Overall frustrating experience dealing with their property management group and HOA. Not very responsive to email and nearly impossible to get to someone live to address issues.

They definitely need some training in customer service and service recovery.

If I could give them negative stars I would! I work for Westside Signarama and we did some work for FIG back at the end of 2023/beginning of 2024. They paid their 50% deposit to begin work, but upon completion when we asked for the balance of close to $10,000 we could not reach anyone. The person who was the project leader did not answer the phone or email. We did some research and found the name of their superior, Brian. We were told at the beginning April that they were "working on getting a check" to us. By then the invoice was several months overdue. We waited till the middle of April, no check. Called Brian back and left a message. The next day we called Brian again, this time he answered and heard it was us and he hung up the phone. We called back and it went straight to voicemail. We left another message. This went on for several days, we would call and leave a voicemail. Finally, someone from their business called and said they would have a check to us by mid-May. Here we are May 31 and still no check! We are a small company, a franchise that is independently owned by a family. FIG is an Investment Group that JUST DOESN'T WANT TO PAY THEIR BILLS. Stay away from this company! We did their work in a timely manner and here it is 6 months later, and they haven't paid. DO NOT WORK WITH THESE PEOPLE!!

**UPDATE** It's interesting that all negative posts received a comment from the "owner" except mine. The reason being they still aren't paying the amount due! PAY YOUR BILLS!!

Agreed with the negative review below. Absolutely poor service and follow up. I purchased a fourplex in late 2020 and it is over 14 months late and STILL not done. I've been paying $4k/month in interest just to keep the project going on my construction loan. You would think with this bad of a scenario for their clients, FIG would have a very strong follow up program to keep people engaged, but in fact it's the opposite. They completely abandoned communicating with their customers and providing any kind of feedback or solutions. The construction delay may be out of their control (I don't think it is) but their attitude towards service and communicating is absolutely abysmal. It takes multiple follow ups and usually at least a week to get any kind of response from their team. They create a spreadsheet to track the progress of the construction which was supposed to get updated in real time. Now, it gets updated once every 2 months. Barely. Clearly they just gave up on creating any kind of positive experience for their investors and customers. Avoid at all costs.

Where should I start. I invested with FIG thinking they were a great company but a total disaster. At a time when we had the greatest real estate appreciation we will ever see and people made tons of money I am still waiting 2 years later for my property to be built and the price keeps going down! Now that it has even taken longer then they have projected I will probably miss the rental season and take more of a hit. I would never ever buy from them ever again STAY AWAY.
On another case I had put down a down payment for another property with them in 2021 but 10 months later we were told that the project would not go through when I could of invested my money somewhere else and had great appreciation! I am happy to answer any of the points to anyone above as it is all real.

"WORST INVESTMENT EVER"

This has been the most disappointing investment experience with FIG. The project faced inexplicable delays, stretching more than a year. The apparent supply chain issues, especially concerning electrical panels, remain perplexing, considering other builders successfully adhered to timelines.

The construction loan setup and withdrawal schedule are dubious at best. Needless to say, the interest rates are relentlessly high, and non-negotiable with the bank. Accountability for delays is conspicuously absent, with blame consistently shifted to supply chain issues.

The construction status and withdrawal from the bank introduce another layer of concern. The banks seem indifferent to physically verifying the construction status, relying solely on submitted reports. Unfortunately, these reports are far from accurate, as evidenced by my personal inspection revealing units without flooring, electricals, finished stairs, primed and dusty walls, incomplete bathrooms, unfinished tubs, and absent appliances. With the report submitted to the bank for loan withdrawals, there is a lack of validation from Bank for the construction status.

The HOA and Property Management, despite appearing as separate entities, seem to be one entity. Updates on rental status are only provided upon request. One cannot change PM alone if there are disagreements with PM in future. Investors do not have independence to choose PM. Alternatively, there could have been more than one PM for fair competition in the world of capitalism.

The Pool and Gym facilities, touted as amenities, are laughably small and impractical for accommodating the numerous tenants residing in the complex. The discrepancy between what one would expect and actual sizes is unbelievable.

Moreover, it is disheartening to note that while FIG and related entities do not compromise on profits, the losses are disproportionately borne by the actual investors like me. This glaring disparity raises serious concerns about the overall integrity and fairness of this investment. Additionally, despite obtaining the Certificate of Occupancy in July, they are yet to be rented, and the immediate imposition of HOA assessments since COO adds insult to losses.

The lost opportunity on the substantial down payment, coupled with the burden of high-interest rates on construction loan over a period of time without any corresponding revenue, becomes even more apparent when compared to potential investments elsewhere.

I've been investing with FIG since their early days and have built my entire real estate portfolio with FIG properties and I couldn't be any happier.

I was able to achieve my financial goals much earlier than I had hoped for due to how their model over delivers on cash flow and appreciation. Plus they offer a great turnkey solution which includes property management which allows me to invest effectively from out of state.

I am so lucky to have found FIG and am grateful for the integrity and professionalism of the entire organization.

I was initially excited to invest with FIG when they expanded into the Texas market. I invested in their Cypress project. Fast forward a year into ownership and it turns out this was the worst investment I've made in my real estate career. The building/financing phase was great with really no problems. Where they failed miserably was managing the property. You can look at their reviews online for yourself for both Texas projects. The amount of negative reviews their management company has received from tenants is staggering. The damage was done to owners in the leasing phase. I do not believe employment verification or rental history was even part of the leasing process. I've asked management about this several times and never got an answer. The result is they leased many tenants in brand new units that never should have qualified in the first place. I had two tenants in my unit just stop paying 3 months ago. We are going to lose at least 8 months of rent just in the first year and we still have no progress on evictions. As of today I still have 2 people in my units that haven't paid in months and I do not even know the condition my property is in. I'm concerned with the quality of tenants I have there could be damages to my property. The management team doesn't seem to even care. It took 2 months of rent not being collected before I finally had to call and find out what was going on. While rent wasn't being collected for months I got an email from someone at the management team asking if I was going to approve renewals for the same tenants that aren't paying rent. It's like they didn't even know. This is an honest review and it's the truth. There seems to be efforts to turn things around but it's slow going. Regardless nothing is going to change my experience with them in year 1 and honestly it barely deserves 1 star.
