I am a current resident of 2643 41st St NW, being "managed" by Frank Emmet Co. And yes, that word deserves the quotation marks.

I'm not sure if this holds true for their other locations, but at my address, you will hear absolutely EVERYTHING your neighbors are doing. EVERYTHING. The walls are thin, the baseboards are all single-layer wood, and there are air-gaps (empty spaces) between units, which act as AMPLIFIERS of sound, instead of insulating sound. Think a guitar body, and how it's hollow, allowing sound to permeate into ambience.

Management response time is... ok, at best, But maintenance/services will continuously be too late or too early (by hours). In short, management is most likely overbooking the maint. staff, and thus they are constantly on an Amazon-driver-esque schedule. I had multiple instances where I got off of work because I was told "the maintenance staff only work until noon". Hmm, ok. Weird, but ok. Understood.

I left work early, and arrived home a few minutes before noon, and ended up waiting until 5PM... FIVE PM, until the service worker arrived. This has happened twice so far, and regarding the SAME issue (I've kept the "receipts", if anyone needs or wants proof).

They are not sorry. They are never sorry. If they were, this would have happened only once.

These people do NOT respect your time, nor do they value it.

Also, expect appliances to stop working sooner than later. Furthermore, upon moving into a unit, expect there to be several appliances to already be dysfunctional, and expect several doors to not close properly.

Oh, and that light in the bed room closet probably doesn't work, and never has.

AVOID.

Update: Property Manager is not hands on. At this point, I need to consult with a lawyer about leaving early. There is a heating issue.

It's Hit or Miss depending which building you live at. The original leasing agent, Miss Samuels I toured with advertised the townhouse with a private back patio.

iT'S STILL COLD IN MY APARTMENT IN WINTER DESPITE MAINTENANCE EFFORTS TO SEND A THIRD PARTY OVER.This is grounds for breaking the lease.

If you look on zillow you can clearly see that. However, at this particular building they allow the tenants to use a back gate for the entire community.
The problem with this is the back gate is in my "private patio." I don't think they thought this through. Everyone else gets privacy, not me. Most tenants have been respectful and use their front door or have at least been neighborly when taking their trash out, however there is this couple who is constantly using it as their front door.
I did not discover this until one day they complained to the original leasing agent about a dog safety gate and my patio set blocking a 100 pound e- bike. I gave the tenant permission to move the safety gate when needed. That is no problem but

- I see them when I am eating my breakfast and lunch on the patio
-I see them when I am lounging in the back
- I see them when I am on video conference calls.
- I see them when I am playing with my dogs in the back
-I see them when I am entertaining my guests
- Their own relatives go through my back patio without even saying hello. The relative this weekend constantly went back and forth and did not acknowledge my presence. It was odd.

As a new tenant, I find it intrusive, disrespectful and awkward. I felt so uncomfortable, I put up a video camera and motion sensor lighting. The tenants and their relatives do not lock the latch properly so I was afraid my valuables would be stolen.Hence, installing of a security system.Unfortunately, I am the only one who has this issue because I am at the end of the property with the gate. PLEASE INSTALL A SECURE CODED PINPAD GATE.

I believe management should install a community gate where no tenant is being disturbed or restrict hours in people's private patios. Walking through the back all hours is not ok, particularly when you see a tenant enjoying and occupying the space. I have inquired to Miss Samuels about switching apartments after a year as the other end has total privacy. Miss Samuels did not respond to my request regarding future vacancies. It is evident she is not understanding about my need for privacy as I work from home and have two dogs therefore use the private patio more than other tenants.

I have voiced my concern to the original leasing agent but she has not suggested a middle ground and has not rectified it after advertising a private patio. Some Tenants do not have the decency to use the front door and be respectful of my space and privacy. I think management should be more cognizant of this when renting as apartment number one gets total privacy compared to the opposite end. Taking out the trash is one thing but constant high traffic throughout the day is just a joke when I am eating, lounging, entertaining, and working in the back patio.

I am trying to move into another building but I think I may have to escalate this due to them not making this high priority.

the tenants with the large family are ruining my back patio. They shove their 100 e bike into my furniture, wear/tear on the lawn and now have imprinted bike paths on my artificial grass. It was supposed to be an area for my dogs and for meditation. This is now affecting my quality life.

If whatever abomination to mankind and sorry excuse of a man that was driving a work van of yours with tag number 1CW8281 in DC around 2:15pm on 7/19 is any indication of the type of people that represent this company and the character you look for, I can see why the negative reviews exist. My interaction with him however brief was wildly unprofessional and unnecessary and as someone who is driving a van with your company’s moniker on it should really carry themselves better. It would seem that decency and home training was lost on this guy though. If this man child is as old as he looks (he could be younger, I know bitterness, spitefulness, and ugly attitudes tend to age people and they start to look as ravaged on the outside as they are on the inside), he really is too old to be so mean and bitter to yell at complete strangers for absolutely no reason. The good thing is I only had to deal with him briefly, his family and coworker don’t have that luxury.

This real estate company managed the apartment I rented for 6 years. I moved out leaving the unit in better condition than I found it, having freshly painted it myself every two years, and I barely bothered them for anything during my entire time residing in the unit.

When I decided to move out, I emailed asking what I needed to do in order to leave, and they said I must give 30 days notice. (I was several years beyond my one-year lease and was living month-to-month.) After finding a new apartment a few weeks later, I emailed to give my notice and was informed I had to give 30 days from the first of the month — new information I hadn’t received despite specifically asking them previously. I requested they let me leave in 30 days anyway because I had been a tenant so long, was month-to-month, and they had given me incorrect information, but they refused and, not only that, began advertising the unit for availability far beyond my requested move-out date — essentially forcing me to pay rent beyond my desired date. I instead listed the unit for immediate availability and hand-served them several viable tenants in one day.

Even though I did their job for them, they tried to go around me, offered the unit to tenants who had already applied for my desired move-out date, and gave them a lease for one month later, then tried to make me pay to return the unit to “move-in ready” despite the prospective tenants agreeing to take the unit immediately and as-is (which I had in writing and signed by them at the open house). This situation could have been simple, quick, and pleasant, and instead they did everything in their power to attempt to keep my deposit and force me to pay rent I didn’t have to pay. It wasn’t until I threatened legal action that they returned my deposit in full.

Frank Emmet does not value their good tenants, and some of their office staff seem to care very little about people — namely Sonya and Clara. I’m not sure how difficult working in an office and preparing leases can be, but they are quite comfortable sitting at a desk not being bothered. I have been a renter for 17 years and lived all over the world, and this is by far the worst move-out experience of my rental career. In fact, this experience was so upsetting and stressful that I instead decided to buy my own home. Surprise: I didn’t use Frank Emmet Realty.

I am giving this company 3 stars only because their maintenance staff was excellent the few times I needed them, and they ultimately returned my deposit in full.

Very slow to make repairs. It took 2 weeks to fix the lock on our front lobby door. Also, they have many nuisance fees like banks.

Had to use 1 star to review or I wouldn't have given that. Displacing families that are long term tenants to overcharge for revamped dumps! These people only care about the dollars!! They are horrible, 20+ years tenants given 30 days to vacate so they can add $300 to rentals after they had already raised the
Rent by $200!!! Beware! No compassion for long term tenants with children who have consistently paid rent for 10+ years b4 they took over, they want to throw up a wall and increase rent by $500. The epitome of greedy landlords!!!
