When being serviced for a maintenance request due to my tub sealant coming off...One issue I had is there was and is never a time given when maintenance will come. It's always such a large "what-if" time frame. The second issue I had is I was not informed if my pet and I needed to evacuate my home due to the fumes from resealing the tub, or if I needed to clear any spaces. The worker had on a professional grade breathing mask so I assume it wasn't safe and neither I nor my pet should have been present. In fact-when maintenance left he said that it would be 2-hours before the fumes declined. This information was provided only because I asked.This is really frustrating and poses extreme health concerns to possible hazardous chemicals. If I were not home able to open the windows, my pet would have been alone in my home with no aeration, inhaling the chemicals that could have killed him or caused serious health issues. This is not humane and does not make me feel as if my health and safety or my pets are of concern.

I had to place this order twice and go into the office to inquire about it for it to be completed. From the time my first order was placed to the time I was serviced was a few weeks. This is even with attaching photos of the increasing issue to my tub. I understand they get a lot of requests and we are most-likely serviced based on severity. I wish there was more transparency on timeline though.

I will say, the maintenance staff are always polite and helpful with any questions or concerns when asked. Same for the front office.

I enjoyed my experience with this complex. The area is nice. My building was very quiet and peaceful. I always felt safe in my apartment and in the complex at any time of the day. The only downside that I experienced were the roaches. I sprayed bug spray often and would barely see them but at one point, it was bad. I never had any issues with the front office staff. They were responsive to my emails. I never used the mailbox, so I don’t have any comments on that. My amazon packages were never tampered with or stolen. Overall, I enjoyed my stay with them and because there are more pros than cons for me, I would recommend Gables Mill.

This place was beautiful when we moved in and in the last two weeks they have cut down all the trees and are now cutting down the tree that gave us privacy on our porch for two years. We purposely chose a woods view wanting privacy. They were going to raise our rent for a 1b/1b to $1850/month after always paying our already overpriced $1650/month at the first of the month. Whenever you need help with anything from the front office they don’t know how to help and nobody seems to know how to do their job. Gables mill is WAY overpriced for what you get especially now that all the beautiful trees are gone. It’s also been very noisy while they have had all this work done and even let them work on Sundays. The chainsaw is basically in my apartment today and I received no heads up.

Just don't do it. This has easily been one of the worst decisions of my life and if even one person avoids the endless hassle caused by this place then writing this review was worth it.

Where do I start?

The pest control in issue in this unit is absolutely out of control. I've spent money on diatomaceous earth, industrial grade roach bait, roach growth inhibitor, raid, and have had pest control come out as many times as I'm allowed to. I'm 4 months into my lease and have had maybe a total of 2 weeks of relief. Just today I've probably killed 10-15 roaches in my unit and just had one walking across my computer screen as I started writing this review. It is absolutely disgusting and any attempt at controlling the issue is just slapping a bandaid over a deeper-seeded issue. I fully believe these units shouldn't be on the market and am now hoping for a third party health inspector to get involved.

On top of the roaches I've experienced fruit flies, centipedes, wasps and rodents outside of my apartment almost constantly. Don't let them gaslight you into thinking this is a location issue because I've spoken to the complex right next to ours and the issues there pale in comparison.

That's genuinely only the start. On top of the pest issue I've experienced a huge leak coming from my upstairs neighbor (giant hole in my ceiling until I escalated), second hand smoke, mildew smells, and constant trash lying around the property. Again, I believe this is a wide-spread health issue. I was offered an opportunity to switch units, but this would have meant my rent is raised and there's still no guarantee that any of these issues are solved considering all of the other reviews on here.

Your health will suffer if you move here and the problems are too overwhelming to handle on your own. This complex should be shut down for top to bottom renovations and until then this is an absolute scam. This is coming from someone who has lived in 6 different apartment complexes, 4 of which were during my poor college student years. Nothing even comes close to how awful this place is.

Do not live here. I'm counting down the days until I can get out and will write this review everywhere I'm able to.

I was notified two months before moving out that there was a water leak downstairs, and maintenance personnel needed to enter my apartment for inspection. They made a large hole in the wall of my bathroom to check the pipes. Although the leak was not caused by my apartment, I was forced to cooperate with them and had no water for a week. This was extremely inconvenient, but I cooperated out of consideration for them.

However, they did not repair the large hole they made in the wall afterward. The hole was very unsightly, and I also had to deal with the risk of cockroaches coming through it. Since I was moving out soon, I didn't mind too much. After I moved out, they charged me $500 for repairing the hole in the wall. I suspect they didn't properly record that the hole was their doing.

I communicated with them very politely and actively, waiting for their response to my emails to refund this unreasonable charge. It's been two weeks, and I have yet to receive any response. I still haven't received the check they promised, and I am still waiting for their reply. I understand they are very busy, but I also have my own life. I cannot constantly worry about things that were not my fault. I am extremely disappointed.

I believe their poor service attitude might be because I have moved out, and they think I will never rent from their community again, and my friends and family will never be their future customers. In fact, that is true—I will not recommend this apartment to anyone.

Oh my!!! So I went to see this unit in Gable Mills Apartments and wow that was a bad experience! When I got there there was only one person working and I don’t know if it was because she was pregnant but she didn’t really want to get up and greet just said I have to do the QR code. I had no idea where the QR code was until people who already were waiting on her showed it to me. I scanned the QR code but I had to do a whole upload of ID process that took a long time and I didn’t really want it to be in there system that way. I only went there for a tour which I didn’t get. When my ID was uploaded the lady gave me a code and two pieces of paper and told me I had to do a self-quided tour. I took the papers and I drove to the apartment unit. That was in seriously rough shape. That appointment should not be shown to anyone! Not only that it was dirty and small but it was super outdated! And the washer and dryer area was so gross I didn’t really want to spend another minute in that unit. My dog didn’t even want to stay for a second. The whole unit was just dirty and gross! This place definitely does not worth the thousand dollars security deposit! That is a robbery! So my suggestion to everyone out there who’s looking for apartments is always to go and see the units before leasing.

I’m going to tell you all what happened the same way I told ALL of my friends what happened. I applied to this apartment using the application platform VERO, which I believe advertised that turn around would be quick on my application. It was absolutely not quick, in fact it gave me enough time to read all of the reviews about the Shooting and the roaches. So I withdrew my application. I reached out to VERO to cancel my application, they said let us reach out to the Property to cancel this. We’ll guess what! They can’t even respond to their own Application Processing support team to get a refund.

I have told all of my friends and family to about this place, as it seems like the management is nonexistent and unresponsive in my opinion.

DO NOT LIVE HERE!! THEY WILL RUIN YOUR CREDIT AND LIFE AFTER YOU MOVE OUT

They have the most garbage linoleum floors I've ever seen that rip and tear like paper. After we moved out after 2 years they took our $1000 security deposit AND charged us $1400 on top of that to replace this garbage flooring.

They sent it off to collections for a money grab that they get from the collection agency while RUINING our credit for 7 YEARS!

Over wear and tear on GARBAGE flooring that would need to be replaced regardless after 2 years! Absolute corrupt heartless greedy disgusting company. GABLES IS CRIMINAL!

DO NOT LET THESE PEOPLE RUIN YOUR LIFE!

The management alone is enough to put you in therapy. Rude and no regard for your well being. This has been the most stressful years of EVER living somewhere. TERRIBLE MANAGEMENT!

The buildings have a cockroach infestation that still has not been treated I woke up to HUGE cockroaches CRAWLING on me at night and they never sent pest control that worked. ABSOLUTE NIGHTMARE!
