deal before when an appraisal didn’t match our offer (VA appraisals have to be strict) and we needed a smooth sale this time with no hiccups. My husband described Todd as extremely fair and professional. We both liked the work he did and his personality. Todd was willing to answer questions for weeks following our appraisal and offered contact info for highly-recommended local professionals. Do yourself a favor and get advice from the best!
