I loved my experience with Evolve Real Estate! I was mainly in contact with Collin, Wes, and Preston and they did a phenomenal job! They were quick with replies to question even when I felt I was bugging them they were patient and more than happy to help. The found properties in the areas and budget I was looking for quickly and set up walkthroughs in a quick manner. I was a little nervous buying my first home but they helped me feel more comfortable with the whole situation. I felt like they had my back and best interest in mind the whole way through. Evolve Real Estate has great respectable people that work hard and I would recommend anyone looking for a home to reach out to them. Thanks for helping me get into my first home!

Update!

I believe in providing honest reviews, highlighting both the good and the bad. This is an update on the positive side of my experience.

Lately, I’ve noticed an increase in five-star reviews for Evolve Real Estate & Management. A recurring name in many of these reviews is Hailey. One day, I received an unexpected call from Hailey regarding the situation I had been dealing with. She was the first person in two years to truly listen to me and my wife carefully considering all the details I shared. Finally, I was dealing with a true professional.

I later learned that Hailey is the new manager and works closely with the owner, Colin. She kept her word, objectively assessed both sides of the situation, and helped find an excellent resolution.

Unfortunately, we never had the chance to work with Hailey while renting from Evolve—I’m certain my experience would have been completely different. From what I understand, Colin (the owner) has stepped back in to address past issues and has assigned Hailey to manage operations.

Hailey, keep up the great work!

Do not rent from this company!
This was, without a doubt, the worst rental experience we have ever had. Evolve Real Estate & Management operates under the illusion that managing many properties equates to providing quality service-but that couldn't be further from the truth.
One of our first major issues was an unjustified $670 charge for an A/C repair. They claimed our dog had chewed through the electrical wires, yet at the time, he was only a puppy. Given that the wire carried 240V, this would have been fatal. Upon moving out, I finally saw the pictures, and there was no evidence of chewed cables.
Additionally, we never had a functioning washer and dryer. The contractors they sent out failed to fix the issue, even though the required replacement part was a simple $20 item available on Amazon. After repeated negative experiences, I lost trust that they would handle repairs properly-or worse, that they would continue to charge us for damages we didn't cause. As a result, I spent my own money on necessary home repairs.
About a year later, the A/C unit failed again. The repair company recommended replacing the aging unit, as it had ongoing issues. During the peak of summer, we reached out to Ronnie for assistance, and her response was simply, "Just buy fans."
Before moving in, they are polite and accommodating, but once you sign the lease, the service and professionalism disappear. Ronnie was a prime example of this disregard for tenants.
The worst part of our experience came at move-out.
They withheld our entire $1,175 security deposit and then attempted to charge us an additional $1,110 for supposed repairs-most of which were completely unjustified. After weeks of so-called "investigation," they admitted that only one of the charges fell under normal wear and tear.
Colin Brinkerhoff routinely responds to negative reviews with excuses, shifting blame rather than taking accountability. I requested to meet with him to discuss these unfair charges, but he refused — another example of their complete lack of care for tenants, past or present.
I urge anyone considering renting from this company to read their one-star reviews carefully before making a decision. You will likely lose your full security deposit-and possibly be charged even more for baseless fees.
Tommy appears to prioritize personal gain over integrity. Meanwhile, Ronnie and the rest of their staff demonstrate no professionalism or customer service skills.
I strongly recommend avoiding Evolve Real Estate & Management, whether renting or buying.

When we first moved into a property in Payson Managed by Evolve our representative Erica was really awesome and helpful and did everything she could to help us even when the owner who lived next to us was causing all sorts of problems. After a couple months though it seems like she quit or got fired because of the way the company didn't care about tenants. Ever since she left, it was a complete nightmare. The owner trespassed, verbally yelled and abused us in front of my kids and over text on a regular basis and Evolve didn't care and did nothing to prevent him from harassing us however he felt like he wanted. Evolve then refused to renew our lease with us because the owner didn't want my kids' noise around anymore. They also took a huge chunk of our deposit even though we left everything 10x better than it was when we moved in. I would not ever recommend this company as they refuse to admit when they are wrong and care very little for the tenants' rights. Make sure to document everything and know your rights!!

This management company refuses to fix maintenance requests made. The Ironton Rail Townhome community lawn is dead because irrigation does not work. Lights around the property do not function because they said it’s too hard to figure out so they just quit trying. Their “fix” was to run an extension cord and to steal power.

Attached is a picture of the dead grass and buildings showing non functioning lights that have had maintenance requests ignored for literally 3 years.

I’m a new tenant and Hailey has been amazing to work with through the application process! She’s super quick at responding to messages and is so helpful. I currently rent with a different property management company and they’re very hard to get ahold of when we need to, so the difference between Hailey and our current company is already noticeable and it’s really refreshing!

Holy moly! After almost 2 years of horrible (is that the right word since there wasn’t really any at all?) property management we FINALLY have someone that actually reaches out. Responds. Gets things done. Helps where needed. Hailey is KILLING it. Previous “landlords” of the property were sorta like a mythical being that you know must exist, but be damned if you can find any sort or proof as such. In the short amount of time she and Adrian have been there they have done more than anyone previous in the last 2 years. I was looking at moving out at the end of my lease, but now I’ve already decided to stay. IF Hailey stays. Man alive, what a breath of fresh air. THANK YOU HAILEY!!!

As an owner who has to deal with evolve managing the HOA it has been an absolutely terrible experience. There is no level of responsibility or communication to concerns. It is a joke. I have serious concerns to think that no one actually cares or works at this company because nothing ever gets done and even requests for information takes weeks if they ever do respond.

I wouldn’t even give them a 1 star! I have NEVER in my life dealt with such an unprofessional management! From day one they have been the most frustrating company to deal with! I seriously have no idea why any landlord or development company would ever hire such a company! Renter be aware, no matter how much you bust your ass to make sure the place was better than you found it, they WILL NOT refund you your full deposit! Don’t count on it! Ronnie was the worst! And I’m to assume every one of their management team is the same! From broken appliances to not being present at check in or check out, most nasty attitude I’ve ever encountered. Such low class and I can’t even express how bad it was! We left that place shining! Actually touched up paint that they left damaged to ensure a full refund but nope! No chance! There is a reason they only have 3 stars! And I hope that goes down! And won’t be surprised when it does! Glad to be done with that company!
