We bought and closed on our home in mid June. During our walk through we brought up what appeared to be a grading issue in our backyard. The soil was several inches up the shared fence. We were told once the house "settled" it would be fine. () By mid July there were several inches of standing water spanning 40ft on our fence line. We were told our neighbors and us were watering too much (). We shut our water completely off for 6 weeks and the problem worsened if anything. No leaks anywhere. The option Hayden gave was to dig holes, fill them with rock, and let the water sit in the holes. Multiple professional opinions told us that would've done nothing to solve our problem of standing water. They said a retaining wall, with a French drain, and a sump pump was the best solution. Hayden balked at all of it, but finally agreed to pay for the sump pump. This was 10 weeks after the original complaint. Knowing the retaining wall was an absolute, we moved ahead with a landscaping company. The yard had to be completely redone to accomplish this. Our grading issues are now fixed. It was a long messy process. Hayden paid for a $300 sump pump. We paid for all of the soil correction, retaining wall, irrigation repair, and french drain. It totalled over $9,000. Most of my neighbors either had or have had to have French drains installed. My wife and I were really set back from this.
Done correctly, when setting the lot up, Hayden would have paid a small fraction of the cost my wife and I had to pay. It hasn't been a good start.
