Do not rent from their property management! They steal, they lie, the manipulate, and they thrive off of taking advantage of their tenants. They cram as many cheap buildings into small areas as possible, with no concern for those around them nor their own tenants. Their respect, professionalism and communication skills are greatly lacking. They have got away with breaking laws for a long time and thrived off people not doing anything about it because it isn't worth the headache of dealing with their bully tactics. When you bring up concerns, staff responds with manipulation, passive aggression and avoidance.

If you have rented through Edge and have a gut feeling this management has been shady to you, listen to your gut and seek legal advice, especially if you have rented from them within the last 3 years. We sued Edge and won. Our situation started out as a security deposit dispute. Then, our attorney, Troy Pickard, found even more laws that Edge had broken surrounding security deposits and utilities, making our lawsuit significantly larger. If you have paid/received back a security deposit within the last 3 years, or paid utilities to them within the last 1 year, I highly recommend contacting Troy to see what he can find, as he has dealt with Edge multiple times now and is very familiar with their shenanigans at this point.

Quick to harass tenants the second someone complains about noise or anything, especially when unwarranted (they usually bug the wrong people). Can’t get a response from them in reasonable time unless responding to one of their false complaints. Keep poor records that lead to miscommunication, and build big cheap apartments in house sized lots that do nothing but clog neighborhoods. No parking, infrequent cleaning service, and they completely ignore the ADA.

Edge Development builds large box houses without any respect or concern for neighborhood character. Their heavy construction vehicles have seriously damaged
our street which is maintained by neighbors, not by the City of Portland. Edge Development has shown zero interest in acknowledging or doing anything to mitigate its damaging impact.

Worse management company. I went 72 hours without water and they refused to send anyone to help and fix it after they texted they were on their way 2 days prior.

You really had to tare down part of Marquam Nature Park to build an uninspiring and ugly box apartment building which I’m sure will be labeled “luxury” and rented for $2000+. You guys should be ashamed of yourselves.
