Kaylea is the Sales Associate at Coalfield Station. We were able to schedule an appointment with her quickly via the Stanley Martin website. My clients were thrilled with the ease of the website, but even more pleased when we met Kaylea in person at the model. She knows her stuff and did an extremely thorough job going over different floor plans, style options, selections, etc. She didn't rush us through and answered all of our questions seamlessly. I was very impressed by her professionalism and customer service as a fellow real estate professional. It's not often you meet someone so relaxed and genuine in sales. Working with her has been fantastic.

I am currently facing ongoing issues with my new condo from Stanley Martin. It has been almost 6 months since I moved in, and several problems have not been addressed promptly. For example, my dishwasher burned out the first time I used it, and despite multiple scheduled appointments, it has not been fixed. As a result, the sink cabinets were damaged due to leakage. Today, I received an email from GE about the third scheduled appointment back in May. Furthermore, the area service manager came out and promised me that I wouldn’t have to deal with GE anymore and that everything would be fixed in one month, on May 20th, 2024, at 10:30 AM.

Additionally, my dryer has been broken for almost two months, and the repairs to the ceiling and paint have been subpar. I've also noticed plumbing issues, including a leaking sink, leaks on the ceilings, and a dip in my stairs, which have been covered with carpet.

I have contacted both the builder and my realtor, and while promises were made to take care of the problems, no action has been taken. This lack of accountability and poor customer service is disheartening.

I want to advise anyone considering purchasing a condo from Stanley Martin to be aware of these issues and proceed with caution. Overall, this experience has been extremely disappointing and frustrating, and it has even started to impact my health. I have been in endless phone calls, emails, and texts, asking for a specific date and time for the fixes, and that's all I'm requesting. It feels like I have had to communicate with too many different people through email, text, and phone calls, more than 100 times, and still nothing is fixed. It's insane! They don't even deserve one star!

STAY FAR AWAY FROM BUYING HERE

READ BELOW UPDATED AS NEEDED:

The project manager and sub contractors hired by Stanley Martin pay no attention to detail or safety. Stanley Martin just wants to make a quick sale and move on. You will be forgotten and left to dry and pay for things you didn’t “catch” before closing.

Stephan project manager is completely dishonest and tried hiding a hole in my floor during my final walk thru appointment.

Jay the warrenty manager will do everything in his power to deny correcting things that the contractors failed to do properly/safely.

I love the location and my nice neighbors.
We have big problems with parking cars in this area. I don’t think the developers bay attention how big problem we have with this issue. One small and very tide parking garage, not even enough for my car. I cant have no visitors because of this issue. My daughter have to park somewhere far and I have to go pick her up coming home.
Stanley Martin seriously need to solve this problem.

I moved to Coalfield Station in early May. I was looking to relocate to this area and having purchased a prior Stanley Martin home with excellent results, had complete confidence Coalfield Station would be a great choice. Twyla, Stephen and the entire Stanley Martin Team were amazing to work with throughout the entire process. Twyla kept me up to date on building and floor plan availability and worked with me to select and secure the perfect home for me. She went above and beyond making the purchase process seamless for me and my realtor, and even left me a very sweet welcome to the neighborhood gift on my doorstep 😊

Stephen, Twyla and the SM team kept me informed with video and email updates throughout the build, accommodated my home inspectors schedule, my random visits to measure this or that, and delivered a well-built, beautiful home. I just had my 60 day post close punch list inspection and as with all new construction there are a few things that needed attention. Cas promptly worked with me to schedule the various vendors to make the small repairs and adjustments.

My neighbors are quiet and respectful, as am I, and I have not had any noise or other issues. Construction, parking, and paving will continue to be challenging as the neighborhood progresses, but I believe Stephen and his team are working hard to keep disruption to the developed areas to a minimum. The common areas are well maintained and clearly marked for construction hazards.

The overall area is perfect for my lifestyle. I am out and about with my puppy during the day and night and feel completely comfortable. Love the green space and easy access to the park!

I closed on my property in March. I have been so pleased with the entire Stanley Martin Team. I can't say enough about how wonderful they have been to me. I started looking a year prior to buying and felt so supported in the whole buying process. Twyla was always willing to answer any questions that I had without any pressure. She went out of her way to make me feel comfortable with this important decision. I truly felt that she wanted to make me happy not just sell a condo.
Once I made the commitment to purchase and even when I moved into my new home, that support did not end.Twyla continued to be available for any question I had. Stephen and the construction team made sure I was happy with my new condo. They have gone above and beyond for me on several occasions, including offering to fix items that I was not even concerned with. They have made me feel that I can pick up the phone and reach out for any concerns that I have.They even helped me make sure some hard to fit items, made it into my unit.
The community had an welcome event that allowed me to meet my new neighbors. All the neighbors I have met so far have been friendly. It is new construction and a new community so there are some temporary glitches that have come along with that, I was aware of the downfalls of new construction so it is not anything that has not been expected.The location cannot be beat! There is a beautiful common area that is well maintained and Midlothian Mines Park is just steps away! I look forward to making Coalfield Station my home for many years to come!

Buying a place here (real name not used for safety reasons) was the biggest mistake of my life.

Be wary that the positive reviews are all from
people who are looking and/or buying- none from residents who actually live here, and all the low stars are from people actually living here. Yes, the sales team is nice but that's their job.

Most importantly for potential buyers- you can hear AND SMELL everything your neighbors do. All that separates your units is 2 pieces of plywood, and drywall. Seriously, look at how shoddy and flimsy this construction is (see photo). You can smell everything through it- heaven help you if your neighbors cook pungent ethnic foods, smoke anything, or have gastrointestinal issues- because trust me - you WILL smell it. The walls are so thin you can SMELL between them, think about that. You can smell your neighbors #2s. This is like a third world country.

And that is on top of hearing every noise they make- you can hear them talk, hear their TV, every step they take, every cough. They aren't even being loud- it's a testament to piss poor construction.

The chaos getting in and out of the street is ridiculous and would've been so easily prevented. Please just make Coalfield Station one way heading west; or prohibit all street parking. People have garages and driveways, there's no need to clog up the street (once your umpteenth attempt at figuring out how to pave a road is done).
And add a visitor parking lot. This is not rocket science - but a year later and these people still have zero solutions.

Delivery trucks literally park right in the middle of the road and nobody can get around - because idiots park on both sides of the road that is too narrow. I hope you're prepared for an enormous lawsuit when someone dies because emergency services can't get to them in time.
As someone with several life threatening allergies it is extemely concerning to live somewhere that medical services can't reach me- especially after spending this kind of money to buy a place. Cars have no regard for safety and park right in front of fire hydrants, never enforced.

Also the construction crews leave trash everywhere. There are chicken bones all over the grass and dogs choke on them. Styrofoam cups tucked into drains on the street sides. Fruit rinds and fast food waste strewn about wherever. They also urinate in plain view wherever they please, and in plastic bottles and leave bottles full of pee thrown all over the neighborhood of half million dollar homes. They park where they aren't supposed to, and blast music all day. It is a constant cloud dust from never ending construction - hope you like daily car washes.

Dog poop piles everywhere. We need more dog cleanup stations, between each building- being that 90% of the time the dogs go out it is in the immediate vicinity of their house. Not every dog is going to walk 400 yards to the main green space every time they go out and hold it that long. Unfortunately the geniuses who designed the community decided to put dog poop cleanup stations ONLY in the main shared green space, where dogs don't even go that often. Because there aren't adequate disposal stations it either piles up on the grass, or owners bag it and leave the bags sitting outside their house which stinks for everyone in proximity (but what are they supposed to do, take it inside their home? lol)

They also don't listen to feedback from the residents.

Run. Run fast, and run far. This place is a disaster. Can't wait to sell.
