We have booked an unit here.
My Review
1) Had a smooth experience with Ronu while booking.

2) Bank process went very well, Vinay is very helpful.

3) I did legal checks, property is legally sound. It is SBI approved. I also hired a canal expert and he also checked, DSR has left proper buffer space for the seasonal canal passing through the property. They haven't encroached it, otherwise they wouldn't have got RERA approval.

4) Property work is going very fast.

5) For people who are confused due to proposed CDP road. I would recommend them to consult a lawyer and then take a call.

6) Many builders don't allow site visits once you book the flat. DSR allows it, you can walk in anytime and see how the construction is going on.

7) DSR is also allowing you to make minor changes to the flat's structure. This was free of cost for us since our floor was not yet constructed. But if the floor is already constructed then buyer has to pay for modifications (which makes sense).

8) Plenty of amenities along with 3 club houses. And they have kept 180 feet gap between two main towers (huge open space) and 80 feet gap between two other towers.

9) Two important downside of this apartment: No water meters and DSR is providing HT electricity connection only. HT rates per unit are quite expensive and you won't be able to claim Gruha Jyoti scheme benefits, as you wouldn't get individual Bescom meters.

With lot of frustration and disappointment, I would like to introduce myself as a proud owner of the flat, but in DSR RR Avenue residing from past 9 months! And, writing this review with pain.

A roof at the top and a floor at the bottom for any first-time home buyer like me is a significant achievement. But, it didn't took much time for me to realize that my achievement is an illusion by looking at the problem being faced in DSR RR Avenue. DSR Management is very poor in responding post sale to address any issues reported by flat owners even after multiple follow-ups. A tag line "luxury like never before" given in DSR website for DSR RR Avenue project is far from reality.

They have taken HT connection from BESCOM in which a single BESCOM meter has been provided to the entire building with a single RR number and a single BESCOM bill is being generated for entire building. Individual flat billing is managed separately by installing private individual meters by relying on third party software to generate individual flat bills which can be easily manipulated, and we are already seeing discrepancy in the received third party generated bills. Per unit charge is more for HT compared to regular LT connectivity for domestic usage.
If there is any electricity payment defaulter in the complex building, all others have to bear the cost. None of the flat owners were informed about this HT connection at the time of flat purchase.

Even with not even half occupancy in the building, water scarcity is occurring due to lack of water resource and only two borewells have been provisioned for this building. At one point of time both of the borewells were not working for at least two months and the entire building was relying on paid water tankers and the worst part is DSR management dint even bother to inform owners on water scarcity and the residents were realized about it only after questioning about number of water tankers entering into the apartment. No Kaveri water supply yet in DSR RR Avenue.

Civil works are half completed or improperly taken care of. Seepage issue is common in most of the flats. Allocated Car parking slots are very congested and its impossible to enter into the second basement by car without taking reverse at least two times. No norms followed while allocating car parking. Amenities are not up to the mark. Maintenance is hopeless. Sales team has misguided to many flat owners with false assurance like providing canopy for open car parking etc.

Please visit DSR RR Avenue in Yelahanka and have a look before you plan to go for a buy in other DSR projects.

The builder is complete lethargic about the residents , I am quoting point wise for understanding .
1. Least bothered to the owner/residents once flat is sold , keep running after receipts which you will not get , if you pressure more the voucher would be issued.
2. Khata Transfer they would ask bribes , they will do complete khata transfer process with owners money
3. BESCOM Transfer Again bribe
4. No issuing of parking allotment letters till yet for many projects of DSR , anyone can park anywhere with no ownership letters only they put flat numbers on parking slots , visit DSR WOODWINDS , DSR WHITEWATERS
5. The builder handover has yet not been done even after 3 years, check anyone from DSR WHITEWATERS
6. They say 2-3 WTP would be installed but in actual they would use that space for something else and later they will leave only with 1 as per mandatory formality norms for Occupancy Certificate
7. Added are the pics of quality of construction
8. Added are the pics of swimming pool
9. They will cut all the trees which would have been there since ages and could have been left
10. No Water recycling , no rain water harvesting only will patch you to Water Tankers , see the pic the water quality from one of the projects
11. Dull Yellow color lights in walk paths and corridors , by which you may even not see anything in dark and they will leave like that
11. Mobile and Broadband signals are there with less coverage with DSR Projects
12. See the pics how is the foundation of the projects , just visit DSR WHITEWATERS very near to this project , you will see the foundation has gone and no SLA on repairs even though this is project of part pf RERA
13. Water seepage for top floors , please visit DSR WHITEWATERS PHASE 1 you will be able to see the tiles are kept from last months in parking /common areas and the roof has yet not been repaired, it would be good to know that the residents at top floor have been living like that since 5 years
14. Air cracks on all floors and in each flat is common with DSR , visit any property
15. Open gutters in all properties

16. Main point - no transparency on the payments , if you ask plz show the bill then it would not be there , they don't have any bills for any maintenance they do , so you cant do any audits and will become trap of there stories

* The above is the honest opinion , many residents in all DSR PROECTS has been suffering the same * if any of your friends are there who either owns a flat in DSR or is tenant they can let you know the same *

10 acres parcel and they are calling it "a township". Every inch of land they have tried to occupy. More than 1000 flats. Too conjested. Don't fall to their "70-80 percent open space".

Builders know that buyers have assumed that 1.2cr for a 2bhk flat is a norm these days and they will buy it. So they have kept the prices in this range but have constructed too many flats on a small land parcel.

Godrej for example, have 125+ acres of land. And they have 2500 flats. And more or less same pricing. Do the math.

We visited the property and the property Is strategically located ,only 1.5 km from thr main road close to all major offices.Surendra was the sales person who attended to us and he was extremely helpful and provided all the necessary details.

Pros:
No common walls.
Good layout. Minimal area wastage.
Ample amenities.
I got legals checks done. All clear on that front. Builder was supportive and provided all the requested documents.
No of landord's units less than 20%.
Cons:
Road connecting to Sarjapura road gets narrow at the junction.
No of 3 bhk could have been more.
Water meters not provided.
No LT connection for the electricity but its HT. Hence higher electricity bill.
Builder not responsive after the agreement.
If you want some upgrades/changes and do not need builder provided materials builder won't refund neither the equivalent money nor the material.
Charging Rs10k for 1 month electricity for interior work.

UDS for 2 bhk they are giving 31.5% during registration but In rera its 37% .There is no satisfactory answer from any dsr personal .if you are actually calculate UDS value its comming around 35-37%.If you are ok less UDS value then the project is good.

I booked a 2BHK in this project. I am happy ? to share my feedback. A special thanks to Mr. Shiva (Sales) and Vinay Kumar; both supported me greatly and clarified all my queries promptly. This property is in a prime location and has no legal issues. I advise everyone: if you want to book property, don't rely solely on negative feedback already given by others. Just visit the property, seek clarity from the builder, or consult a real estate advocate outside. There is no problem with the property.
