Lived here for a year and a half. Ada Martinez and the maintenance guys were always incredible to me with whatever I needed. All service requests I put in were always solved by the next day, and in the later half of my time there, they would even arrive within the hour of me submitting it. Never had a pest problem, A/C and Heat always worked, always had hot water, and only experienced two very brief power outages. Never had any surprise inspections, they always gave ample notice. I had parking right in front of my unit 99/100 times, and there were plenty of parking around the complex for me if I didn’t have space directly in front of my unit. The complex was clean and well taken care of.

If I had any negatives, the walls are thin but it’s really only an issue if it’s dead silent in your unit and your neighbors are yelling or if kids are running up and down the stairs. Also the stove doesn’t have a fume hood, so that’s something to keep in mind. The property says cats only, but you might see some dogs anyways. Didn’t bother me, many were inoffensive small dogs that wouldn’t make any noise or anything, but there was a very big dog that barked a lot in one of the units, don’t know how that was allowed but it didn’t really affect me. I can definitely see how someone’s experience may vary wildly based on their neighbors, but what apartment complex isn’t?

I don’t ever leave reviews, but I don’t think I could have had a better rental experience for my first time, especially for the price, and I feel this one is deserved.

I moved to Forest Ridge with my young son back in August of 2022 and am trying my hardest to not have to renew here! The way they conduct business is NOT okay. All the red flags were there but I needed somewhere quick. First off Ada basically refused to let me see the unit beforehand, every time I asked prior to my move in I was told I couldnt. Ive had maintenance requests go unresolved for weeks! Issues still not fixed to this day. Chipping paint, cracked foundation soooo many issues! I thought when management switched it would be better but oh no its actually worse! I came home to no hot water and was told someone would "be there later this week because thats not an emergency request" like huh?! I have been trying to contact the leasing office for 4 days now with no answer and the office is closed by the time i get home from work. They even discontinued the active building portal so I cant contact anyone that way either and when you call corporate same issue! I would not recommend anyone to live here especially if you have small children!

Forest Ridge was a pretty cool experience... great neighbors, neighborhood, management & maintenance team! I saved a lot of money while living there because they’re so reasonably priced & you can’t hardly beat w,t,s included.. great starter place. The only complaint I have is that the walls are a little on the thin side... overall this property is very comfortable chill & private!

Worst place to live! They need better management in the rental office who actually care! I had a bug problem and would not help me. I felt very uncomfortable approaching Kristi. I hope she isn't there anymore. I am so glad my husband and I left. They terminated my lease because of the bugs and I asked for help before Kristi was in the office. I wont rent another Colony apt in the future.

I WOULDN'T RECOMMEND THIS PLACE TO ANYONE. THEY CHARGE YOU 25% ATTORNEY LATE FEE AND WHEN YOU ADDRESS THE ISSUES YOU HAVE WITH THEM, THEY DO NOT CARE. THEY TELL YOU, YOU DONT HAVE RESERVE PARKING BUT LET OTHER RESIDENTS THAT THEY LIKE DOUBLE PARK A MOTORCYCLE IN FRONT THEIR CAR WITH A "DO NOT PARK HERE SIGN OR ELSE YOU WILL GET TOWED". NOW THEIR MOTORCYCLE NEVER MOVES AND YOU CAN'T PARK THERE BUT THEN WHEN THE LEASING MANAGER KRISTI IS ASK ABOUT IT, SHE SAYS " IT'S OK AS LONG AS IT AN OPERABLE VEHICLE" BUT IF THEY NEVER MOVE IT AND ONLY THEY CAN PARK THERE, IS THAT NOT RESERVE?!. YES!

SO YOU CAN PAY THE SAME IN RENT BUT DO NOT GET THE SAME PRIVILEGES OF OTHERS. NOW, THEY ARE CLOSING DOWN EVERY POSSIBLE WAY OF PAYING TENT FOR FREE BECAUSE OF THE CORONA VIRUS SO YOU ARE FORCE TO PAY THE $23.75 FEE BECAUSE THE PORTAL IS THE ONLY WAY TO PAY RENT RIGHT NOW. THIS PLACE IS IN THE PERFECT SPOT AS FAR AS LOCATION GOES BUT FROM HOME OFFICE TO LEASING OFFICE, THEY CAN REALLY USE A STAFF UPGRADE! SOMEONE THAT CARES MORE ABOUT YOU BECAUSE YOU PAY RENT AND NOT A COMPANY THAT COME FOR YOUR MONEY.

We’ve had too many bad experiences here, defiantly won’t be renewing our lease this upcoming year. While living there, my car has been vandalized and broken into. The leasing office has cameras up, but they don’t work. We’ve had issues with mold, bugs, people stealing our packages, water damage, and etc. Everything in the apartment is outdated and they increase the rent every year. Stay away from this place.

Currently living next door to the rental office. I do not care! First off, ever since living here, I have faced a array of health issues. My son and I have developed new allergy and respiratory issues. Ac/duct system has not been cleaned or maintained. The guy who fixed my ducts said that it looked like they never cleaned the system at all. I have pictures of everything. Nasty! My child and I have been sick on and off while living here. Currently having my blood checked for mold allergens and the air checked for mold etc. The air smelled bad coming from vents. I’m definitely getting to the bottom of this before I vacate. My car was ran though three times! I will be looking for a place to move ASAP!

We have lived here for 2.5 years wanting to by a house. Managment changed 2 months after moving in. We were told that we had new cabinets, which looked new, but whe you looked underneath there was black mold.. We were told they would clean it before our move in... They did not.. Our car was vandalized by the the neighbors drinking and body slammed another remnant onto our car... The ac vents smell like mold. I asked to have them cleaned and the response was, " Isn't that something you would do if you owned a home?" I pay my rent late but always pay the fees, just how my pay period is. If you call to get infoemation, they point the finger at someone not in management and give you an attitude. They have raised the rent both years and closed the car wash.. There have been times where the trash was so bad at the dumpster that you could not open your windows.. Then it would come through your ac. To address the noise complaints and the people speeding through the complex, they hired a security service that hangs out with the people partying and smoking weed.. It has gotten a little better in the last 6 months with noise and drugs, but if you looking to raise children or are the type that is trying to get a house in the country, pay the extra 200 a month to get out of economy living!
