Dan Ryan homes are not a favorite of mine, although I own one and they have improved over the last few years, I don't know that I'd buy another built by them. I love my house, but mainly because I have made improvements of my own. If you were to remove your stove and/or refrigerator from the wall, you could see that they didn't bother to finish laying flooring completely. The walls are not all square and if they painted, they didn't finish that either so if you remove your appliances, you could see they just went a few inches in from the boarder of them so you can't tell with the appliances against the walls. I just expect that if you're going to do something, it be done completely and done well. I love my home, but I do hope they improve the quality of their work.

We just moved in on Saturday March 30, 2019 and it is great! We love our house and everyone we have met so far is really nice. The neighborhood is quiet and the houses are going up super fast so there wont be construction much longer I would think. The only thing I wish the would do would be to add a dog park and a playground down the road. Maybe a community pool, but there are no plans for that yet. Maybe one day! But don't hesitate to buy if you are looking for a new home.

UPDATE: WE MOVED OUT! We got tired of the notices and neighbor complaints. We got a complaint about the number of cars in our own driveway. We also heard from our neighbors getting complaints about their kids playing in their own yards, basketball hoops, trampolines, and also play sets.
We were hit hard by the pandemic and needed to move to a more affordable home for ourselves but I do not miss this neighborhood. We sold our house for more than we paid and we never had any issues with the structure. We had some siding blow off in the wind a couple of times but DR came out and fixed it. We never did get to use our lawn certificate but it's whatever.

Please save yourself the hassle and find something else. These homes are not built well. You will have so many issues, over and over again. Our first week we had two major floods. We have been waiting over 9 months for them to correct issues. It is a mess. They are more worried about quantity over quality. They put them up so fast that they are poorly built. I will never buy another Dan Ryan home ever again.

Many detailed and negative reviews have been deleted. Dan Ryan, Ryan and Ryland Homes are all related. Dan Ryan Builders are not home builders, they're a general contractor. They hire every trade out and just manage the trades. These homes aren't perfect but they do their best to make it right. Currently(1/2020) there is very limited to no internet/cable. If you're to purchase here, keep on them and your home will be fine. I came out once a week to check on the progress of construction and doing so I was able to catch many minor errors. Currently been here for almost 6 months, my wife and I are very happy with our home now.

I was the first to move onto Faye Drive in November of 2018 when it was just my house and the two spec houses on Eurasian Drive. So I have lived here more than a year and have watched it go up, house by house. I will say that the neighborhood has come a long way and most issues that I had a problem with have been fixed. The grading still needs some work in my backyard (Faye Drive, and Tundra Court) as water will pool up there and grass has not been established yet. This is a correctable problem on my own as well with top soil if need be. Dan Ryan does hire some cheap contractors to do stuff like the trim/painting/drywall...but all the major systems (HVAC, Electric, Plumbing, Roof) are done by what I consider good contractors (Southern Electric, MWW Plumbing) and they work flawlessly (so far).

Internet: Comcast is supposed to be in the area soon ( they have put down lines), but so far it is just Satellite Internet (terrible ping and data caps) and Frontier DSL. It took me calling Frontier Corporate to get service to my house as there were not enough ports when I first moved in (I moved in November 2018 and I got service in April 2019). Frontier has really bad customer service, but once you get service, it is great. I get 45 Mbps and it works great the majority of the time. Some people do not like Frontier and I do not blame them with their bad customer service, but in my experience, the DSL is fine. If you are moving into the new roads being built, you might have a problem at first getting a port for DSL.

Let me mention one negative aspect to my experience so far.

Morning Dove 1, the old part of the neighborhood (Bray Drive) is not the same as the Morning Dove II Property owner's association which encompasses Eurasian Drive, Faye Drive and Tundra Court + future roads (our neighborhood). It is however managed by the same property manager (Clagett Enterprises Inc). Morning Dove 1 has it's own board of governors but "DR Acquisition's LLC" still has control of our HOA in Morning Dove 2 as per the documents. Once the majority of the houses are built, they will turn it over to us and we get our own board of governors and can vote to change things.
We pay Morning Dove 1 a fee to use Bray Drive and a right of way to Faye Drive to enter our neighborhood.
Morning Dove 2 has a completely different set of rules to it than Morning Dove 1 and I don't think owners/buyers are getting these documents in a timely manner when they move in or they are googling and seeing Morning Dove 1's documents and it's leading to some violations. I am sure in time this will also be fixed. HOA's are not for everyone, you need approval for even the smallest things. But it is one of the reasons I bought in the neighborhood, I like most of the rules they enforce and it helps keep property values up (I know this is arguable, it's just my opinion).

One more positive: It is dead quiet at night and even during the day. I love it.

I am happy with my house and being a home owner. It is my dream. Definitely buy here if you want a decent (not perfect) quality starter house that can be a forever home if you want it to be.

My Fiance and I bought a house here and it was a fantastic and fast process we went through, Mary was a great realtor and Tom and Richie made a sure everything went up 100% correctly, and when we did our walkthrough and if something was broken or didn't look right, they fixed it asap.

Lived here for 3 years, the neighbors are friendly and cool. I prefer the peace and quiet compared to NY lifestyle.
